Good location. Quiet. Townhome layouts is 4.5 out 5. The only thing I don't like is they have a utility closet in the back that they could have had the furnace and water heater in and then that would give you an extra storage spot inside.The management company is the thing that is dragging them down. They also never get back to you with the emails.UPDATE: Just over 2 weeks in and I can say without a doubt the WORST management company. Garage door still doesn't work, dishwasher still broke, toilet still leaks. Still can't get ahold of anyone in either office. Tried email and calling. (They are closed by the time I get off work and don't open until after I go to work. Otherwise I would be there in the office that nobody works at)

Took $500 security deposit for a unit that was never available. Never communicated to me. Eventually offered me a refund due to their error. Have yet to see the check despite them saying they "sent it twice". It's been over 3 months... avoid this place. It's a scam. There are better places in Tioga.UPDATEIf you don't get your refund, call Tioga Townhomes' parent company Roers Companies and leave a message for Dawn Buxcel. She is the regional manager for the Montana and Dakota properties. Demand your refund back! Even with 3 weeks of more screw ups, I FINALLY got my money back in full. But it took a ton of resources, time and threats to take my situation to court, to receive what was rightfully owed to me. This company is fraudulent and it all comes from within and from its higher ups. They withhold people's money and hope you go away if they don't respond back to you. BE PERSISTENT and don't give up! Go to Small Claims if you must, but don't let them keep a penny of your money.And to anyone looking to move into this place, AVOID IT AT ALL COSTS!!

Renter beware! Do not rent if you expect to be treated fairly or honestly and do not expect to get your deposit back no matter how clean you leave the home. We were charged bogus rent, utility and late fees. We were never late the entire time we leased there. We asked for months to get our deposit back. Then when they finally mailed it they took money out for bogus charges and we barely got any of it back. The people running this townhome are crooked. Find a better place to rent!

Do not rent from here. They hold your deposit indefinitely and keep telling you it’s “in the mail.” We moved out in November of 2021. It’s now February 2022 and still no answer or reason as to why we haven’t received our deposit back. “We mailed it” is all they ever say if they even answer at all!The insulation in the home is also terrible. We had snow inside our house during snowstorms. You are charged to pay for water to water grass in common areas around the home. The only good thing about living here was the maintenance man Dave. He was extremely kind and helpful. However, I would definitely look elsewhere for a place to rent.

I really wanted to be able to give this place more stars than one.It has a very central location, especially for where I needed to go for work. It is a beautiful unit, very spacious, with an ideal floor plan, and reasonably priced.That however, is where all of the good praise stops.Amelia the property manager and Ashley the Core Living customer service rep. Are next to impossible to reach regarding any issue around your townhome.I reached out weeks before I planned to be in the area for work, and was told there would be a unit available. I was also told that it would be an easy process getting in. My start date was fast approaching and after trying to reach either of the aforementioned women to no avail. I started getting nervous and began looking at other places for short term rental.Luckily - Amelia finally got back to me, and told me it wouldn't be a problem, awesome. It's all good after all. I drive get my keys, and move in. My car was vandalized once, our grill was stolen, my car was the victim in a hit and run, and my water hose was stolen.It came time to move out and I gave my notice, via text because she wouldn't answer phone calls or emails. 45 days later, they told me I owe another full month's rent because no notice was given. I screenshotted the text message and multiple calls, and emailed it to her cc'ing Ashley and Core Living (their parent group) onto the email. It took an additional two weeks of calling and emailing daily to get either of them to respond and have the payment portion fixed online. FINALLY I was free.Remember, I am out of town - after reading my lease agreement, I was supposed to have my deposit returned to my home address. I get home to find no deposit returned and no itemized list of deductions. So, we start calling and emailing again. FINALLY 106 days after I moved out, i received the list of deductions and my final balance. Deductions which I am not able to dispute due to no move-out inspection by the property manager with me present. I would never recommend this establishment to anyone unless you're really in a pinch. The place and location is great. The communication, personnel, and neighbors/theft are the absolute worst.

Be very careful with this company. When I first contacted this company they were very quick to say that the rent was $950 a month with utilities included. Thinking this was a pretty good deal I went ahead and set up a viewing. I thought the apartment was ok but there it was clear that these were cheaply built units that were probably intended to service the oil boom before everything busted but I liked the location with the park and grocery store and gym nearby so I gave them a call back to say I was interested. They then said the apartment was now $995 a month with utilities included. Since $995 was the cost of rent on their website I figured it was just a mix up at first and that it was still a good deal since the utilities were included. I filled out an application, paid the $35 application fee, and agreed to the $500 security deposit. I get a call back and they say they can give me a flat utility rate of $150 for gas and electric and that I’d still have to pay water and garbage. This would basically make the rent $1145 a month with “some utilities payed”. Since this was not what I was led to believe I told them I did not want to sign a lease. They then offered to lower the rent to $950 but they stated the security deposit was not refundable. Not sure how they can keep a security deposit if I don’t sign a lease but I’m no lawyer so we’ll have to see how that plays out. Bottom line though, don’t give them any money until you see the actual lease first. They are in the business of lying to people to get that $500 because they can’t get people to live there. And if they can take you for a little they’ll try to take you for a lot. My guess is they can’t get anybody to live in there apartments so they have to lie to people and then hold their $500 dollars hostage so they’re already invested in the apartment before they sign a lease. If you’re an honest tenant with good history and a secure job, you can find an honest landlord somewhere else.
