BED BUGS BED BUGS BED BUGS at Oak Manor! Stay away. We have not purchased any used furniture, beds, clothing, couches. There is carpet all over the hallways and we use the washer and dryer. We are clean and we saw no bugs but one of us would get bit all over. Dermatologist confirmed some sort of bug bite, though we didn’t see them, we reported them to the rental property they sent someone who found nothing and barely sprayed, we had to direct him but he did not believe us. The exterminator was so sure we did not have bed bugs. Then they charged us $350 and now we found the FIRST adult bed bug almost 30 days after they sprayed. We had heard rumors of bed bugs from other neighbors when we first moved in though the building and other tenants were not notified, they did not check any other units to ensure the infestation had been handled. This is now a Public Health concern. This was NOT a professional extermination and we are being charged because the rental property management is negligent, does not take care of their buildings, found mold coming into the rooms every month, they take almost one month to respond to service requests. Figuring out how to break the lease and get legal advice on how to proceed, this is unethical and unfair, you should be ashamed of yourselves.

If I could give zero stars I would. The apartments are horrible, they treat tenants badly and they won't hesitate to lie and my stay at one of their apartments was just absolutely horrible.

Worst apartment company we have ever rented from. The apartments are grungy, moldy, and need extensive repairs. We moved in and our kitchen sink and shower did not work! It took them nearly 5 days to come and fully repair everything for it to work, and even then the water barely came through the pipes. They have some of the worst locations, high crime, criminal neighbors, tons of smokers, and they do not care one bit. Annabelle was rude to us and we did not enjoy working with her. I do not recommend these apartments, the worst company in Fargo.

My apartment was nearly robbed at two am because they won’t repair the door. 4 dudes nearly killed one of my neighbors then just tugged on the door and started trying apartment doors. Had to call the cops and was literally scared for my safety. Moving as soon as possible I’ve been complaining about the door and so much more since I moved in a year and half ago. Thanks silver leafs for literally nothing because that all you do

If I could give 0 stars I would. I dealt with at least 3 different property managers when living with Silver Leaf for 4.5 years. They do not maintain their properties, including proper maintenance on their plumbing and electrical. I had multiple times where my bathtub or toilet would start to overflow from the pipes being blocked. They wouldn’t clean up after the mess either, maintenance would just suck up the water from the carpet with a wet vac. They stated they would fix the parking lot Spring 2023 and still have yet to fix any of the potholes. When a fire happened in our building, clearly caused by electrical issues, the “restoration company” painted over the smoke covered drywall without cleaning it first and the whole building continued to smell like fire. They raise rent anywhere between $30-$50 per year without making any updates to the property.

The front office staff and maintance are friendly and efficient. But unlike other property management properties companies they raise rent prices by the $15-$25 increases each year in units that are updated. This property management likes to raise them but unreasonable amounts $60-$70 each year for units that have not been updated. There is no assigned parking, which was an amenity that was taken away, the snow removal company they have takes forever to show up to clear the lot. I love my apartment but they don't care about their tenants.

Currently rent, they are awesome! Cheap rent, responses quick to maintenance requests, even helps you find another apartment asap when your roommate kicks you out (Longstory)

The receptionist was extremely rude and unpleasant. I was simply asking about my application status, and she was dismissive of all my questions. Finally, I asked for someone else. Thankfully, the property manager jake was there. I turn my questions to him, and as I'm asking him questions, she loudly scoffs at my question right in front of the manager.It was disrespectful and uncalled for, but it seems to me that this company is okay with that. So keep that in mind when you are looking for your next home.

DO NOT!!! Rent from Silver Leaf property Management. They are Crooks and they are unprofessional. Some of their properties are full of roaches and bed bugs. They also tack bogus charges on your account when terminating a lease. They treat people with disrespect.

So far, this has hands down been my best apartment living experience I have yet had. Super helpful management, maintenance always within a week of request and super nice, and very affordable. I have also legally changed my name since moving in, I could not believe how smooth of a process it was to get my personal info updated and correct. Super happy here.
