William Douglas PROPERTY MANAGEMENT. Their job is to manage property, so how come they did not know that the HOA did not have enough insurance. Our condo burned down 4 1/2 years ago and is still not rebuilt. They continued to charge fees and increased 3 times since the fire. There was an issue with one of my payments and they didn't respond to my email but charged fees. When I called them, the person I spoke to was rude and arrogant. They are the worst company to deal with.

FINALLY, I was able to receive information with my concerns about a missing check for my HOA fees, that were mailed but NEVER received. Ina Bonaobra, Homeowner Services Representative, William Douglas Property Management, sent me an email, explaining in detail WHY my check had not been processed. She told me exactly what was going on. She took time to explain the Commerce, Georgia's processing facility's responsibilities. I was totally unaware of this. Thank you, Ms. Bonaobra, you were the ONLY person who has taken the time to explain this to me in detail.

Helen M. was great - she was hyper attentive to my concerns and helped me out with all my questions and pointed me in the right direction with the one or two things she couldn't help with directly. I told her I appreciated her help, and I meant it!

Updating this to say since their contract ended and we have assumed new management the new company has done more in 1 month than WDPM was able to do in years. Toodaloo.

I had emailed Williams Douglas Property Management with a questions. Knowing how many emails they get a day, I was pleasantly surprise when Ms. Jeanell Samillano replied to my email so quickly. She answered my question and offered to help if I had any other concerns.

I'm a homeowner in Harbour Pl Wilmington, NC 28401. I've had lots of issues where my online check said the 8th of the month, yet Douglas said they rec'd the payment late. Go figure how that happens? John Stutts is a good man for the job. He informed me of the #s for each of my 3 condos and worked with me well. I have had difficulties with HOAs and our board since 1974, but John was not one of the issues. DVT Lewisville, NC

I have to admit..... I was initially concerned with the reviews previously posted of this management company, being that my HOA just recently switched to William Douglas. However, I am pleased to say that my experiences have been altogether different thus far. I find that the team has been extremely responsive, even with COVID potentially delaying any resolutions. I recently had a great experience with our community rep Amy Hills! We've never met, but she has been wonderful about communication and getting me the information I need along with the access passes completed for my tenants in an expedient timeframe. Overall, I am quite impressed and very optimistic that our community is being managed by a great entity. Keep up the great work William Douglas and Amy!

Incompetent HOA representative. Average response time of 6 weeks, and once responses began, I received OOO notifications for vacation time. Unclear what the prIor 6 weeks had been if vacation had just started at that point. Tried to get a mortgage and the rep not only delayed the entire closing process due to unresponsiveness and excessive vacation, but also had no idea what insurance policies covered the building that they were supposed to manage. The mortgage lender and I had to do our own digging into the building (doing WMD's job for them) to move the process forward. If you have them retained, fire them. If you are looking for an HOA manager, stay far far FAR away.

Not at all helpful. I needed to know how much the HOA fee was in a community they represent and was told I needed to go through an on-line, 3rd party company just to obtain this information. What good are they if they can't answer a simple question like that?

Typically people only take the time to leave bad reviews about their property management team but this isn’t one of those times! Rhiannen was one of the most professional and well-spoken individuals I have had encountered. To top it off, I didn’t have to wait 2 weeks to review a response from her either. She took the time to explain her responses to the questions that I had inquired about and made me feel appreciated as apposed to, “just another caller.” Solid roster addition for WD property management!

I wanted to give a five star rating for Kaela Lornson. She was so wonderful to work with today when I had a question about my HOA payments. She went over and above with her time to settle some things that were not correct in my account. I so appreciated her calm way of walking me through the process and then taking the extra steps to send over the paperwork that was missing. She is a stellar employee. So grateful!

I'm renting in a community in Charlotte, NC. Nicole Woolford is our Property Manager and she always timely responds to my questions/concerns. I'm not sure of the company's responsibilities, but it doesn't fully appear on-site visits are regular. I say this primarily due to the inconsistent understanding of what the Landscaping company does (or doesn't do but Wlm Douglas thinks they do). This is the main reason for a 3 vs a 4/5 star review. Nicole gets kudos from me for being responsive.

Great experience. Cristina Ponce was the person who helped me. Very sweet, knowledgeable and just awesome. I highly recommend them!
