My husband and I recently worked with Christy on the sale of our home and she was amazing. This was our first time selling and she was so informative and helpful. We couldn’t have asked for a better or smoother experience and we are just so grateful for everything she did along the way. Thank you so so much! Grifaldo fell short on their customer service. After letting us know we were good to go on the move out inspection, they gave us less than half of our security deposit back with no warning. Sighting things like toilet paper racks and repainting of rooms that didn’t require it. We had to purchase toilet paper holders for all three bathrooms while we resided in the house, which I am sure they have pictures of due to pictures being taken every time they came to inspect. We purchased the toilet paper holders that stand on the floor. Never put anything in the wall like they state. We gave the house back as we received it. Of course we took them with when we left because we purchased them. And it was on our move in sheet. We repainted and touched up rooms in the house only to be charged for them to be repainted. We even fixed things that were wrong with the walls when we moved in. Anthony stated he was going to put the wall discrepancies in the notes when he came to fix something shortly after we moved in, that clearly wasn’t done. I can honestly say maybe three of the walls needed touch up after we moved out. We used paint that was in the house for touch ups and we purchased more. While living there we found moisture and musty smells throughout the house only for them to “hire” someone to tell us it was okay. We had a number of calls with the property manager. One of which was heated and I was flat out called a liar. During our move out inspections by the companies we hired, that were on their list of companies to use, we were informed we were correct on most of what we complained about but did not get fixed. $843.00 in miscellaneous move out charges. Tell me changing a lightbulb cost $75 and toilet paper racks cost $108(they weren’t there to begin with). When we first moved in we had to take multiple truck loads of paint and trash from behind the shed and on the garage shelves to the dump. But some marks on the wall that we missed painting cost over $600. I would love to say more, but I don’t have enough space. Bottom line, I would never recommend this company to anyone.
Funny I talk to the neighbors who talked to the tenants. They didn’t do all they said they did. They know what they are doing and have no shame.

I cannot say enough great things about Grifaldo Properties. Kimberly Guice and the entire team were exceptionally helpful and responsive to all of my numerous inquiries throughout the entire process—from applying for one of their rental properties and scheduling a tour to moving in and getting settled. They made the move-in experience seamless and even facilitated an earlier move-in date for us when the buyers of our home wanted to close early.
My family and I greatly appreciate Kimberly's attentiveness and kind nature, as well as the overall professionalism of Grifaldo Properties. Every question I have, whether asked via email or over the phone, is answered with kindness and patience. I never feel like I'm bothering them with even the smallest queries.
We love our rental property and will enthusiastically recommend this company to our friends in the future. I suspect any negative reviews are likely from individuals who were problematic or had bad attitudes.

I rented a home for just under two years. When you move in you are given a move in sheet to detail all the problems with your rental. Let me tell you after moving you better be prepared for a minimum of a 3 hour detailed list of the defects the house was given to you with.
In my time in the rental I had put in easily over 20 work orders. Icemaker in fridge broke how do they fix it? Saran Wrap. The septic tank outside the alarm never went off and it was leaking. The grass surrounding it was tall and green in winter. Do they do anything to remediate the yard? Nope told it will dry out.
I moved in a week prior to Thanksgiving. I go to turn the stove on and guess what the house filled with smoke. Because the prior cleaning company left a bunch of white residue in the oven. Then there is a big notice not to put anything heavy on the floor. THE FLOOR. I had to crawl around on the floor to take pictures of all the damage on the floor when I moved in to take pictures and document everything. Not something I wanted to do after packing and moving all my things.
But, it gets better. There is a clause in your lease and I am assuming every lease that the homeowner may elect to sell the house while the lease is current.
I work from home so I had to give them times they could not show the house. As under your initial application you have to provide pay stubs and I told them I work from home prior to signing my lease. These are states that are not computable from NC. I declined one listing out of 20 and they call me 2 seconds later. Asking why I declined it.
They text you for every listing appointment request. The listing agent ie Grifaldo doesn’t call you they put your number in to set up every listing. It was like having a part time job. Even at 6:30am I got texted on a Saturday. I had over 20 showings of the rental and what was I told by Grifaldo? That this is what happens when you sell a home. Except it wasn’t my home it was a rental that I was paying for the privilege of renting.
I was asked by real estate agents is this granite, anything wrong with the house, and other questions while I was working because I am not leaving my belongings and dog in a house with strangers.
I had planted plants in the vacant mulch beds in the front of rental. I told Christy I was taking the plants with me when I moved out. I emailed her after five agents kept asking about these plants and this was her response “agents have been notified in MLS under agent remarks. They need to take the time and read them.” But, they didn’t read them, I even hung a note in bold on the front door, and they still asked about these plants.
Just an FYI after you put in five work orders the older ones disappear and you cannot get them back if you need to reference them. So once you go over 5 work orders print out each work order so you have proof.
Just be prepared if the owner elects to sell the house while renting it. Because in the process of moving out, packing, building my home, and working showing a home (keeping it clean and preparing for a showing daily) was a bit much. A bit too much since I was paying rent. I was happy I was home to be able to be there for these showings since when I sold my prior homes I was always there just to deter anything from happening.
I understand the ability for the owner to sell the house is something that was in the lease. But, the entire process of how it was handled wasn’t great. The time consuming texts, being questioned on why I couldn’t have showings at specific times, the questions on why I declined one showing, and the questions from agents if they could go on MY Wi-Fi because there was no cell service there. All of these things were ridiculous.

Kimberly, in particular, has been exceptionally helpful, promptly assisting with any phone call or email I've made. The team at Grifaldo Properties has consistently been forthright and honest in their communications with me.

Waste of time. Paid 100.00 dollars total for application fee and got them all this information they needed.
Mind you we told them at the beginning that my husband is in the military and we are only probably going to be in the rental for 6 months or more.
After all that work and money given. They come to tell us that they will not accept us because of the 6 month thing.
He's military. The rental is in a high population of military.
They also denied my husband's les.
Edit - we were not saying 100 percent would only be 6 months.
Telling my husband his les is not acceptable and then saying you cannot talk to his bosses? Lazy sounds like a good term for your work ethic. We did tell you before we sent the application.
Also when he went to tour the rental let's not mention that the person who toured him knew nothing about the rental.
I've read all your reviews and the way you respond back seems like you don't like when people call you out with your garbage service. Keep scamming people out of their money.
I know how much it cost to get a back ground check. I've done it many times. It does not cost 50 dollars. We also did all the information for you for every apartment and landlord and still had to help you.

The worst company to rent from. When we moved in the house was not clean. The carpets were not clean, there were holes in the floors that they did not want to fix before we moved in. The carpets were absolutely disgusting. When it came time for us to move out they nit picked everything when it came to our move out. They wanted us to use a cleaning company that costed $400 but when we moved in it was as not clean. there was stains in the tub. something was caked on and stuck in the bottom of the oven drawer. there was white hairs all in the carpet. they charged us for a shower rod when we brought our own shower rod with us from our previous house and refuse to give us the money for it because “they have it documented that had one in there”. I asked them to replace the carpets because we have 2 kids that were crawling and they didn’t want to even though when we got the professionally cleaned the guy said the water was completely black. and anytime i cleaned them myself the water was black. the carpents turned our socks and my sons clothes brown. there was siding on the back of the house that they never came to fix that was hanging off the house for the 11/2 years we were living there. they charged us $300 for scratches on a fridge, which i believe is ridiculous. the house we were staying in would get up about 73/74 degrees in the summer and they wouldn’t do to fix the ac so our electric bill was about $150 more for us in the summer because the ac would run all day and night trying to keep the house cool. it was uncomfortable for me to be in that house pregnant with the ac not doing it’s job. they will find anything to charge you on and will do anything keep your security deposit. do not rent from them company. there are better companies to rent from in jacksonville.

Worst agency I've ever had the unfortunate pleasure to encounter. They were rude on the phone to both myself and my husband. The application process was a nightmare, requiring exiting and reentering multiple times. In addition they require you to add pets to their "pet screening" website which then charges 25.00 per pet. Please note that this is prior to being approved to rent a property with them. I would have been fine with the application fee being non refundable, but the fact that they require you to add and pay for your pets on their own website prior to an application being submitted is disgusting. Additionally, they misread documentation and said that the information wasn't on the paperwork when it clearly was, so they arent even reading the information they requested. Their customer service is rude, snarky, and incompetent. Fortunately it looks like they don't manage that many properties- but if you are looking at renting, I'd recommend looking quite literally anywhere else.
Edit in response to the businesses reply: I am aware of the fees. What's untenable is the fact that some fees are charged prior to being approved. There is no reason a pet fee should be charged before an application is approved, no other rental place I have ever come across has charged me a pet fee before I've signed a lease. I have no need of a year subscription to a website I will never need to use again- that includes your companies name in it-. Additionally, you make no apologies for your companies incredible rude customer service- which seems to be par for the course judging by these reviews. I'm so grateful I will not have to ever do business with this company. Avoid at all costs.

We don’t have enough words to share how positive our experience has been with Grifaldo Properties over the past 5 years. They have gone above and beyond in every single way. We were so pleased with their property management services. From finding tenants to completing maintenance requests/repairs they made owning a rental across the country stress free. We felt like they always took care of us AND they were fair to the tenant as well.We were again blown away by their professionalism and expertise when they sold our home for us! We are so grateful for such a wonderful company.They were always helpful, courteous, and professional every time I called over the years!

If you’re thinking about renting with Grifaldo properties then here is your warning to look anywhere else. I’m a pretty easy going person who has rented housing in multiple states, with multiple different housing companies without issue. Without a doubt Grifaldo properties is the worst housing I’ve dealt with, from move in to move out. This is a company that will nickel and dime you at every possible avenue. If you have to contact them and you are already a tenant expect to be treated with impatience and discourtesy. In my personal experience I would advise anyone thinking of renting with Grifaldo Properties to look elsewhere. If you want to pay more for less then Grifaldo Properties is the way to go.
