I've had nothing but wonderful experiences with this company. They are polite, timely and knowledgeable. Allison has always been a joy to talk with and works diligently to assist me if I ever have questions or needs. I highly recommend renting through Hidden Creek!

My daughter moved into one of their properties. She was expecting an older apartment, but in the listing pics, it was clean and in good repair. The website says it's not usually possible for tenants to see the property before they move in, due to 3rd party cleaners and maintenance people getting it clean and ready. Due to the pics and this statement, she assumed it would be clean, in good repair and safe. It wasn't. There wasn't a clean place to set anything down. She'd rented a u-haul and arrived ready to unload it but couldn't. It'd been shut up with no airflow for days.The carpets were damp and it smelled like mildew and urine except for one room which reeks of weed. She called me so upset that I took off work and drove 9hrs to help her. She'd spent much of her budget on rent, move-in fees, a storage facility, and the van. Now she was spending money she didn't have on ac units and a ton of cleaning supplies. She also had to rent the moving van for longer since she couldn't unpack it. The downstairs bathroom has a crack in the tub, a moldy hole in the ceiling and mold/urine under the flooring. The toilet in there was almost unsalvagable. It took 2 pumice stones, multiple bleachings, vinegar soaks and hours of scrubbing to get it clean. We got that bathroom as clean as we could, but she still can't use it due to things we can't fix. In the hall there were large gaps in the vinyl foor that were filled with cat litter and filth. The bedrooms were all filthy, (we had to scrub every wall, baseboard and trim in the whole house). We used TSP on and painted the "weed" room walls, but it still stinks.The upstairs bathroom stank of urine and the amount around the toilet explained why. We chlorine gassed ourselves cleaning it. The folding door in there was broken and the sink has a leak which rotted out the floor of the cabinet. In the kitchen, all of the drawers and cabinets had food and dirt in them, the appliances and walls were filthy, the floor was nasty and the fronts of the cabinets were all sticky. The front of one of the drawers was broken off and water stained. The living area was also filthy and there was an area of soft, bubbled up, moldy paneling on the wall. The floors weren't swept let alone mopped. The screen was torn on the door to the balcony which looks too rotten to be safe. There were NO smoke alarms AND the dryer duct was solid with lint. The washer didn't work. When she first arrived, she sent an e-mail to HCP expressing her concerns. They sent her a terse reply, stating they had it, "professionally cleaned and that's more than we are required to do". l'd like to see the receipt, because IF they payed someone, they got scammed. My daughter persisted with her complaints about the mold etc. She was finally told if she got mold testing done and there is mold, she'd be reimbursed for the test ($500), but if it came back neg she'd be responsible for the cost. Seems like a good way to deter someone from getting the test, but we had it done anyway--they found mold. HCP was told what they have do to mitigate it. The only things they've done so far are (lousy) repairs on the soft patch in the living room paneling, the drawer, bathroom door, and screen door. After over a week they sent someone to look at the washer. He said it was working, and left. It then flooded her kitchen floor and ran down the walls of the bedroom she'd just painted. They took $500 off of her rent this month to reimburse her for the mold test. They haven't given her anything to reimburse us for my gas and time coming to help her, the cleaning/fixing/painting supplies we bought ($400+), the extra days for the moving van, or the 2 AC units we had to buy to dry everything out ($1000+). The kicker here is, they CHARGED HER a $10 "resident resource fee" for "bothering" them. I'm absolutely disgusted. They're lucky they have a tenant like her. I like these people. Allison is awesome, and always responsive to me. When I was going to post my review I read some others. I think some are very unfair. I think a lot these people are from out of state/town like I was. In these small mountain towns resources are thin and if something brakes, there aren't hundreds of contractors to call. The ones that are here are booked out for long periods of time. I speak from experience as I work for one. I see complaints about move out fees. I was sent 2 different emails telling me exactly what to do and what the cost would be if I didn't do these things. It literally told me what the common things people get charged for, and how much each thing would cost if I didn't fix it. I got all of my money back other than the items I didn't fix. The renters insurance thing, I was told about before moving in and I still signed the lease. It wasn't snuck in on me. It is there to protect me, and its cheap. Bottom line maybe read your lease and when asked to do something on it, do it.
If I ever need to rent again, I will use them.

Hidden Creek Property Management is a fraudulent organization. The rob poor students with hidden, undisclosed fees after locking them into a lease, force them to purchase renters insurance or face fines, will not explain any of their fines or fees. ($200 bucks to move in???) and then charge fees to pay your rent. These fraudulent robbers barens should be prosecuted. Do not lease from them.

I cannot possibly stress how terrible it was to work with Hidden Creek. There were absolutely 0 redeeming qualities about them, maintenance was done on an arbitrary basis, the properties are terrible (they claim they have no control over the properties, but since these properties are in terrible condition you would expect them to not rent them in good conscience). Listen to the reviews.

My unit’s walls were literally painted plywood. There was no light switch to turn off the kitchen light, when maintenance came they said nothing could be done about it. The only way to turn it off was with the breaker. Our washer and dryer were constantly messed up, and at one point it was almost a month before it was fixed because the vendors they usually have to work on them do not work with them anymore (i wonder why?)
But worst of all, last July when I was on vacation, one of their vendors mistakenly entered my unit thinking it should be vacant and started clearing out my house. Lamps were broken, a pair of boots missing, and my privacy violated. Essentially everything from my room was haphazardly drug to and strewn all over the living room when I returned. They went through my personal items with no regard. It was a mess.
I called and emailed multiple times and the only response I got was a generic “I’m sorry this happened. We take this very seriously” Then all they said was to file a claim with renters insurance. They are incompetent and do not give an ounce of respect to their tenants.

hidden creek is woefully incompetent. It is truly shocking how terrible they are at their jobs over there. If you want maintenance men sent unannounced, with a key, to your daughter's apartment while she's sleeping, or if you would like for a gaping hole to be left in your living room ceiling for two months in the winter, if you want the least insulated apartment you can find in boone, or any other issue that would compromise your safety and health, then by all means, rent from hidden creek. But if you would like a management company with any decency, or that shows any respect, stay far away.
