I cannot say enough good things about The Reserve at Biltmore Park. The apartments, grounds and pool area is STUNNING!! The office team Ryan, Madison and Nicolle are the best and ALWAYS willing to assis and schedule fun things for us to do as a community!!! This is a great Pegasus Community!

-land mine of pet waste per every 4 square feet-hot tub closed for 2 years due to “leak” is now a mosquito invested swamp in front of office-pool area rivals that of a Motel 6-fitness center far below standards of a holiday inn-sidewalks perilously obstructed by tow hooks-weekly car break ins, vandalism and theft-rotating door of maintenance personnel (requests are arbitrarily closed)-management unwilling to take action-rapidly rising rents, many units above $3,000/month

Madison helped me move into my absolutely gorgeous apartment. She has been nothing but helpful and responsive when I have questions. She also made sure the apartment was spotless before moving me in! The grounds are beautiful and feel very secluded from the busy Long Shoals Road. The pool is huge and has a great open deck with chairs and grills. Two dog parks as well as the walking trails that lead to Biltmore Park! I couldn’t be happier. I highly recommend Reserve at Biltmore Park!

Wonderful experience with this apartment community. The entire office & maintenance staff are top notch and truly care about the residents. The grounds are beautiful - there aren't many complexes that have a 5-mile hiking trail in your backyard = huge perk! Also, the conveniences to groceries, fast food, interstate, & the airport are also a plus. The apartments themselves are cozy with a fireplace that comes in clutch during this time of year and a private balcony with a wooded nature view (I love watching the neighborhood bunnies hop by while drinking my morning coffee). I'm very grateful I found the Reserve during my apartment search!

One of the biggest issues that residents face is the time it takes to get work orders completed. No one wants to wait weeks or even months for their maintenance issues to be addressed, especially if it's something that is affecting their daily life. The quickest work order completed in my apartment was over a 2 week wait. You always have to put in multiple work orders as nothing is fixed the first time, so you end up waiting months for something to be fixed. Unfortunately, in this particular apartment complex, it seems that the lack of communication between the maintenance and office staff is exacerbating the problem. Without clear lines of communication, work orders can fall through the cracks or be forgotten altogether. When I call the office staff they never know what is going on with my work orders and never follow up. In addition to the slow response time, residents are also dealing with other frustrations such as thin walls. It's not uncommon for apartment buildings to have thin walls, but it can certainly be a nuisance when you can hear every little noise your neighbors make. This lack of privacy can make it difficult to relax and feel at home in your own space. Overall, it's very understandable why this apartment complex has a low rating. It's important for apartment complexes to address these types of issues in order to keep their residents happy and satisfied with their living situation. A slow response time to maintenance issues and thin walls are just a few of the common problems that residents can face while living here. It's important for management to prioritize effective communication between maintenance and office staff to ensure work orders are completed in a timely manner, not forgotten, or overlooked.

Can't say enough about the complex, I moved in at the start of October to the townhome side of the units. the unit was clean and well appointed. Nicole was amazing from start to finish with our move in. maintenance was responsive with helping me navigate the unit. I have enjoyed my time and feel this could be some place that I would like to make home for a few years. VERY pet friendly and child friendly! just a great overall community not to mention it is so close to everything and such a great walk to Biltmore Park.

BEWARE!!! DO NOT RENT HERE!!There are lots of places you can rent apartments in this area. Go to one that isn't part of the Biltmore group. These apartments are within Ashville city limits too. That will make your registration double every year...I have never lived in an apartment complex that was managed so poorly. When I moved out, we cleaned our apartment from top to bottom. Shortly afterward we received a bill from the complex stating that they were charging us $200 to clean the tub. I went by their office to talk to them about this and couldn't help but notice that they were tearing down all of the walls in our apartment...Don't you think that they would have to clean the tub after the renovations? I mean really?!? While I lived in this unit I repaired multiple issues. I patched the walls and even repainted them after the roofers punched holes through the them with their nail guns. I had issues with the toilet and replaced everything in the tank myself. I never asked them to pay me for my services...The reason that we moved out was because we asked them to lower the rent after the market took a dive. To our surprise, they very gracefully told us no, and that we were LUCKY because they were only going to increase our rent by 1%. We were paying $3000/month. Market value was $2300/month. This is what they were charging for new renters. They are crooked. I bought a house instead:) These guys WILL charge you for the bathtub regardless of your cleaning skills. It is their MO. I am guessing that EVERY SINGLE PERSON that moves out has to pay this "cleaning" fee. I asked them to show me before and after pictures of the tub and they could not do it. I asked them to show me pictures from before we moved in and they could not do it. If they are going to charge this regardless then why not make it part of the original deposit or put in the contract that this is a fee that they charge for cleaning when people move out???They had everyone in my building make sure that their doors were clear so that they could paint the doors...on Halloween day...The people in the office are nice enough. They are just following their corporate protocols. They turned me into collections though before they could prove that the tub had actually been cleaned.Dog parks are maggot ridden and disgusting. Hot tub constantly had random stuff floating around in it.I knew of people in that complex that were in 1 bedrooms that were paying as much as we were in a three bedroom. THEY DON'T CARE.Bringing this to the top :)

We moved here at the end of 2020, mid pandemic, to an apartment sight unseen. We had no idea what to expect, but damn were we pleasantly surprised. At first.The first year we absolutely loved our apartment. It was a great spot with views of only the woods and trails behind us. Our upstairs neighbor was super quiet and very friendly. The kitchen was small, but we made due. We didn’t have an issue with that apartment at all, and didn’t really have to deal with management either.When I got pregnant, we decided to move to a 2 bedroom when I was 6 months along. It was a smooth process, really, and we liked the new apartment even though the location was landlocked by parking lots, we had plenty of trees in front of us. We actually made tons of friends around us, especially our upstairs neighbor who always watched her young grandchildren. When I gave birth and walked around the neighborhood and trails a lot more often, I was friends either a lot of the neighbors then. It was the best feeling of real community I’ve ever had in an apartment or any living situation. That was lovely. Frankly it was also one of the most beautiful locations, with all the trees and walkability and the trail that I walked daily for hours bc my baby only slept with movement.The problem was, the apartment didn’t really hold up and they switched management right before we moved away.The first bad thing happened when my daughter was born. It was the hottest week of the year and our AC stopped working. I was having hormone fluctuations from giving birth, and was super dehydrated. Our partner was roasting for all of us, including family that came to help me. It was out for a week. They tried several times to fix it, and eventually got it patched up but ultimately told us that the unit was old and made for a one bedroom apartment instead of two and couldn’t hold up. They were trying to get new ones but couldn’t because of the pandemic. That issue never really had a resolution.This probably caused the other issues. Because later on someone came to change the filter in our apartment but they couldn’t change it because they noticed there was a pool of icy water behind the filter and the filter was soaked. They had to spend 2 days clearing it out before replacing.It’s likely this issue caused all the mold that started popping up in all of our windows, in our toilet, in our bathtubs and shower curtains and even in our pitcher of water. It started to get really bad towards the end. We told management and no one ever came to inspect it. No one cleared it or treated it. We were just expected to live with it. This was a huge problem, obviously, but especially with a newborn.This became an even bigger issue when we moved and suddenly received a bill to replace the carpets for $711. We argued that we had to pay health bills for our daughter and deal with potentially more frustrating fussiness and illnesses from her (she was stuffy for a full month), and shouldn’t have to pay. Especially since we aren’t the ones that damaged the carpet. When we moved in, there were big bleach stains on the rug in the living room and in front of the laundry. They also said there was dog kibble and pee and we don’t have a dog. We asked our upstairs neighbor after we moved, and she said she never saw any trucks or crews replacing the rug, so who knows if they actually did. I know for sure they probably just painted over that mold in the windows.If you’re in unit 805… check for mold.The new management that took over right before we moved was also really awful. No one seems to know what the f they’re doing, and don’t follow through with what they say they’re going to. Getting any info on the rug replacement was like pulling teeth for several months, and they couldn’t figure out how I was supposed to pay unless unsecurely mailing in a check across the country.They also made everyone register for car registration verification and pay a parking pass fee. Looks like they were adding a bunch of fees in general.

Went to get a tour from Nikki’s berg and information about the apartments. Went through the application process just to be told some hidden fees that wasn’t expressed on te tour or when asked. wasn’t able to get my original refund back from the administration fee and was told my check was mailed out but it’s been a month now just to be told it got sent out on the 22 of November. Would not recommend at all. They just need tenants to fill up their apartments

I lived in Reserve at Biltmore from 2017 to 2023.I liked living here the first two years, then the property was sold during the Pandemic, and new Management took over. That’s when things started really falling apart, and rents went through the roof.-The Rents are WAY overpriced for what you’re getting, and You’ll be paying a lot in extra fees. Garbage pick-up service, Property Insurance, Parking, Package Room, Pest control and Admin fees add up to at least $100 in expenses over your base rent.-Poorly managed property. Extremely frustrating to deal with the office staff when problems may arise, because the office staff have no power and take no responsibility. Pegasus LLC, the management company, does not care about anything but money. It seemed like the Management Staff suffered full turnover at least once a year.-If you don’t like cigarette smoke, don’t move here. The Reserve at Biltmore is one of the few apartment neighborhoods where residents are encouraged to smoke indoors, and that smoke does travel into your apartment.-Sketchy, hard to break rental contract. Be sure to thoroughly read your rental agreement before signing it, and be 100% certain you want to sign up, or you’ll get royally screwed.- Be careful about renting a first floor apartment here – many of the first floor apartments have flooded repeatedly.-Poorly maintained property. Amenities are not available most of the time. Maintenance service is a joke. Grounds are poorly maintained.-Noisy – Increased Noise within the neighborhood since the increase of traffic on Long Shoals Road and the expansion of I-26.-Riff Raff traffic. The neighborhood is frequented by people coming from other neighborhoods to use the pool (and break the pool/hot tub), homeless passing through, and drug dealers distributing to residents. Vehicle break-ins are frequent. The walking paths behind the neighborhood used to be really nice. Use caution walking on the paths – drug users and homeless campers in the woods. If you choose to live here it would be in your best interest to incorporate some security measures like cameras, a Ring doorbell, and extra door locks.Super high utilities - My electricity bill went down $30/mo when I moved to my new apartment that is 100 sq ft larger. The HVAC units are old and inefficient. Water is also expensive here.If you choose to live here, enter the lease agreement at your own risk. Keep records and document everything so you don't get screwed when you move out.

The location is great but we've had a series of issues since moving in. When we originally signed the lease we were told that we needed to pick a date late enough so they could have two weeks to clean. We picked a late date and it was still obvious the place hadn't been cleaned, the toilets were a mess, the exterior of our oven was broken, my closet doors were unable to close. It took several requests to get them to fix what they said they would the week after.Since that first week here, our HVAC system has stopped working twice, our fireplace has stopped working, and my roommate's bathroom has stopped functioning randomly throughout the year. There was a new parking pass system put in place in January and we haven't had issues with it in the past, but I am moving out in two days and I just discovered our vehicles were removed from the system early and my car was towed overnight. I contacted the office and they said it was because I didn’t have a pass purchased but my car has been in the system until this weekend. Communication is also hit or miss with the management team.This is a really great location but there have just been a lot of issues since we've moved in that has turned us off from this complex. If you're looking to rent, maybe try some of the other complexes on the same street!

Horrible experience with this complex. I paid 600 for a pet fee, and 28/month for pet rent and lived there a year. I steam cleaned the carpet before I moved out, and now they are charging me 650 for pet stains. Make it make sense! When I asked Ryan, the manager what my pet fee and pet rent was for, his response was, “the pet fee was not a deposit”. What?! He couldn’t even properly answer my question. They will rip you off big time! The walls are super thin too. Do not move here!!
