We had a lovely stay at the Frankin. The location was perfect for our trip. The check in was smooth. The building was very quiet. Would stay again!

Would rate this place 0 if I could. Got here and the room is freezing. Heat won’t turn up. Called the number. They said to go get extra blankets. Toilet had to be flushed manually every time it was used. Balcony is metres from a parking garage so absolutely no view. The tv turned on but wouldn’t connect to the internet so we couldn’t watch anything. Called the lady back and she sent us to another room. Where the heat was LOWER. And again won’t change. Our whole room is constantly vibrating from the huge fans on the side of the balcony and cold air is coming in around the air conditioner. Lady says this is our only option. So we’re here going to bed with layers of clothes on, the regular blankets and as many extra blankets as both rooms provided. Absolutely horrendous place with no customer service whatsoever. Said no one can come in until tmw when housekeeping comes in. We’re only here one night (thank god) and feeling like Jack Frost shivering in the bed isn’t going to leave a very good impression. It’s the middle of November. Heat is a must.

During my weekend trip to St. John's with friends, I chose to stay at this hotel. I must say, it was an exquisite and impeccably clean establishment situated in a prime location. I wholeheartedly recommend this place for anyone looking for a fantastic stay.Nearby activities: Nearby were some great places to eat, close to George St (if you like to party), just an overall great spot to walk and site see in St. John's.

Excellent experience! Check in was easy, room was clean and cozy, beds comfy, loved the coffee! (My only suggestion would be to have disposable coffee filters for easy cleaning up, extremely minor) also love the included parking garage parking! 100% would book again.

I had a spectacular stay at the Franklin. The room was clean, very tastefully decorated, and affordable. Very easy to communicate with staff through email, they always responded promptly. Best location in St. John’s, right downtown with door front access to many bars, pubs and restaurants. Highly recommend the Franklin!

Price was the best I found for St Johns at this time of year. I've stayed here before several times in the past. I think ownership has recently changed hands. I've never had an issue staying here. They text you a check in code. You don't get to meet any hotel staff, if that's, what you want. It's all done thru text. No waiting to check in is what I like. Room (303) was very clean. Free underground parking is awesome for downtown area. You get a parking -pass in your lock box. Bedding and towels good. Free coffee and cream. Appliances, cups , mugs etc. all looked new (2023). Felt like I was first to use the Kettle / Coffee Carafe. Mini fridge had cream in it, and we stored our own drinks there too.Local East Coast Glow (soaps & shampoo) is a great touch - said my wife. There is a selection of drinks, snacks in the hallway. Not sure how it worked, payment wise, so we did not touch it. No info how to use remote for heater, so could not adjust room temp. Didn't ruin our night. Close to many local eateries & pubs and 10 minutes walk from George street on the main drag. Did not hear a sound in the hotel for from the street. Wife absolutely loved it. That's the all important factor. Will be staying here again..... Hope they keep prices reasonable.

I really enjoyed my stay here. Loved the brick walls and plank floors. The bed was super comfy and the shower was huge and I didn't need to get wet to turn the water on. That is a first. It was very quiet and as a solo traveller felt safe. The location is great, right downtown near the waterfront and many restaurants, pubs and museums. One thing to note it is run like an airbnb so no staff on site. I would 100% stay here again.

Very central location, but overall I felt that this hotel was just a place to crash for the night. All the main shops, pubs, and restaurants are all right outside the front door. The hotel is right above a tacos and tequila restaurant, but we couldn't hear any street noise from our room even on a busy Regatta night. We were disappointed by the lack of decor. Shower had poor pressure and the AC was struggling. Also, there was no onsite staff and no front desk. We communicated to the manager through text. The cleaning services left us clean towels and other necessities outside of our room in a plastic bag while we were out. It felt off-putting.

Recently spent two nights here. Great location downtown. Huge room pretty basic but newly decorated. No Elevator. No front desk. No one around to check us in just got an email with directions and instructions. This was strange but easy to do. Paid for parking in covered lot short walk from hotel. Tons restaurants near by. A little noisy during the night from bars below. Would recommend to younger folks.

Had a really great stay here recently, the hotel is under new management and they really couldn't be more friendly and accommodating. The room was a really good size and free WIFI was also a big plus! Check in was easy and everything is contactless and hand sanitiser was available throughout the hotel. I will be staying here again!

Stayed here for a couple nights for a wedding, check in was simple and no hassle (no front desk, I was able to go straight to my room). Room was spacious, clean. Bed was excellent, showers were large with option for a regular or rain style shower. Balcony was a plus, even though I faced a parkade it had the benefit of being quiet in my room. Wifi works well. All in all I highly recommend this hotel for anyone visiting St. John’s.

The hotel seemed like a renovated apartment building. Staff were really nice. Stayed here twice because of location and set up was good. There was a sushi bar downstairs the first time but closed the second time. It had been updated recently. Heat pump and deck to go out on. Located on water street across from George street. Lots of night life and close restaurants. The value for the money wasn’t bad. Being a smoker, the deck was a bonus. The down sides: there is no lobby just a sign on the front door with a phone number to call. No elevator so lots of stairs.
