I called Houlihan Lawrence in Millbrook yesterday and asked to be directed to a broker. The woman named Susan in the office directed me to a broker named, Janet Meyer. . I was not sure if this was the same person who I had contacted about a year ago to do a summer rental. The house that I enquired about listing is an old farmhouse that is about 153 years old that has a lot of character and charm. It is located in a hamlet that has some businesses, with one being adjacent to the house. So, it has a driveway that the neighbors have and it is on highway 44. During the discussion on the house; everything the broker named Janet Meyer said was an insult. She said , people won’t want to be on a busy toad, have neighbors next door with a driveway that has 3 cars and even pointed out that my lawn was not cut for awhile. A few months ago. I thought that it was a brokers job to market a home and help work with a client. She suggested that I rent the home for $3000 to 3500 per month. That is about a hundred bucks a day for a home with Ralph Lauren furniture and European cotton sheets and a top of the line 77 inch LG TV. New LG top of the line washer and dryer, silver flatware and much more! What offends me, is the nasty attitude and insults that madeMe Ask myself why was I talking to this person. Sadly, because of the rudeness about my lawn, I felt compelled to explain to her that I was in a car accident and my partner passed away so there a time that I could not attend to the lawn. But why should I have to even tell this person what is going on in my life. The bottom line is, I would never recommend anyone to work with this woman. Nasty, unprofessional and should not be in the position she is! I have worked with brokers many times in buying and selling about a dozen homes in my lifetime and have never met anyone so awful and unprofessional. If I could give her a zero in this review, I would! .

We had a very bad experience with Susan Perry and Katherine Jennings at the Millbrook office of Houlihan Lawrence. We hired Susan to sell our weekend home. We felt we were engaging a high-end real estate agency that could best promote our home.In May, we did get an accepted offer on the house but way under asking. Susan was not able to get the buyers to come up much at all on their price. Very soon after, we returned to our home to find that some furniture had been taken—a completely made king sized bed (pillows, mattress, blanket, etc) along with some distinctive children’s furniture. No valuables (a new TV or other electronics) were taken. No locks were damaged or windows broken—someone had walked right in. We think the furniture was taken by a real estate agent to stage another house. When we spoke to our housekeeper, she told us that Susan has regularly left the house unlocked. When we checked the pool house, we found the key sitting in the lock.The house was then going into contract so we asked to Susan forgo a token amount of money from her hefty commission to cover the cost of the missing bed—the children’s furniture was one-of-a-kind pieces and can’t be replaced. But instead she had her manager—Katherine Jennings—send us a threatening letter saying that Susan could tell the buyers to back out of the deal unless we signed giving her the full commission. A direct quote from her email: “the buyers will walk away from the sale should the contract not be signed today.” So the real estate agency we had hired to represent us not only left our home unprotected but were threatening to tank the deal altogether unless we agreed to the sale.If you decide to contract with the Millbrook office of Houlihan Lawrence to sell your home, you cannot be sure you are leaving your house in safe hands nor can you be sure they are working on your behalf. Selling your house is an emotional as well as a financial decision. I regret that we allowed ourselves to be wowed by the Houlihan Lawrence name and fancy website. Our final interactions with Katherine and Susan have left us angry and sad. Our final memories of being in our home will be of having our children’s furniture taken and then being threatened by the real estate agents that were supposed to be representing us. Now, the only recourse I have are online reviews in the hopes that others will be able to avoid finding themselves in our situation.

I recently sold my house and the process went exceedingly well; due in large part to Joseph Briggs, a Broker from Houlihan Lawrence at its Millbrook and Rhinebeck offices. Every time I texted Joe for help or wanted to know what was happening, he got back to me within an hour, either with the answer or to tell me he would find out, which he did very quickly. His advice was right on every time. He helped me to prepare the house for showing and was right there at every stage of the process. Because of that guidance and help, my house sold within a week at a very good price. Joseph is a real pleasure to work with, very friendly, and you will also be pleased with his prompt and high-level services.Alva J. Kramer

We worked with Joseph Briggs (at Houlihan Lawrence Millbrook and Rhinebeck offices), to purchase a large plot of land in Dutchess County. He was really excellent! He was always super quick to respond to emails and texts, did great research on comps to advise us on the sale, always followed through on questions, and gave us lots of good advice and connected us to great resources in the area to help us make our decision. I'd absolutely recommend working with him and he's a great person to have on your side during the purchasing process!

We had an amazing experience working with Nicole Porter and Joseph Briggs. They put an incredible amount of effort and time into understanding our needs, likes and dislikes at the beginning of the search, ensuring that we could narrow down our options quickly. I always felt that they were providing well-researched, knowledgable and honest advice, voicing their feedback and opinions in a friendly straightforward manner. We never felt pressured or pushed into considering something that wasn't right for our needs.They promptly responded to all emails, texts and phone calls. And, once we had a confirmed offer on a property, they managed to make the complicated process of closing and inspections as streamlined and easy as possible.... We very much enjoyed working with them and would highly recommend them to anyone looking in the area! They were the ultimate team!

My wife and I recently moved from Pennsylvania to Stephentown, NY. This was a huge move for us. Luckily, we met Houlihan Lawrence Real Estate agent Joseph Briggs.Joseph was the absolute keystone in making this transition as smooth as possible for us. He worked tirelessly during the processes of searching for properties, planning to see them, and then being super flexible with us with time frames etc.He was ready roll at all times. Joseph brought a broad base of knowledge to the table for us. He was asking us, the home owner, or the other agent the right questions about the properties we saw. He was also very knowledgeable about heating systems, taxes, etc. The list goes on and on. He was quick to give advice and support when we needed it the most. Clearly, Joseph is dedicated to his clients by putting their needs front and center.Joseph is very familiar with the Hudson Valley and was an encyclopedia of information. We found this to be a valuable asset in a realtor.Joseph used his "roladex" full of local contacts for everything from financing to auto mechanics to help us along the way. My wife and I could not have had a better experience than we did. Nicole and Joseph (or the dream team, as we call them) were instrumental to our buying the home of our dreams, and to the process being as painless as possible (despite a difficult seller!). Susan helped my wife and I find our second home (which has since turned into our primary home). She was extremely helpful and patient in the process and listened to what we were looking for. She didn’t try to force the issue or just try to make a sale. Throughout the time it took to find our home, she became a good friend and we would not hesitate to recommend her or her company when looking for a home. We have already sent several people her way and they all share our enthusiasm in working with her.
