Today I called the concierge twice for a package that was on the way and they didn’t pick up both times. However, when I got to the lobby the concierge was on the phone talking to her friend from what it sounded like…not a good look, Fairfield!

This building looks nice from the outside, but as a resident, it’s horrible. I’ve had to put in 6 service requests since I moved in a month ago, and 3 of them were for a dryer that is still broken. They keep saying that it’s fixed, or the issue is the sensor, but moisture is filling up the dryer and the cycle is ending prematurely. I’ve gotten no compensation from them, and no real help - just shallow reassurance that they’re doing their job. In addition to the dryer, they also haven’t addressed a carpet stain that’s been in the third floor hallway for weeks (even though I put in a service request for that as well)

My apartment flooded and we were never reimbursed for damages. I was also forced to pay for repairs on damages that were there upon move in. And despite leaving my apartment being spotless on move out at lease end— I was still charged for nonexistent problems and did not get my full security deposit back.Wouldn’t recommend unless you really want to get nickeled and dimed for fake luxury and an awful management system.

I picked up my key to move in literally the day after the transfer of ownership. In fact, my lease was an Avalon lease. Tomorrow I'll be signing my first Fairfield lease. I love this place. I'm honestly pretty shocked at the other reviews on here because I think it's great. I did live in a terrible place before so this is a huge upgrade for me, but I just don't understand why this place is getting so much hate.I love John and Sylvia in concierge. They're so amazing and sweet and extremely helpful. Guy in the south building is so awesome too.My husband and I can barely afford this place, but we're so happy to be here.Yes, there's a lot of construction all the time, but it's only because they're renovating each apartment between tenants. They're working on making this place so modern and beautiful. I have one of the older apartments and I still think it's really nice. There's great soundproofing between the apartments and I LOVE the new keyless Latch lock system they've added.There are only two things that bother me, one being that quite a bit of noise comes through the windows from the street. The other is that we pay an amenity fee every month, but then there's a fee on top of that if we actually want to use them (this doesn't include the fitness room or pool - no extra fee for those). There's a little lounge in the North building that I wanted to reserve for my husband and I and 2 friends; the cost would have been $350! That just seems crazy to me.Those are the only complaints I have though. This place really feels like home to us and we're really happy to be here. <3

Ever since Fairfield took over, the quality of service and communication with residents has gone down the drain. The hallways have flooded numerous times, and they fail to address the root cause. Contractors renovating apartments frequently set of the fire alarms. Elevators are constantly breaking down. And I've had to report unsafe conditions to the city Fire Marshall.Most recently, a service ticket for 2 of the 3 ptac (furnace/AC units) was unceremoniously canceled because it's a "repeat issue" Although I've never had issues with them not heating the air. When I complain, I'm told it's so they can have an easier time setting the history of a given appliance. - that I now have to go through the ticket history myself to reopen the old ticket for the same unit(which was brand new to resolve the old ticket, so the history shouldn't matter).So my 3400 a month in rent isn't enough, that I need to also make things easier for them now too? Garbage customer service.Edit is reply to the response: I have respect for the team on site. They do their best to repeat corporate policy. They promise to push to resolve issues. The issue isn't here. The issue is at HQ in Melville.You'll have my respect once you earn it. I used to speak positively of you. Now I don't.BTW, I failed to mention that the gated garage that others have complained about did over 1800 dollars of damage to my car when the sensor failed to stop the gate from closing. I file the report, I file a police report. I mentioned it to everyone who works here. Not once have anyone with any authority offered an apology or offer to cover the deductible from my comprehensive insurance.

This place has severely gone down hill- do not move here, unless you are a fan of uninvited wildlife. Since renovations began in the building there has been a mouse problem and the only solution offered is mouse traps that tenants must clean up themselves! I have called the front desk I have called the Melville headquarters and no solutions have been given for these issues. It is beyond frustrating. No one should have to live like this, especially someone paying an exorbitant amount of monthly rental fees.

Fairfield needs to stop having workers/people park on the hill going up to the parking garage. It's hard enough to fit two cars going up and down when nobody is parked there but its impossible to see anyone coming out of the garage. This is a safety hazard. I know many people have complained to the front desk, but yet everyday people are parked there. I almost crashed into someone trying to get out of the parking garage because I couldn't see them coming up the hill around the bend.

DO NOT MOVE HERE!!! For your own physical and mental health do not move to any of the Fairfield properties!! We moved in on July 25th of this year, promised a brand-new apartment only to enter an apartment that looked like multiple homeless had been living inside. Yes, we saw the apartment prior to move in with evidence that it was in order at that time.It is now Fall/Winter, and I have NO HEAT!! All they have said is the part is on back order and last night the weather lowered to 40 Degrees. There are bugs, holes, windows off frames, showers not installed, wires out of walls, I could write an essay on just the apartment issues that we endured the moment we walked in. Not to mention no move in inspection?Now for the management... once they are given the check, don't expect to hear back from them. I have called an absurd number of times to management, as well as customer service for Fairfield Properties itself, no one responds. I have sent way over 20 emails in two months to numerous email addresses listed for the property. I have had to put a total of 28 Service/Maintenance Requests in the FIRST WEEK! There is no way to receive immediate action or any form of help/accommodation from this company or management.Multiple tenants, including myself have experienced health violations with feces in the elevator to mice in the apartments. The hallways and elevators smell of mildew and urine. No heat, no A/C.Let me be your reason NOT to move here!!! For your own health and safety DO NOT MOVE HERE!!!

This is absolutely the worst apartment I have ever lived in. If I could give them a zero I would… the concierge team does absolutely nothing, they are not helpful whatsoever. I have had several work order put in and after living her for almost 4 months not a single one has been fixed. They are beyond rude and I have been hung up on several times for simply asking questions.On numerous occasions I have asked for a management phone number or email address and the concierge team refuses to provide one.Stay away from this apartment, hopefully soon the residents will be treated in the manner they should be. Fairfield is asking for an absurd amount of monthly rent to treat residents the way they do.I cannot elaborate enough how horrible Fairfield Properties are.

DO NOT RENT HERE. Ever since Fairfield took over management, the building has begun to fall apart. My apartment has extensive water damage on the walls and ceilings. Every time it rains, the water damage to the apartment gets worse and worse, and all they do is blow a fan in your apartment. Then once you move out they will gut your apartment and do the extensive repairs required before dramatically increasing the rent for the next tenant. We recently were reorganizing the furniture in my toddler daughter's room, and noticed black mold is growing on the walls. (See picture) That was the last straw for us and we decided to move immediately.Addendum: Fairfield wrote a response to my review, claiming how concerned they were by what I wrote. They encouraged me to reach out to them to try and resolve the situation. That is the BIGGEST joke. My wife and I have been trying to reach them for the last three months and they have been ignoring our phone calls and emails and giving us a run around to avoid us. I have never dealt with such an incompetent customer service. DO NOT RENT HERE. Fairfield does not care about their tenants.

The best part of living at Avalon is the Mai ten episodes crew. Harrison fixed my tub handle with no issues or worries or a watery mess. He is kind and professional every time. Same this with Mel. He is kind and professional and provides updates. He fixes any assignment or task right the first time. Mel and Harrison are my go to guys! Thanks!!

I recently had a AC breakdown. I emailed the requested, the day before, and by 11am the next day the repair was started. It was completed by 2:30pm. Luis Gomez did an amazing job, not only repairing the AC system, which needed to be charged, but replaced the air filter. The best part was nothing to clean up. He was a professional, and took pride in the service order. Even checked on me after the repair was completed, to ensure the repair was done to my satisfaction. I am very happy to returned to rent with Avalon Communities again.

Harrison, is the BEST! We have had to submit a few service tickets and each time he comes he gives us a clear explanation of what's wrong, what caused it, and how he will fix it. He always does so quickly and never leaves a mess. If you can request a service person he is absolutely who you want to come to the rescue!

Five stars for Harrison from maintenance who promptly fixed my clogged kitchen sink! I put in a service request late last night and was prepared to wait a couple days for it to be addressed. (Earlier in the pandemic, it could take weeks for certain maintenance issues to be resolved, although that was expected to some degree.) I was pleasantly surprised when Harrison came by this morning and fixed everything!Also wanted to give a shout out to Nicole and Miranda from the leasing office, who are always so willing to answer questions and concerns! They're the best!

I needed my fridge to be looked at as the ice machine was not functioning properly. I placed work order and received notification that someone will take a look at the problem. Within the same day, Harrison came to the apartment assessed the situation and keep me informed of the plan. Needless to say I am quite pleased with the outcome. Harrison is a wonderful person and my pup thinks so too!! thank you
