We had the smallest room and although the room was bright with window, sliding doors, and nicely decorated it was uncomfortably small that opening suitcases was almost impossible. No side tables to set things on and the bed and pillows were definitely uncomfortable. The bathroom was a pleasant surprise.The owners were pleasant and helpful. The B& B was impossible to find at night...or even during the day & a little dangerous to cross a railroad track then make a sudden sharp right turn down a hill !! Breakfasts were very good and I especially enjoyed eating outside on the sunny patio with a view. I thought the price was a little high for my room as I have spent many a year in B&B's......The excellent wineries abound in the area and for that reason I recommend...

Don and Karen were the best Host and Hostess ever! Karen's variety of breakfast made it hard to decide, they were all so delicious ? Thanks for a memorable Honeymoon! Kathi and I really enjoyed ourselves!

This is such an amazing property! Karen and Don were amazingly accommodating, providing great service throughout our stay. Plenty to do in the area between the city of Geneva and the nearby wineries. We can't wait to come back for a longer stay!

From its location (on Seneca Lake) to its amenities (pool, kayaks, hot tub, fire pits, undercover patio, pool table, shuffle board table, full kitchens, AMAZING breakfast, comfy bed and rooms with fireplace, private patio) all the way to the very hospitable owners, Karen and Don, earns Water’s Edge Bed and Breakfast a five star rating. 100% excellence.

We just got home from a fantastic weekend at Waters Edge b-n-b resort and it was so relaxing and our hostess Karen was very accommodating. The breakfast was delicious and filling and we did it all kayaks, indoor shuffle board, hot tub, and lounging by the pool. Our room was immaculate and had a fabulous view. We highly recommend this place and the town of Geneva was wonderful and just a little drive away?

Excellent all around. Beautiful location and setting, b&b is so clean with lots of amenities(kayaks, pool table, shuffle board, in ground pool, dock, fire pits, hot tub …and what an amazing breakfast! The inn keepers are wonderful - top notch all around. Can’t wait to visit again!!

Awesome experience. Karen and Don were very welcoming when we arrived both made suggestions for places we should go during our stay. We decided to have breakfast included and it was a great descion every breakfast Karen made for us was hearty and delicious. My wife went kayaking with me for the first time because of the free use of kayaks and the shallow depth of the lake in front of the property. There is also a pool and hot tub as well as a fire pit and a glass fire table if you want to enjoy the outdoors. Inside the main community room there is a pool table and a shuffle board table. It's a beautiful property looking out over the lake. Our room was beautiful and we had our own refrigerator and kitchen area, bed was super comfortable. So many great thing about staying here and Karen was very helpful during our entire stay. I recommend staying here if you're in the area.

Everything was perfect. The room with kitchenette was clean, beautiful and comfortable.
We had a wedding in town, and that venue was booked early on.
We got sooo lucky to find this beautiful location.
Karen one of the owners was so friendly and down to earth.
She is also a fabulous cook who serves amazing breakfasts daily. Really delicious, varied menu, and plenty of food for the large appetite.
We enjoyed the breezy late afternoon on the dock with a glass of wine and a beer.
We kayaked, and played table shuffle board at night.
The view was stellar.
There was a beautiful pool, but we have a pool at home, so we were drawn to the lake.
This is a beautiful place and location, obviously run with the love and care of a family.
Thank you Karen for your hospitality and kind spirit!
Would definitely return.

This was a fantastic place to stay. The owner was an amazing hostess as well. A genuine experience that feels more premium than both hotels and traditional Bed & Breakfasts.

Absolutely beautiful location. The place is spacious not like a traditional B&B. The room was modern and we had a nice view of the sunrise each morning.

Our stay here was beyond amazing! The location and views are absolutely stunning. The pictures on the website do not do this property justice. We felt welcomed and taken care of from the second we stepped in the door. Breakfast far exceeded our expectations and was amazing every morning. There was a good variety of choices daily. We rented all 5 rooms and each and every room was perfectly set up. Each room had its own style and different set of amenities to meet any needs one could have. The inn keepers went above and beyond and were very responsive to any questions we had during our stay. You will not be disappointed with your stay here.

If you could paint Geneva in a scenery of golden sunshine and blue sky, you are guaranteed to see Water's Edge in the forefront! A beautiful ground equipped with everything a guest could ask for - a common room with a contemporary, clean surrounding; rooms with the upmost care and attention to detail to furnishings and proper placements of accents; crisp-made beds, televisions, and a miraculous view of Seneca Lake that makes Geneva herself blush. In the morning, wake up to the warm glow of sunshine as it warms your tired face to rise for a delectable culinary creation and beverage options.
There are no words a guest needs to hear to convince them that the owners are passionate to make YOUR stay an exciting, and memorable experience. The owners were quick to respond to our inquiries, and even went a step further to ensure we were satisfied.
The owners also went the extra step to pick up floral arrangements my brother and I ordered for our women. Our trip was an early Valentine's Day celebration. We were all surprised by the accomodations.
If you could stand in a scenery of golden sunshine and blue skies, paint it at the Water's Edge.

The host, amazing, the breakfasts, delicious, the view of the lake, perfect to watch a sunrise with coffee. The room was super nice and super clean, with fireplace and jacuzzi!
