3 is strictly for the nice young adults who work there, the snack shop, and the photo opps. The tree we cut down last year was…just ok. The precut tree we bought in early December this year was one of the few 9’ trees on site (there were no fresh 9’ trees), and it is now pretty much dead, as it was not at all fresh when we bought it. Probably the worst tree we’ve had in years, I’m sorry to say. We’d have done better just going to a pop-up tree lot. We’ll drive farther next year to find a farm with more trees.

Please know before you go!A decent sized tree will cost you $200-$400!!!! Pure greed!These trees are priced ridiculously!! I’ve been buying fresh cut and cut your pen for the past 30 years-and I’ve never seen anything like this. To add insult to injury; the trees were not attractive. There were small misshapen tres for over $150!! How they stay in business is beyond me…pure thievery

Went here to get a fresh cut tree. After walking on a steep hill and then back down to the flat area we found a nice tree. It was $135. Not a bad price considering most were close to $200 and up so we thought we got a deal. WELL then the kid says .. this tree was just cut 2-3 days ago is that ok ? I said huh ? And he repeated himself. It turns out that the tree was staked in the ground. We bought it anyway but here we are a little over a week later and the tree is half dead.We are going to have to go out and get a FRESH tree because this one will not make it to Christmas .. that’s how bad it is.Rip off and scammers.I don’t believe for a second that this tree was cut 2-3 days prior.STAY AWAY !

This place is amazing, small business and everyone is so helpful! Wide variety of trees from cut your own to already cut! Each tree is priced individually which of course the cut your own is a little higher…. As explained they need to be maintained! Love this place… we have been going there for years!?

I went last weekend and the the trees were great. Overall excellent holiday experience. The woman in the shop was so helpful and pleasant. She gave my daughter a free hot chocolate and an ornament. The Santa that they had there was awesome.

The people complaining about the price must not have shopped around. The other tree stands and stores in the Montrose area are just as expensive and the trees die within two weeks. I've never had a tree live as long as when we get in from Cockburn farms. They can tell you how long each tree has been on the property so you know how fresh it is. The donuts and cider are delicious and you can't beat the Santa!

The best around! Trees are well worth a few extra bucks and wont die like other places trees. Wreaths are beautifully hand made!

WAY too pricey for trees previously cut down. There are trees you can cut down yourself, but the selection is limited and they are VERY expensive!Excellent Santa and snacks! Stop by for a picture, but don't expect to go home with a tree unless you are able to spend a significant amount of money.

I stopped by here in 2022 on Thanksgiving weekend. Can you say price gouging? $355.00 for a 7/8 foot tree, that was closer to 7 feet, Take off the 6 inches of top stalk and a little off the truck and that 7/8 foot is closer to 6 feet for only......................$350.00??? Listen I can see you charging more for the quality/convenience, but $350.00??? I'm sorry but that's horrible.

I would EASILY give this place five stars (plus) if not for the prices, which as many here have noted, are very VERY high. But despite that have to give at least four stars just on the quality of the tree I got.I DON'T write a lot of reviews.I wanted to pick and tag a tree and come back the week before Christmas- which they let me do. Farms around where I live in NJ typically don't let you do this because too much trouble with people taking the tag off your tree or moving to another tree so they can take it (yeah HOW do you DO that in the spirit of Christmas... but they apparently do!). And if you wait until the Wednesday before Christmas, they're either sold out or so picked through that you can't find a decent tree. Cockburn let me do that, so went before Thanksgiving and picked and tagged and there was NO problem with the tree being there for me when I went to cut it Dec 21st. BIG plus for me. People there were SUPER friendly, nice place to visit, very well run.Now here is the amazing part... it is by far the nicest looking tree we've had in many many years... which I figured was just because I got out there so early and picked the nicest tree on the lot (for the ~ 6-7 foot size I wanted).But WOW ... she has turned out to be the HEALTHIEST Christmas tree we have EVER had. I have cut a tree every year for the last 30 years (at least); we like to keep our tree up well, through January (we don't put up until the week of Christmas). And cut the week of Christmas this is usually pretty ok. We've had better and not as good trees that I cut, but THIS tree is astounding. I cut her Dec 21st it is now Feb 2nd and she has barely dropped a needle. She is still as fresh as a Home Depot Tree when are when you buy them. In fact she is literally growing buds!In my 30 years of cutting fresh trees everywhere from Pennsylvania, Vermont (there skiing), Catskills, NJ, Long Island... we have NEVER had a tree so healthy - NEVER.A long review I know - so to sum up yeah the Cockburn IS pricey, no question. However the place IS very nice to visit, the tree we got was prettiest (perfect shape, and full all around) that either of us can remember, and OMG this tree is far more healthy than any tree that I have cut in my 30 years...So, at least in my experience we certainly DID get what we paid for ... and would gladly pay the premium price if we can get a tree this pretty and healthy every year.

They raised their prices significantly. $255.00 seemed to be average price for a tree. Sadly, we did not purchase from them this year.

I am writing this review to make sure another family does not make the same mistake we did and end up with crying children after they had been looking forward to cutting down their Christmas tree for so long. Put simply, the prices this Christmas tree farm charges are appalling. This year, I saw a 5 foot tall tree for $270. It was not even a nice tree; there were bare spots everywhere. Bigger trees came with even bigger price tags and I would say most were in the $300-400 range. We were completely priced out and I had to explain to my children that we could not afford these Christmas trees. What an awful thing to have to do. In addition, this "farm" is small (relatively speaking) and full of trees perfectly spaced out that were around the same height; meaning there were no smaller trees to be cut next year. I have to imagine that the majority of these trees were grown elsewhere and then transplanted here sometime over the past couple of months just so people can have the "cut your own" experience. Please save yourself time and tears, and just drive the extra 15-30 minutes north to find true family farms that do not gouge families (and sell beautiful trees for well under $100)

I could complain about the $20 Santa photo, "Hot apple cider" made from a kurig pod and terrible donuts but the $200+ precut trees attached to poles in an upright position sums up why we left to find another place.
