Our experience with Prime Inspections was not positive. As sellers, we invested a lot of time and resources in making our home market-ready, and Frank conducted a ridiculous five-hour inspection that created numerous problems for us, frustrated our agent, and unnecessarily concerned the buyers. I am all for being thorough… our 1-hour inspection four years ago when we bought the home was thorough. This bordered on obsessive-compulsive.The primary point of contention was the testing of the septic. Frank was informed beforehand that the size of the tank was believed to be 450-500 gallons (I later learned from the previous owner that it was 375). Frank proceeded to turn the water on full-blast and leave it running for 2 hours without checking it. To absolutely no one’s surprise, when he finally checked it 2 hours later, water had come to the surface out of the leech field. Frank was swift to inform us that our system had failed inspection and that we would need a quote for a repair or replacement. I brought two septic professionals out to examine the system, and not only did both of them find no issues with it, they were appalled with the manner of its testing. One estimated that no less than 1,000 gallons had been sent down the drain and that we were lucky he didn’t burn out our water pump. The second said he was well aware of Prime Inspections and that they had an unfortunate habit of “forcing systems to fail.” Both of them said that any system will fail with enough water sent down it. Fortunately, our buyers agreed to just a signed statement from the septic company and a pump-out of the system, but Frank’s “test” nearly cost thousands of dollars in completely unnecessary repairs. On top of that, his written report stated that the water was on for only 60 minutes, which is simply not true.Additionally, the handling of the radon test was off-putting. A radon test was placed in the downstairs of a workshop attached to our garage. The downstairs is a partial walk-out basement. I don’t know why you would even test this for radon, as the large majority of the space is either open to the outside or well-ventilated, but nevertheless, the doors were closed and we were denied access to our workshop for 2 days while Frank conducted his test. The test results came back “Inconclusive due to airflow.” Frank requested a SECOND test, which we were obligated to allow so we didn’t have to pay a remediation credit. This time, Frank hung a DO NOT DISTURB tag on our main garage door (????) which is completely disconnected from airflow in the workshop, as well as placing tamper tags on the workshop doors as a clear sign that he didn’t trust that we hadn’t interfered with the first test somehow. Unsurprisingly, the second test came back negative.I am sure Frank feels at a core level that he is performing some sacred duty for his clients in turning over every stone and over-testing every element in the new home. But there is still a limit as to what is reasonable in a typical home inspection. Opening bathroom and medicine cabinet drawers, taking pictures of the insides of refrigerators, and toggling switches that he isn’t certain of their function (he shut off our on-demand water heater and didn’t turn it back on) violates an expected level of privacy and frankly has nothing to do with the structural integrity of the home itself. I see in another review that Frank insists he doesn’t look at the contents of those drawers and cabinets, but how can he speak for the strangers and agents that are with him for the whole inspection??Prime Inspections calls their services “an art.” I suppose that’s one perspective. Ours is that while their heart may be in the right place, their business practices are absurd, invasive, and potentially damaging to the home.Edit: I've been told to delete my review under threat of being "reported" but of course I won't do that. Everything I stated was 100% factual, and the justifications in the reply are as absurd as the inspection itself.

Highly recommend. Frank and Hildy were extremely helpful. Frank was thorough and the report was very detailed and Hildy was kind and answered all of my questions. I will definitely be using prime inspection again.

I am a home-owner who wanted to get a better understanding of what in my house needed repair and what needed attention BEFORE there any future problem occurred. Hiring Frank was the best thing I could have done. He was thorough and professional! He provided me with a comprehensive report that detailed with photographs and comments findings in the house that posed an immediate problem and those that needed attention in the near future. In addition to his findings, his report also provided me with relevant information regarding general recommendations and guidelines as a cross-reference. Finally, Frank answered any post-inspection questions that I had in a prompt and friendly manner. I recommend his services without hesitation.

Frank was amazing and exceptional. He's thorough and knowledgeable, and instead of inspecting the house alone, he had us walk along with him to every area. He's like a tour guide of your new house. He pointed out the details, explained things in layman's terms and answered all our questions on the spot. We're extremely happy and would recommend him always.

Frank assisted my parents with an inspection on a potential future home. We highly recommend for all home buyers. He provided an extremely thorough inspection report that included every little detail about the house, from structural load bearing members to minor cosmetic items.He was very professional, kind and responsive to all of their inquiries regarding the home. The report was delivered in a very timely manner.This is their 2nd time using him in 9 years and we highly recommend his services.

What a breath of fresh air in a stressful process. Dealing with Frank and Hildy was the best part of the house buying process, other then finally getting the keys handed to you. Hildy was more then accommodating in working a scheduled time that work for everyone and Frank well.... he knows his stuff! Frank was more then thorough and professional, even with a chatty seller and realtor on premise, he didn’t miss a beat. Not only do you get to walk around with Frank during the inspection and learn every little detail of the house he also provides a very extensive report of his findings, the severity of them and corrective measures to repair. The good news is we closed on our house January 27th and are officially all unpacked and ready to make our house a home, the bad news I won’t get to do another inspection with Frank but look forward to having him do home wellness inspection every few years and plan on using him for any testing I may need in the future. I would and have recommended Frank and Hildy of Prime Inspections to future home buyers and home owners.

Very thorough inspection done by friendly people that are very easy to work with! We had a bad experience previously with a different home inspector, but my husband and I are very happy with our home inspection by Frank! Both Frank and Hildy are incredibly professional; detail oriented people.Hildy is so nice and patient and answers every question with such a nice overly calming demeanor. She really handles the behind the scenes delivery of an incredible home inspection product from beginning to end.Frank arrived exactly on time and worked the entire time during our home inspection. Never stopped.He knows literally every aspect of a home from electrical, carpentry, structural, roofing, heating plumbing, etc that you will be blown away at what he both quickly observes/investigates and later succinctly reports in an incredibly detailed well written inspection report that is both easy to read and clear to understand.This is a special company. Here to reiterate all these positive reviews. We had a rural package inspection on a 1986 log cabin. Frank was incredibly thorough and included everything we discussed at the inspection in a well-detailed report. He also proved to have a lot of experience in log cabin maintenance which was greatly beneficial. Hildy made the process of scheduling extremely easy...couldn't be happier with how things went.
