Applied to Las Lomas Apartments on January 1, 2021. It's been 3 1/2 years and I never received a response to my application. No approval, no denial, no response at all (despite an employee calling me beforehand to remind me to submit my application). Considering the application fees totaled over $100, I can't help but suspect that this apartment complex purposely collected applications and fees with no intention of actually reviewing the application, or responding to it, in order to keep the money. I don't live in Espanola anymore, but if my application was responded to within 6-8 months, I might have been able to stay. I worked locally and delivered food to residents of this complex many times, and while the complex looks great on the outside, as you can see from resident reviews, the insides of apartments and quality of some residents that complex accepts, are questionable. You can have a swifter, higher quality experience (and more affordable housing, ironically) by getting an apartment in the Albuquerque area (I found pet-friendly apartments there for as low as $800/month during COVID, offering a similar amount of space). Recent negative reviews from residents, and my issue from years ago, shows that this complex has chronic, systemic issues spanning several years. Prioritize your family's wellbeing and look elsewhere for housing. Hopefully Las Lomas Apartments improves, cause it has serious potential, and I used to wish I could be a part of it.

Yet again this lady and the maintenance guys start harassing me as I'm dropping off my kids to there grandparents . saying "If u don't live here u need to get out and we have your license plate number". Never in my life have I been harassed so much by these ppl everytime I go and visit my parents and even seen other ppl being harassed by these ppl. Not to mention if you try to tell these people hello all they say is "don't tell me hi" and point at a sign saying " No stupid people allowed." To the owners of this place I ask that u please do something about these ppl .We have never bothered them never disrespected anyone who lives at these apartments. We just want to please be left alone. And let my parents and our family live peacefully. So anyone who comes to these apartments be expected to be harassed.

The apartment are great. ? But the manager is horrible. My parents live there and they can't even be living comfortable in there own apartment that there paying so much for. I went to take my parents pizza yesterday and as soon as I got out my car I notice these two ladies watching me and yelling at me that I'm an unauthorized guest and I couldn't be here. She threaten to evict the whole complex. Its unbelievable what this manager is doing to make my parents tell there own kids they have to leave if not there going to get evicted. Manager didn't even give us the chance to introduce ourselves. Immediately started harassing my family. We have done nothing wrong. To be treated this way. Its awful to not be able to go see my parents ?. I miss them so much. Hopefully this post will do something about this

This place should be ashamed, after looking at the comments, I recently just applied to rent an apartment here and payed a $249.00 application fee (non refundable ) just to find out my application was declined due to financial information and credit history, it’s unfortunate in this little town with very little housing options they deny people for a reason like this, it’s unfortunate that they make somebody pay $249.00 for a application fee just to be denied for something like that. As I was actually looking forward to an apartment here, be careful everyone, it’s Very sad that a place will take so much money from a person who is just trying to find a place to live and make a living!!

Lived there 11 years the new manager thinks she is the owner of it never sending maintenance to fix anything always putting fake charges on rent evicting everyone that has lived there many years and even elderly, and section 8! She took me to court trying to get 20,000 for nothing judge was not blind he saw through her and ofcourse I had to move though still looking for a home ,the judge was asking her to show proof of how rent went from 700 to 1500 with no notice she had no proof even her lawyer seemed disgusted with her,he was a nice lawyer didn't try to screw me over like she wanted now they are protesting at the apartment to get her out of there she's loving putting people out in street im serious, and I am only 1 of her victims ,so be very alert about her she's the devil in disguise.i have thousands of pics of how bad apartment got and was never fixed.these are pictures of air conditioning, and when water line broke upstairs in my bathroom and flooded neighbors to they never fixed it I had to live in that mold all over floor completely destroyed I had to finally fix most of it up with Johnny anyways this is only a tiny bit of how evil she is

All the fittings of the apartment are falling off. They fitted one giant mirror in bathroom only with glue and it fell off and almost killed my family. They installed fences around but the main gate doesn't work (remains open) for 3 months now. It's their way of increasing the rent saying they have installed something new for the community.Expect additional water, sewer, trash charge of around $200 per month. Just to mention, they use "Ratio Utility Billing System" for utilities meaning they divide total cost of the apartment complex by the number of units used and give you the utility bill. So, if someone has a water party in the recreation area, you have to pay for it.Internet service is worst. Bugs are everywhere. You can request for maintenance but they hardly show up.Please avoid this place at all cost.

I lived here for a little over a year and it’s your typical apartment complex. When I did have any issues the property manager Kaycee was amazing at her job. I would put in a trouble ticket and she was quick to respond and have the issue fixed by the same day or the next depending on what time the ticket was submitted. She was always friendly and helpful with everything. Without her I think this place would have been horrible, but she was always motivated to get things fixed promptly.

I paid for and submitted a rental application to put myself on the waitlist, and I ended up not signing a lease because I moved somewhere else. Despite this, they decided to send me to a credit reporting debt collection agency with no justification, and with no notice whatsoever. DO NOT give them any of your information, especially payment information, or they will take advantage of it.

The office manager always greets you with a smile and is very helpful to my needs, and is quick to attend to any problems that arise.
