This place is priced as a luxury building however amenities do NOT follow. Recently they put down a new rule where before we had one place to go for trash (trash chute, recycles, everything you had to throw out) but now THEY ARE ASKING you to go down 10-15 mins to throw out boxes. What kind of a luxury building asks you to go down and walk 10-15 mins everytime you want to throw out empty card board boxes when you have a whole trash section in each floor. Your amenities crew is too lazy to throw out boxes? Maybe its time to get new contractors. What is the purpose of the cleaning crew or recycle bin (CARDBOARD BOXES ARE RECYCLED) if you want us to walk down 10 minutes everytime we want to throw out boxes. NO BUILDING near here asks you to do that - go look at other buildings instead of wasting time looking at this property.

Did not return security deposit yet and has not responded to emails asking for updates. I was told it would have been received by now, as it was already processed (allegedly). The main leasing agent/manager only has “out of office” messages, and never actually responds.Also did not follow their own moving protocols- did not let me know about my moving regulations until I overpaid for my last month (despite requesting what the pro-rate was almost 3 weeks in advance) because they do not answer emails. So in addition to my security deposit, they owe me a refund for my last month of rent. It was a nice place to live until the new management (Rose Associate Inc) took over

I want to shoutout Angel from Maintenance who went above and beyond. We had an issue with our fridge and he handled the situation very quickly and efficiently. We are so grateful to have Angel and the rest of the maintenance staff who always go above and beyond for work orders. I have lived in a lot of places and by far, I have had such a pleasant experience with the maintenance at Riverwalk Place. Thanks Angel!!

I have lived here now for 6 months and I can say the leasing and financial team are exactly as other negative reviews describe - they don’t respond to emails and essentially have no idea what is going on. My apartment is great but the staff really need to improve their communication and efforts as many others in this building feel the same.

STAY AWAY from this place to save your life!1. If you don’t want to live with these little roommates. There were mice in my apartment when I moved in, as the picture attached. That kitchen is smelly! It is unbelievable if they did the inspection for the apartment before new people moved in. It’s really disgusting and scaring!2. My refrigerator doesn’t work well which I have requested maintenance 3 times since I moved in, roughly every 3 weeks. The freezer is completely covered by ice and refrigerator is not cold at all, which made a lot of my food went bad.3. Last but not least, the AC in my bedroom isn’t working. Firstly, it’s not warm at all until I put about 88 degree which doesn’t make sense. Secondly, it kept stopping working, completely electric disconnected, after about 10 min when I turned it on and maintenance team come over to fix. I have requested maintenance 4 times over last 2 weeks.Kuai pao~

As my 5-months lease was coming to an end, I wanted to extend my lease but needed to discuss my options given that there was a possibility that I would be relocating. I was met with rigidity and overall the response was lackluster. It felt more like I was dealing with a business and the place began to feel a little less like a home. I started looking at my options to move out, despite really enjoying living here given the convenient location to everything, including a Yoga studio downstairs. Fortunately, one of the days that I went in to the office in the Lobby, I met Jerricka Davis, who was caring and solution oriented and took the time to listen to my concerns and managed to find a solution that worked for me. Jerricka led with kindness and empathy, both of which are much needed in today’s world.

Recently, my work necessitated a relocation from LA to the East Coast. The search for a new home was initially daunting, especially doing everything remotely. My first choice of property fell through due to unresponsive agents. Fortunately, I discovered 55 Riverwalk online one late Thursday evening. I applied and by the next morning, Dave called to confirm my approval, all while I was still in LA. The entire process was executed remotely, with the lease agreement and deposit swiftly handled, making the transition incredibly smooth.Dave and Jerrika were standout, ensuring I had everything in place for a seamless move. Despite my remote arrangements, their attentiveness gave me peace of mind. I only saw the property for the first time on my move-in day, where Dave warmly welcomed me, handed over the keys, and provided a tour of the building.I moved into a freshly renovated unit and although there were minor maintenance issues, Assistant Maintenance Manager Johnathan and his team were prompt and efficient in resolving them. Now, two months in, I've found tranquility and a responsive community here. A one-off noise issue was swiftly handled by Dave and Aiden from the property management team.The pricing here is reasonable, the amenities are solid, and the serene environment makes 55 Riverwalk a commendable living choice. The seamless remote transition, courtesy of the attentive staff, and the peaceful ambiance here makes 55 Riverwalk a highly recommendable choice for anyone seeking a hassle-free living experience. If my experience changes I will be sure to update.

We just moved out after a 1 year lease here. I would NEVER recommend this apartment complex to anyone. The management team is extremely negligent and unresponsive.I’m going to start off by saying the Maintenance Team is 5star. Anthony & Jonathan are the best things about this place. We also have nothing but great things to say about the concierge staff, Christine is a delight to see behind the desk.Upon moving in we soon learned that the fire alarm is an ongoing problem in this building. During our first month living here it went off twice, on both occasions my husband and I ran downstairs in case of a fire. We soon learned that this is just a normal thing, there was indeed no fire and we learned that nobody leaves their apartments. It’s a normal occurrence. Scarily, one occasion this past summer, there was an actual fire in a dumpster in the garage, nobody left their apartments. It’s crazy!! Some day this could be disastrous. People may perish in this building. It’s complete negligence from the management team.Our leasing agent was Jerricka, she was unprofessional from day 1. She chewed on m&ms with an open mouth while filling out paperwork with us, she then returned to the kitchen to get more snacks when she finished the first packet, it was honestly the most unprofessional thing I’ve ever seen. We were shocked. Perhaps she could have waited 5 mins. We asked questions about our apartment and she couldn’t answer most of them.We were happy with the space and how clean the apartment was.When moving out I noticed that we were overcharged for parking and rent. I refuse to pay money for anything I don’t owe. After 5 weeks of multiple emails with Zero response I called and I finally got an answer. Jerricka used the excuse that my email was in her “junk folder”. I didn’t buy it for a second considering she started the email thread to me. It’s a silly excuse. Do your job. This management team doesn’t like to be questioned on anything. If they don’t like it they will simply ignore it. Luckily our apartment was newly renovated before we moved in but it was not caulked around the flooring or doors or windows. This caused A LOT of bugs to enter through gaps in the entire apartment. We watched spiders & millipedes crawl right out of the gaps.We paid an amenity fee, a fee for computers that don’t work. No charges for the computer keyboards or mouse. The pool didn’t open on time. The hot tub did not work the entire summer. All residents should have been refunded. It’s a mess.There’s no CCTV footage for the hallways or garage and there have been multiple robberies in the garage, if you are paying premium prices we should at least feel safe.I give this place 1 star for the space in the apartment and the convenient commute to the city. The location is great but sadly the management has failed.I advise you all, STAY AWAY!!!!!

I have lived here over two years. Building is extremely safe and full of amenities. Conveniently located close to midtown via ferry or bus. The staff is extremely friendly and make it feel like home.

I had a good experiance during my apartment tour! the leasing agent JERRICKA was extremely knowledgeable and answered my questions with patience, she gave me a clear picture of what it would be like to live there. overall a highly informative and enjoyable tour that left me with a great impression of the property.

I found a home at Riverwalk, and after hectic moves from the pandemic, I was able to enjoy my apartment again. Everybody is very nice and very attentive. I enjoyed my daily interaction with all of the staff, from Aiden, David, and Jerricka to the concierge and maintenance team. I lived alone, and my family was away, so for me was really like a second home with a great community. I loved my walks in the neighborhood; my place was very quiet, and the convenience of support at the concierge and the amenities. The area has tons of things to do, which is very convenient. I never had any problems; all of my requests were taken care of. I left because I moved abroad; otherwise, I would have stayed. There was no other place I would have wanted to live in the neighborhood. I have lovely memories of this place; thank you again for everything! Lizet

I would give this place 0 stars if possible. We've spoke to many neighbors and a good amount of current residents are leaving for other nearby rentals. The problem is management. These issues have been raised several times by many tenants (also reflected in the reviews) Names have been called out and there is nothing they do about it- Management is not responsive. They take over month to resolve simple problems and you have to follow up with multiple emails, re-state what you already have stated via email, all because they are too lazy to read them- Particularly Aiden Macdonald is someone who tries to go around the problem, asks the same questions over and over again and has a lot of excuses that do not pertain to the matter at hand and never gets anything resolved. He constantly blames other people. Many residents (including in the reviews) complain about him, hard to understand why he is still around with no consequences- There was an issue with the upfront cost that they were billing and when I called it out- they kept saying it was fine. It took many back and forth of me showing them simple math for them to realize things weren't adding up and when they realized, they passed it on as not a big deal- There is something going on with the electric meters as well, our bill has rocketed from $130/month to $500/month for a 2 bedroom. A lot of other residents experienced same spike. We checked with other other building residents in the area and they said they didn't see this problem - so it is not universal issue- We have some maintenance issues that have been present since we moved (ie: blinds not being replaced) The maintenance crew is great, the problem is that they are not able to get the blinds to replace them- In the last year, policies have been changed to get more money from residents or Amenities were reduced due to mismanagement . Need to pay $15 a day now for guest parking, mail of a certain size won't be held more than 42 hours, pool opening was delayed due to lack of paperwork, garage is never taken care of (glass and dirt all over it)Overall- PLEASE do not rent this property. My recommendation would be to look at other properties near by (next block) some of them are privately owned but still rent out to tenants. Prices are similar or lower and they do not have management issues. I've lived in rental apartments in NYC + NJ most of my adult life, and so far, this has been the worst management company I had to deal with.I'm hoping they start taking these reviews a bit more seriously and take action before they lose more tenants.

HORRIBLE PLACE TO LIVE, DO NOT RENT THESE UNITS. Staff here are very under qualified to manage this property. Aiden, the Assistant property manager is very inexperienced with tenant relations and has been seen getting drunk on company time during events, tends to blame everything on the maintenance team. Leasing office is another huge joke, David and Jerricka have no actual knowledge of how the property leasing works, they just know how to sell you on a number. No one seems to really be in charge and everyone passes the buck. They are starting to nickel and dime all the tenants, charging for guest parking (used to be inclusive), threats to return your packages if not retrieved within 24 hours (who does that???) and now limiting the amount of guests you can have come over. Our unit stinks of hookah smoke and strong spices, we've complained several times and the response is "there's nothing we can do about this". Staff has been seen on premises using the tenant amenities, how unprofessional.
