I would absolutely not reccomend Berkely. Andy Caminsky is perhaps the most unprofessional human being I've ever worked with. After dragging me along for months he would use words like "horrible" and "atrocious" to describe my finances. This despite knowing I had the assets to flat out by the house I bought with cash. He also laughed and said I would never get a non traditional lender to give me a cash out re-fi loan in our last conversation. I did get that loan from Lima Capital. A group who is extemely personable and hard working.I'd like to start this story by saying Andy and his team were recomended by a close friend who deals with personal banking and large clients over at JP Morgan Chase. He won't be getting those referals any more as I told my friend this. What's funny here is by the end of the process Andy told me "You got rejected at Chase that's why you came to me". He's so unprofessional he doesn't remember how he even gets his clients. My friend told me that Andy had helped a few of his clients who worked in freelance but clearly had assets to jump into rental properties because they would use the rent roll from the property as consistent income for underwriting.I spoke to Andy and he said that yes that was true and that it was an easy because it was a fairly small loan.Andy knew my partner and my own finances were all over the place as we both work multpile freelance jobs and were largely out of work during the pandemic. He also knew this was our 1st mortgage and we were not very knowledgeable about the process and might need some help. He assured me it would be no problem. He's a 20 year veteran of this business after all.Again; I can't state this strongly enough, I HAD THE CASH TO MAKE A CASH OFFER ON THIS PROPERTY AND COULD LIKELY HAVE SAVED THOUSANDS MAKING SAID OFFER. However, because Andy assured me this would be a simple easy process I decided to go with Berkeley. The process dragged out for months Andy would send me angry emails telling me he didn't get documents he requested. I would simply screenshot the emails showing he had recieved them and then I would get radio silence for sometimes days. When things were finally ready for underwriting I paid out of pocket $750 for an appraisal. I may as well have just thrown that money away because the company I went through required one from a more trusted appraisal company. In the underwriting process I was informed that I was misinformed and that the rent roll would not count toward my income only to wash away the mortgage payment debt. AGAIN; I only was ever went with Andy and Berkely because I was told by Andy that the rent roll would be income based on the appraisal. After that and all of the nonsense I stated above Andy verbally told us we weren't going to get the loan but he would try. Despite multiple requests after the fact he also never sent a formal denial of mortgage letter.20 year veteran of the biz here folks! watch out! there's a reason after 20 years this guy runs a company no one has ever heard of and is still basically a middle man that doesn't know his own under writers processes.Because simply showing up to work and existing doesn't make you good it makes you simply there.TLDR; This team is unproffesional. I would have saved a good chunk of money going elsewhere but they lied to me and strung me along before denying my loan and not giving me a formal denial letter.
