0 rating would be more adequate. DO NOT USE THIS LENDER. This was the worst experience I have ever had with buying a home. We are 6 months into this process and still have not closed. They lie constantly. No one knows what they are doing. We've sent the same documents multiple times because they change hands so often- the paperwork gets lost in the mix. The processors continuously tell us we are approved and ready to close and then request additional documents at the last minute. We are on our "4th closing" and was the night prior additional documents were needed. They even request documents that do not pertain to the loan. This is a straight scam. Highway robbery. AnnieMac should be reported because their practices are unethical.

Just like a lot of these comments, if i could leave 0 i would. my husband and i bought our home in portsmouth in dec of 2022. we were so excited as we've heard such good things when buying a home. the process was so bad i nearly back out MULTIPLE times!!! this company is literally highway robbery!!! my husband and i had credit scores in the mid to high 700s! amazing credit! and yet they still made it nearly impossible. they asked for SO MANY documents MULTIPLE TIME!!! When we asked why we needed it, they never gave us answers! we had to push our closing back 3 TIMES because the underwriters couldn't get it together and kept messing up and requesting new stuff! this company is terrible as well! we had fallen behind on our mortgage a few months in because it is CRAZY expensive for this area! but we were receiving GOV HELP with the payments because of our resources. The mortgage company was NOTIFIED that they would be receiving payments through this gov funding and still tried to send us into foreclosure even after we'd gotten caught up because they chose not to apply it until the very last minute! my husband and i were sending half the mortgage every 2 weeks to add up to the full payment by the end of the month and instead of putting it towards the mortgage LIKE IT IS SUPPOSED TO GO! they took the payments and cashed it and used it for a bunch of other fees we were not aware of. they took $3300 and BROKE IT INTO DIFFERENT PAYMENTS TO PAY FOR WHATEVER THEY WANTED IT TO GO TOWARDS! just to put us behind a month! we have called them multiple times and half the time get people who "can't help" "can't change it" we asked, so because you guys took our mortgage payment and put it toward random fees we are screwed? and they pretty much said yep, figure it out because now you're behind. we had to call FOUR DIFFERENT TIMES TO GET SOMEONE TO HELP US! for months they've been taking our payments and doing this!! we finally got someone to help us and this guy literally said "so they've been taking your mortgage payments and intentionally splitting them up so you guys were behind every month..." he admitted that they do this on purpose! we are still to this day fighting with them to fix it! they're still trying to sale the house under us even tho we got fully caught up! they said because they took $3300 and put it towards other stuff, we are still a month behind, despite all of our evidence and finances proving we are caught up! This company is so bad! they do not help you, they do not care about you, they will make the process miserable. we can't get anyone to help us or correct THEIR MISTAKE and because of this they are trying to make us leave. we've pulled up proof, statements, everything and they still refuse to fix their mistakes. we are so lost with this company it's disgusting! if we could we'd sell the house now just to not have to deal with such a nasty company. we are waiting the full 2 years to sell but as soon as it hits dec of 2024 we will be selling and warning everyone about this company! if you can, run the other way! this will be the worst mistake of your entire life. we will keep fighting for them to fix their mistakes. we aren't going to let them do this to us. but please, do not use this company if you don't want to ruin your credit. they're the worst company i've ever dealt with. here you can see we should be FULLY caught up. but nope! because you see that payment in sept the $4000 payment? yep, they took that one and SPLIT IT IN HALF AND TOOK AND ENTIRE MONTH PAYMENT AND PUT IT TOWARDS RANDOM FEES SO WE WERE BEHIND. if you do the math, put the number together, we would be fully caught up. but they admitted to splitting those 2 payments that were supposed to be 2 months of mortgage payments, and putting it towards random stuff. do not use this company! if they wanted to, they'd contact us and fix their mistake asap. they've made it a point not to answer us or fix this mistake. email-courtneyrut

I'd previously worked with Annice Mac back in 2021 to refinance a house that I inherited from a deceased family member. It was a messy, complicated satiation that required a lot of patience and extra steps to pull off, but the reps I was working with at the Severn MD office were excellent. Fast forward to 2023. I lost track of my closing documents from the refinancing and I needed to find out where I could get a copy. Me knowing nothing about this, I called up the guys I'd worked with before, but was met with no response for two weeks. I paid a visit to the newly opened Annie Mac office in North Bathesda, hoping someone there could help me figure out how to get hold of the guys in Severn. Nathan, the branch manager, was quick to jump in and assist me with my issue, helping me bring things to not only a swift, but a satisfying conclusion. Nathan didn't have any business to conduct with me, and he didn't have to take the time out of his day to assist me, but he went way above and beyond to make sure that I was good. I highly recommend these guys, especially the Northern Bethesda Branch!

Tyler was very friendly from the moment I contacted him about the loan. He kept in touch and made sure I understood my options for what wills be best for me. If I needed anything I could reach out to him and he make sure he checked on the information or clarified things. I liked the emails requesting documentation and the ease of creating the account and going to up load documents. Once I moved through the process I received an email with a video to talk to me about where I was in the process and what to expect next. I didn't ask alot of questions but, he made sure I was contacted and reminded that he was there if I had any questions. If there were problems he came with solutions.

Nathan's team at Annie Mac provided me one of the best financial services experiences I have ever had in my life. They were quick, efficient, knowledgeable, passionate and kind. They were always available to answer questions, provide objective advice, advocate for me and just generally treat me like their client. It seems that treatment has become harder to come by these days. Not only do I work in public finance, I have had awful experiences with financial services companies and employees. Nathan and his team restored hope for me. I will be referring absolutely anybody who I know is in the market, to Nathan and the Annie Mac team. I communicated with Eliel and Douglas in addition to Nathan. They, too, were fabulous. Thank you so much!

Please stay away of this bank they are the worst. The website is bad and never updates, the representatives are mean and not helpful, and you will in risk of foreclosure due their incompetence. Current client and looking how to change banks.

If I could give them a 0 I would. We were dealing with Kyle, Roni, and Curt. The day before closing they call me and tell me due to THEIR *F* UP we couldn't close and at this point to find a new lender where we could start over. They gave terrible advice on things they should have known. Not knowledgeable at all. Seems like they literally threw someone off of the street behind the phone and told them to do it. With being a first time home buyer they made it BEYOND STRESSFUL! I understand that home buying in general is stressful but they made it 10x worse. Communication was TERRIBLE. Went from being told everything was great to the day before to not being able to get our home. My best advice is DO NOT GO HERE! DO NOTT RECOMMEND AT ALL!

We just closed on a VA loan with them. This is the very worst experience that we have had when purchasing a home. There is not one point of contact to funnel everything through. We had multiple people asking for the same documents multiple times. We had to reforward things again and again. Then someone else will email asking for something. One hand does not know what the other is doing. Too many people in the mix. It was a big cluster from the beginning. It was not a happy occasion to buy this house, it was Thank God that is over. But then it didn't stop there. They screwed up our insurance policy documents and the title company sent the payment to the wrong company (which we found out when our insurance company mailed us a cancellation letter). The title company did correct it as soon as we called them. But why did annie mac send them the wrong insurance information.

We did a FHA loan with them they asked for documents that did not exist, finally after we gave them all the docs they asked for them all over again. We had to send things multiple times, they took forever to respond to our emails. The underwriter was not qualified to work as I knew more than her. Finally they hired a idiot for appraisal and he did not know his right from his left. Thanks to him we lost the deal and needed charging my credit twice. After 2 months of non stop paperwork they denied the loan with 25% down and wanted 40% down. What a nightmare.... Glad I did not use them at the end.
