I've been living in NY for since 2015 and I have lived in different locations around metro area. This is the worst apartment I have ever lived considering monthly rent. NOT WORTH IT AT ALL. Full of dust& smoking smell. One star is still too many.

Where is the property manager John? The new property manager Natasha Malewich is very rude and doesn’t know what shes doing. She doesn’t even talk to you like you’re a human. We are people too. Why is she here. ?

Lived here when this place was named after James Madison. It's not a terribly old building but it wasn't well maintained. Apartments hailed from at least the 80s and were worn out through high tenant turnover. Views over the Hudson and to Manhattan were incredible until newer apartment blocks appeared. Lifts were large but slow. It did have a laundry room on the ground floor. There was even a time when accessing the rooftop was possible - all closed off now. Access to the Path was very good though and the location is prime real estate which is in the cost.I'll reflect the two main comments of other reviewers here: they say cockroaches are part of NY/NJ life and we had regular infestations every month - in the kitchen or in the bathroom were most common. Second, the staff were not the nicest at all - often moody when simple questions were asked about deliveries or worse, not at their desk. Made for unpleasant passage, but they did their jobs.I wouldn't be surprised if they demolished these pair of buildings with short notice. The income they've generated would more than make up for the cost of constructing new modernised apartments.

The doormen are great, but avoid Felicia Sorrentino. I worked with her on a lease takeover and she never answers her phone, doesn’t provide you with the proper information, and is rude. I’m still dealing with issues from the takeover at this point, when the lease is no longer under my name due to her lack of attention and communication.

Lived in 2 different Newport apartments for a few years and the punchline is you get what you pay for and if price is your priority this is a good deal for 1-2 years only. After that you can find better value for money. PROSBest location (NYC, Hoboken, JC, walkable, Path, etc..) Some doormen in my experience were incredible (Ed, Jose and Luis)CONSTerrible, terrible management, specially the senior lady in the office. Rude, slow and unhelpful. Security is an issue on Parkside West. All our clothes were stolen from the laundry room, All of them. We later found out there were several other families that had this happened to them. Management didn't do anything about it, not even shared a security video so I could follow up with NJPD.Expect all sorts of folks (mostly maintenance) stepping into your apartment with no notice and sometimes not knocking. This happened several times and they would wake up our toddler which was very annoying.As many have pointed out here ROACHES, you can have your place spotless but they will find their way back.Steep rent increases. Specially if you start with a good deal you might see a net increase of 18% or more.

Lived here for 2.5 years. Probably should write a review.Pros:1. Location, Location, Location. With PATH train it's even more convenient than living on manhattan island. lots of shopping/places to go nearby2. Price relatively cheap. (Only talking abt the first year)3. Friendly doorman.Cons:1. Maintainence: the air conditioner is leaking left and right and takes forever to get repaired. However anything related to water gets repaired instantly (cos they pay for the water bill)2. Making 1 worse, heating is electric, don't expect you bill below $200 during winter.3. Big population of roaches. I seldomly cook so this isn't a problem for me. Though it's pretty scary to see the kitchen at 3:00 a.m.

From the start it was bad and I should have not excused the leasing agent's lack of attention. Judy, the agent, showed me 2 apartments in Parkside West, said she would send me final offer on rent for both, however I received only an offer on a more expensive one. The agent was not returning my calls for several days and finally said the less expensive one was already taken. Then she apologized and said she wanted her clients to be happy, and I believed her as she took me to see the more expensive apartment again and give me a better tour of the community. I told her noise was my main concern, and the leasing agent assured me the apartment I was seeing in Parkside West was very quiet - thick concrete separation between walls and ceilings, I would not hear an y neighbor noise. This was a big lie. As I moved in I started hearing neighbors talking, screaming, walking and in addition to that I discovered that there is a very loud construction right next building during the day, and garbage pickup all morning. As I was worried about not liking the apartment from the start the agent also assured me I could easily put it back on the market through the management office, they would advertise and someone would surely take it immediately. I have been calling Management office, leaving voice and email messages for several days now and no one has called me back. All reviews you read about Newport Rentals management sub-par treatment of residents is true. In addition to that leasing agents lie and as far as Parkside West building goes it's very old, there are cracks in the walls, you can hear everything that a neighbor is doing in his bathroom as well as walking and talking even at a normal level. Windows are not sound-insulated and as a result the side with the beautiful view of Manhattan comes with extremely loud noise of construction, garbage collection, and sirens on the outside.

There is 24*7 hour noise from the worn-out pipes, you pay extra on the higher floor to get louder noise, cannot sleep for more than 2 hours a time...Reported the issue 1 month ago, yet nothing got fixed. (if any resident found the same, report to the management office please, they need tons of complaints before taking any action...)

Terrible decision to live here. I placed a maintenance request that was super important (caused by THEIR staff during an apt check up???) that never was fixed. Never even got a call back despite my numerous attempts.
Come to move out- THEY HAVE NOT GIVEN US OUR DEPOSIT MONEY BACK!!!!!! It’s supposed to be sent back within 30 days ago. I moved out a month and 11 days ago. Finally after much effort I got a tracking number on the check - wrong address by a long shot. Not sure how they even could get it wrong so bad..not even correct zip code. We’re now on a wild goose hunt trying to get our money back, let alone a reply.
I leave voicemails on the property manager Gabriela Perotta’s voicemails because she scarcely replies to emails, and neither do her assistants. How can they be held accountable if SHE doesn’t even take these matters seriously. If property management sees this can someone PLEASE get in touch with me??? Stay away from this extremely unprofessional establishment! Resident service is non existent.
