The location is great but be warned. The elevators are ALWAYS broken, even though they spent 12 months “modernizing” them. The maintenance staff is great though.

Just moved in and already love it here. Apartment was move in condition and very clean when I arrived, which was not the case in my last place so O was pleasantly surprised. Maintenance is responsive and fast, and has taken care of any minor things we have asked for in no time. Manager Jay was AMAZING and helped me secure an apartment here. He made the process was seamless and really easy. Building is so close to public transpo and everything Hoboken has to offer - I am so happy to be here!

Just moved out since I bought a place but really enjoyed living here the past 2 years. You really couldn't beat the convenience of being a couple minute walk to the PATH and 5 min drive to the highways for my commute. My unit had been updated and only had minor issues w/ a dishwasher handle and clogged sink during my stay that were quickly addressed by the maintenance staff who are just really friendly and responsive. It was a little bit inconvenient to have 1 elevator of the 2 working the last months of my stay but to be fair it was because they are completely replacing them for the benefit of future residents. The new one already in operation is very quick and although I did not get the benefit of using it for move out they were almost done with the second. I thought of it as a first world problem. I also left the unit pretty close to move in condition and did not get charged any additional fees. My interactions with the manager Jay were always professional and he was fair with working on a move out date which I really appreciated. Overall, had a great run while living there! Between, if you are on the side facing the train station there will be noise and that was a concern at first. I got used to it anyways but I had amazon Alexa play white noise and an air filter on at night and slept like a baby.

I have now lived in this building for close to three years and it is by far my favorite place I have lived in Hoboken. The most prime location and unbelievable caring management team that works to take care of the building and people living here. The apartments are beautiful and the building is very well kept. Mantience staff is always friendly and quick to answer any problems that are had.

They don’t do tours and make the brokers tour their clients yet they don’t pay brokers a fee. They charge an additional “admin fee” of $2,000 just to apply! Disappointing to say the least - my clients were not happy.

Would never recommend living here to anyone. Slum lords. Charges you $1000 for paint when you move out. Only one active elevator (over 2-3 years) on a 9 floor building. Use caution!!!!

The apartment is in an amazing location right off Washington st and close to the path. It is the perfect mix of quiet and lively at the same time. The apartment itself is comfortable, cozy, and has been a great fit for my partner and I. I also wanted to acknowledge Victor and Marcos who are in charge of maintenance of the property. They do a fantastic job completing all maintenance request in a timely manner as well as maintaining all of our amenities. Having them available has definitely made my experience here so much more enjoyable.

Victor is the best!!! He and his team come to fix any issue we have in a very timely manner and make sure the issue is resolved before leaving. He always watches out for us in the building and makes sure to say hi! Jay has also always been very helpful whenever we have questions about our unit or the building. He even answers on weekends and goes above and beyond to help!

1. One of the elevators doesn't work for months. The other elevator was broken for several days, and was later restarted at half speed. A typical cycle takes over 5 minutes in the morning. No attempts have been made to fix it for more than three weeks.2. This building has some problems with crime and package theft. Oh, also the management company's recommended home insurance company completely ignores the claims. Don't buy insurance with Assurant; either find another insurer of read carefully your rental agreement on whether you need it.Otherwise everything is relatively good.

Easily the best experience I’ve had with an apartment complex staff. Everyone in the leasing office is attentive, understanding and willing to work with you on whatever the situation is at hand. The maintenance staff is incredibly quick in response time and able to solve problems immediately in almost any case. Any issues with the building are solved promptly and the staff does a great job of keeping you in the loop on when things will be fixed. 100% recommend living here. The gym does the job. The location is the best. The courtyard is a nice touch.

I am the parent of a tenant who has lived in Observer Park since 2018. Greystar has done a fantastic job since taking over management. They have improved the landscaping, upgraded the gym and installed an easy-to-use keyless access to the building. Also, Greystar installed a generator to run the tenant’s heat/AC and fridge in case of a power outage. It is truly a lifesaver when you have a fridge full of meal kits!The staff at Observer Park is top notch. Victor and Markito have always responded quickly to repair requests. They are also proactive with routine maintenance, seasonally inspecting apartments to ensure that appliances and lights are working, and air filters are clean. Jay Williams, the current property manager, is knowledgeable and responsive to inquiries. It is clear that he takes great pride in the building and sincerely wants to make every tenant’s experience safe and enjoyable.Based on our experiences I would highly recommend Observer Park Apartments and Greystar Properties.

I’ve been living here a few years and I’m very happy with my experience. The location is great and the apartments are very spacious. I don’t hear my neighbors which is a great thing.I definitely recommend these apartments!

Management is attentive, friendly, and quick to respond. Units are great. Building is clean and modern and you can't ask for a better location. This is the spot.

Terrible management. Building manager is never around. Maintenance staff just sits around. Grills on patio don't work, aren't looked after, elevator was broken down for over 2 months without a penny of credit to our account. Cleaning people quit after a few months and trash rooms overfill with junk. Sink backed up multiple times and they thrashed the sink basin with the wrong snake! Hallways reek of cigarette smoke and pot. We finally moved out and management is trying to stiff us with charges...$500 in damages (joke), the cheap laminate flooring crumbled, $500 for painting, even though we had professionals repaint the unit white, and $775 in extra rent, trying to charge us for a week in May, even though we gave over 60 days notice and moved out April 30th. Horrific!!!
