A hot mess. Yes, great views. Heat and electric included. Concierge to store pkgs. But many, many leaks. Maintainance does respond in a timely manner. But do not look to mgmt for help . It is a minus a thousand stars. Have a neighbor who has her dog defecate and urinate on her terrace area and does NOT clean it for days. The smell is horrendous ( which btw is shared with 3 tenants). As a tenant my rights are violated. I can't even open my window because of not wanting to inhale airborne fecal material and the horrific odor. Besides other disgusting habits, the feces and urine is a healthy issue. Even management has posted signs about tenants having their dogs relieving themselves on the building grounds but appears to accept this hazardous behavior by a tenant in spite of many emails, talks and photos. The windows are nice but in each room , they only open from the top a few inches. Very little air can pass through when it's hot and it is in the winter. Even if you turn off the convector, residual heat passes through. Heat is very good in the winter.There are some very nice tenants but many, many drug addicts and mentally ill tenants. I was in the elevator and a tenant had a syringe ? with needle exposed. She was screaming at me in some unintelligible words. Apparently she saw my address in a box that I picked up and was harassing me at my apartment but would hide when I went to the door. Physical fights occur and so many other things. Makes the most run down NYC projects look like Buckingham Palace !!! So if you want a ocean view, you got it !!! If you are interested in a safe , healthy environment for you or your family, you better look elsewhere.

The 4-5 star reviews on here..very unreliable. Many years have passed and we still dont have 100% working washers dryers on EACH floor. I wish security surveillance was reliable. I wish parking in the garage didn't cost $100 extra. I wish we didn't have to beg for things to get done. There's always some kind of excuse. I gave a star because utilities are included and we have a food market store. Oh and you can get a view of the Ocean if you care for that. That's about it.. Too many cons than pros

We've lived here five years. We've had all sorts of problems (water leaks, roaches, no air conditioning, etc.) to work through, so I believe I can offer some perspective for new and existing tenants.We have a good life here. We see the sun rise over the ocean every morning. Our apartment is like a nest perched over the ocean. I walk our dog every day on the beach. Most tenants are pleasant and will greet you in passing. There are some truly miserable doozies and a few crazies like anywhere, but you will learn to avoid them. The rent is stable and affordable. It is an absolute blessing to have utilities included, no property taxes, maintenance costs and someone else shovelling snow.The bodega in the lobby is a blessing. You can get your milk, bread and eggs wearing your fluffy slippers. You can get a takeout meal when you're too tired to cook. Jerry, the manager, is kind and sweet. The staff are friendly and pleasant.The building staff are generally friendly, helpful and courteous. Some tenants are incredibly abusive to them. You might catch staff when they're beaten, licking wounds and not receptive to conflict or problems. Try again later.The lobby can be a bit noisy, but the hallways are quiet. I use the hallways as a track and take the stairs to stay fit. I rarely take the elevators unless I have packages. The floors are quiet. Most times, I don't run into anyone. We have a security camera on our door. It is quiet after 9 p.m., with rarely any activity until people are off to work or the children go to school, beginning about 6 a.m. We can't hear our neighbors.Alejandro sweeps the hallway every day, vacuums once a week and steam cleans the carpet, I believe, quarterly. Tanya mops the tiled areas every day, as well as the elevators. Both clean up and mop the stairwells. Any problems are filthy tenants, not the cleaning staff or managementDo an Internet search for Waterside Apartments (the former name) and read the history of this building prior to these owners and the current management team. The new owners made an investment in a property on the brink of condemnation . . . and are bringing it back.Most apartments have been gutted and renovated with new flooring, cherry cabinetry, granite-like Formica countertops, stainless steel sinks and name brand appliances. Nothing is luxury or top of the line, but it's clean and presentable. They are freshly painted and have European style, hurricane rated replacement windows.There are roaches in the building like so many mid-century buildings on the coast. You can request extermination if you get them. Not everyone does. We had a nightmare infestation after two separate filthy neighbors moved out. Extermination wasn't enough. I had to figure out how they were getting into our apartment, and I did. We had a replacement wall hung medicine cabinet. The original was recessed into the wall and, when replaced, left a gaping, unsealed hole behind the newly mounted replacement. When someone moved out, the cockroaches in their apartments flooded into ours from behind the medicine cabinet. Sealed the medicine cabinet and that was the end of our nightmare.There are ceiling leaks from air conditioning units above (usually at the end of the season when the condensation trays and drainage tubes need to be cleaned) and from the roof and windows above during severe storms. The maintenance team has custom made carts for hauling damaged and replacement ceiling tiles. There are 349 units. You might not be the first to get service, but they will get to you. They gladly supply me with tiles and I replace them myself.The a.c. has gone down several times. It's miserable when it happens - usually late season. Buy some good fans and consider room darkening window coverings. Swim in the ocean or take multiple showers to cool down.In five years, we have never been without heat.There are some drug users in the building but they maintain a low profile. Pros:1. Utilities are included2. Convenience store on the 1st floor3. Right on the boardwalk/Close to Ocean CasinoCons1. Very limited washer and dryers/each floor does not have a fully equipped laundry room2. No Gym3. You have to pay to park outside right in front of the building and to park in the garage is even more expensive4. Surveillance cameras CAN NOT play back camera footage, so if something happens to you or your car- you're screwed!5. Carpets in the hallway do not get deep cleaned. There is not enough staff to consistently keep the building clean. Scummy and rusty elevator walls, dirty floors, etc.6. Complaints or concerns constantly get brushed off by the property managers. There is always an excuse for everything. I wish there was more action, less talk.7. Weird and smelly residents8 The Front Desk security is not the best9 No rent adjustments for times we go weeks without heat/air conditioning. We don't get compensated for the countless inconveniences, but I guess that's not my shot to call10. Very thin walls so you can hear what your neighbor is saying/doing11. Some apartments are renovated, others aren't. I have carpet in my bathroom!I could write a cons list up to 100 if I wanted to. Before you think about moving here, please look elsewhere. Let the Ocean at 101 be your very LAST LAST option.

We didn’t actually go into any of the apartment units but did enter the building to buy some items from the convenience store. The apparent owner of the store was nice. We also spoke to a few residents who seemed friendly. However, compared to all the other resorts, hotels, and fancy tourist attractions on the boardwalk, this building appeared as an eyesore. Once walking closer to the building we could see that it was quite rundown. There were appearances of rust and disrepair. There seemed to be quite a few windows that were covered (from the inside) with torn shades, faded sheets, etc. the building seemed to represent the Atlantic City of yesteryears. It is my opinion that the owners should sell it to tear down to build another, more modernized building or give it a major overhaul.

It's got roaches. They are selective with their rules and restrictions. Staff is lazy and have bad attitudes. Some of the residents are not properly cared for and maintenance is letting the building crumble. The elevators are out weekly and drug activity is an issue. My mother had me down as next of kin and emergency contact. She was sent to the hospital and they did NOT notify me. I found out she was in the hospital during the height of Covid... And she coincidentally died alone. This place should be a LAST LAST LAST resort. Proceed with EXTREME caution ⚠

The unit across the hall from me was a hoarding mess. My unit (730) ended up with bed bugs. I reported them. Confined they came from across the hall. I was charged $350 to have my unit cleaned. They were on multiple (four that I know of) units. They also didn’t return my security deposit until after I reached out to them 32 days after I left. The property manager lies, she claimed they cleaned the units around me. I had to call the code department to get them out there. Most of the reviews on here are for the casino ocean a few blocks away.

My dad is 62 years old and been living here for 2 years. The management is very disrespectful and don’t care for the older people living here. A lot of older adults have health issues that live here and it’s black mold growing thru the whole building. I attached some pictures of how the owners are just not taking care of the building at all.
