Dont even look at this place. 8 months to replace a shattered window. Broken doors at all times looses all your information making you have to get half a years worth of statements 2 times maybe 3 depending on how many times they loose it.cant fix anything.

Great staff and building but I have been experiencing hot water issues which they say is normal based on demand. I have never had this problem anywhere else unless it was a maintenance issue and quickly addressed.. i am not okay with luke-warm/cool showers at 10am or anytime I need a shower. There is hot water but it should be enough to cover all tenants all the time. The no left exit is also a pain. Other than that I love it here.

I was on the waiting list for over a year while they were constructing. When eventually called they decided I didn't qualify for income based because I might get commission. OK fine, I applied and was on the waiting list for a market rate apartment. I checked in occasionally but nobody would answer the phone or emails. Then one day they did, and had rented out the last apartment. Nobody had ever contacted me and I know they didn't go from the waiting list. Completely unprofessional.

I enjoy living here. The smokers are an issue smoking right in front of my apartment but the apartment is awesome.

Me and my partner tired moving in they told us Nov 2021 it would be ready. Then the date moved to Jan 2022. We withdrew our application because they never communicated it was still under construction. We had an impression by the Property Manager that we could move in Jan6th. On Jan3rd we were told by the TOWN HALL that they were not done with construction. The property never communicated. i sent multiple emails and calls but no one ever responded. I am very disappointed.

We were given a potential move-in date about 5 weeks out. At the one month mark(4 weeks) we asked for confirmation for that move-in date. We did not receive a solid yes or no, but were told that date was still solid. Three weeks out we asked for confirmation again and were still not given a solid yes or no. Two weeks out we were still not given a yes or no, but that was the date the property manager was shooting for. Ten days out, the property manager did not respond to our emails, and neither of the phone numbers we had for the property got us through to speak with anyone. Eight days from potential move-in we had to reach out to the owners of the property to get a working number that would allow us to speak with the property manager. We were told she was still shooting for this date eight days away “buuuutttt she couldn’t confirm it.” We were also told in this phone call the final inspection was finished and they were waiting on a final walkthrough from the fire department and one or two other items on the end of the town. We explicitly asked if all of this could be done prior to the date of move in(8 days) and, verbatim, we were told “yeah.” The Monday of “move-in” week we reached out to the town because we hadn’t heard anything from Friars Court, and we had been told by Friars Court that we were waiting on the town. We called simply to get an idea of where finalizing the property stood in the list of their priorities: 1. So we could get an idea if we’d be able to move in this week. 2. Because we were three days away from the potential move-in date and we still had not received a yes or no from Friars Court on whether or not the move-in was a go. The gentleman we spoke with told us the town was still waiting on the property to finish construction so they could do the final inspection. The property manager lied to us about construction being finished, and had us thinking just three days out from potential move-in that this date was possible. I find it hard to believe the property manager did not know this move-in date wasn’t possible when we spoke with her on the phone a few days prior. If she knew we should have been told. The gentleman at the town called the property manager after we got off the phone with him. Not 5 minutes later we received this voicemail: “Hi this is _____ ________ , property manager of Friars Court up in Hudson. I’m calling because I want to talk to you about the move-in. It looks like it’s not going to happen this Friday the 6th and I told you guys that was a tentative date so if you want to give me a call I’d be glad to speak to you about it. However, I am going to ask that you stop calling everybody and their mother looking for information. The city has nothing to do with this and I’m a little upset that you guys are taking it this far.” This voicemail in conjunction with the terrible lack of communication, including all the times we reached out via phone, and couldn’t get in contact with anyone, and via email, and were given little to no information, or even outright ignored, soured us on the idea of living at this property. What we need to do on our end was not the responsibility of Friars Court. We were moving from out of state and needed to give our jobs ample notice so our transfers would go over smoothly. Three days is not enough notice. It is not Friars Court’s problem that we packed up our entire apartment the weekend before potential move-in, and had spent the last couple weeks running down our groceries so we had less to move. However, it is, or at least should be, Friars Court’s responsibility to communicate openly, honestly, transparently, and with even notice with its potential tenants. We were eager to move in to a new property in a new place, but our experience the last month left much to be desired. Our experience was not good. Good luck to anyone moving in.
