I had been taught the motto that of which is document everything in case anything bad where to ever happen. While living in this apartment I did just that. I lived here from Summer of 2022 till summer 2023. In 20 years of service all over the world this is by far the worst place I have ever lived. The only quasi highlight was feral cats wildlife, and quietness of the area. Not only was I exposed to Radon for 9 months that when asked for the results of such test was told I had no right to them per Elevate Livings lawyer. Also talked to Nebraska Department of Health and Human services who at first was helpful and then just ghosted me. I am putting this out there because this place showed nothing but contempt for its tenants. I would give this place 0 stars.-TLDR-Pros-Close to base.-Relatively cheap.-Pool is nice.-Quiet at night and wilderness.Cons-Radon exposure in 1st/basement floor.- 9 month Radon exposure before installing Radon fan (would not release the 90 day test results that they did in fall/winter 2022-2023.- Fought to get results of Radon test was denied as I was told I was not entitled to the results. (Don't care about your health or well being)-- when they put in Radon monitor was threatened if inspection failed it would be another 3 months and pay out of pocket for inconvenience. (only given 24 hour notice before putting device in my apartment)-Gym is trash.-No notice or maybe 24 hour notice - inspection/maintenance.-No second key.- Told to go make a copy at hardware store.-Leasing office takes the parking spaces of the tenants or new tenants.-Leasing people not social or friendly. dismissive/stonewalling-One maintenance guy for 3 properties.-Had ceiling cut out for leak 3 months later no fix still leaking.- It took 4 months to fix and patch the ceiling.-If not home they just go in your apartment.-Acorns fall on your car in the fall and dent the roof/hood.-Laundry room is trash- $2 wash and $2 dry. Changed price without informing anyone and can only use quarters.-Maintenance makes a mess in your apartment your expected to clean it up.-Trash strewn about the apartment complex.-No microwave.-No garbage disposal. (used to have them, took out due to not wanting to deal with maintenance cost)-Chimney non usable even after told it was part of the amenities- When touring the apartment told a fully functional fireplace, bought firewood then was told that fireplaces weren't certified and to not use them. Asked if they would be certified before winter set in told they would try. Wasn't certified by the time I left a year later.-Upstairs neighbors can hear all movement. (Sounded like elephants in a Parade on a trampoline)-When asked to clean deck by power washing on my own dime was denied. They never cleaned it on their own accord during the year living there.-Ceiling leak in hallway (outside front door) several months. I know it was over a month before I moved out.- be careful walking on wooden walkways as they have nails exposed and dry rot.-Smells like sewage from the AC turned on first time.-Weed plant that happened to magical fall by my porch (Pretty sure it was thrown off one apartments above me.)

Dont move in if you have intentions of getting a deposit back.Moved in over a year ago and the apartment wasnt even ready for us to move in. The carpet was old as dirt and looked like it too, they said it was 9 years old when moving in. It had holes and couldnt vacuum it too often cause it just ripped it out the ground with my awesome 40$ vacuum lol not very strong is what im saying. I also didnt have one of my two bathrooms for 8 months due to laziness on both vendor and definitely the property.I didn't have a kitchen for 5 months again laziness from the property mostly on this. Had a leak come through my ceiling and ruin aton of clothes and art, no one even came to look at it.Be prepared to have home owners problems without owning the home. Another huge issue is that people work here they do, but answering emails or phone calls is asking to much so if you do want something done you can go to the office directly until they get annoyed and actually do the job they get paid for. So after all this they want my deposit of 600$ o and another 250 for old carpet. You guys suck!

Yes I lived there I am very disappointed in their management they tell you one thing and do another they are not considerate or friendly the website showed. That we had a fireplace moved in started to use the fireplace of most total not to use it. They were not usable then we asked why because they weren't built right? So why would they be even on your website offering you? A fireplace to you maintenance was so slow and the way they give you. These notices of a 60 day notice which is b*******.I would never recommend this apartment building to anyone. Also you get stuck paying for c*** that was never ever talked about moving in. I really don't understand they want you to. Give 60 days' notice whatever happened to a month notice or they that greedy that they want you to pay for an apartment that you're not living in would? You buy a house and you know? You have to pay for a mortgage and they're rent close all the and's the charger. We were late 1 day a may charge. Does $200 basically stating that we were a month to month? This is just b******* I would recommend no one rent any of this property.I am very disappointed me being a property manager for 10 years. These people do not know how to be managers.

I would like to give this complex a higher rating, due to some flexibility they had with me when it came to being able to stay in my apartment after being close to my move out date and some things falling through. They were helpful and it kept me from being in a major bind. However, my rating is based on the price and experience. Let's start with the apartments being old and out- dated. The carpet was old and gross when I moved in (they charged me for the replacement of the carpet nearly 600 after I moved out). The ceiling had cracks in it. Once filled with furniture it gives a homey but crowded feeling. The walls are paper thin and you will almost certainly have issues with the neighbors if they are even slightly loud. I was on the second floor as well and even normal walking around was heard above you. I feel also the maintenance staff was stretched thin, I had a problem with my shower and it took 4 months to get fixed (given it was partly during Covid so I don't place full blame on them.) The leasing staff never seemed to be in office when I would call or go down there for a question. They advertise a pool but it is barely open for more than a week at a time due to cleaning or other problems. My place had a fireplace but we weren't supposed to use them. My apartment had shared laundry and it cost 4$ a load to used a small community washer and dryer. Also, our building constantly got told we had a water usage problem. The grounds are weekly cut and somewhat maintained but there is dog poop everywhere and the bins are always overflowing by the time they are cleaned out. The area is tucked away and offers a lovely view so there's that. Also, keep in mind that late charges add 10 percent to your rent, they don't accept in person payments and charge a 20 dollar online fee which is unfair. (I guess a lot of places do this now but its still unreasonable). For a younger single person with some patience this place may not be to bad. Would not recommend for a family or and older person. This place needs to be updated drastically. Also, ignore the fitness center they advertise. In my time there is was just two broken treadmills, and some heavily used dumbbells. Not exactly the best place to workout. Thanks for the few staff members that helped me out but overall this place needs some work.lived there from november of 2020 to july of 2023.

Parking is horrible, the fitness center is 1 elliptical and 1 treadmill, the pool is always closed, and they are constantly checking inside of our apartment for " water overusage" every single month

Horrible place. Took them over 7 months and several police calls for them to do anything about insanely loud neighbors, never came to fix our clogged and unworking tub, and cant answer their own phones. Now, because they somehow also never got our email from months confirming that were moving out at the end of our lease, theyre gonna try to make us pay an additional month of rent, but jacked way up. Do not live here.

Living near them isn't pleasant. The security service they use likes to shine thier obnoxious blue lights up in my windows at midnight. Isnt there some sort of public nuisance law that can be utilized here. I'm tired.

We have been here 2 years and absolutely love it! Ken, our maintenance guy, has great communication when we have a work order. The office listens to our concerns and addressing them in timely manner.

Absolutely horrid customer service, I’ve had multiple issues that would require assistance from the office and left numerous calls but I never receive a call back and the issues do not get corrected. The apartments are outdated (understandable for the age) but the actual DAMAGE isn’t understandable, for example there is a large holes in the walls from previous work done, the shower drain isn’t attached to anything so it’s just a large gaping hole in the floor to rusty looking pipe, the bathtub has cracked tiles and gabs with spotty (and nasty) caulk AND the fireplaces are a SCAM I’ve reached out multiple times to use the fireplace and they keep saying they are waiting for permission. Like it is January in NEBRASKA. Also our floor plan consists of a huge double sliding glass door that has the worst draft making our electric bill high to the heavens and we still wear jackets and use blankets inside. 10/10 do not recommend.

We lived here from October 2008 to October 2009. These were the best apartments we had ever lived in, no where else was even close. The area the apartments in is a wooded enclosed area, down in a valley, it is quiet, and absolutely beautiful. During the summer when the trees are in full growth, the natural beauty of the area is so peaceful and inviting. The apartments themselves are likely built in the late 60s/early 70s. Lots of wood, a lot of dark and light brown in the exterior to match the overall decor of the surrounding area. Interior layout was open, large, we had a 2 bedroom corner apartment on the 2nd floor, two balconies. We also rented a garage for my sports car. The pool was nice but we rarely used it. If we ever had problems with the apartment, the managing staff was quick to come work on things. I fixed a lot of stuff myself though because I know how to (and honestly a real man should be able to do that). We moved out when we purchased a house, but if apartment living was going to be long term, this is where we would have stayed. At the time, this complex had the longest average tenant occupation (meaning they lived there longer) than any other complex in Omaha. That's saying a lot. Not a lot of negatives, our neighbors were decent, the blacktop pavement of the streets going in and around the sprawling apartment complex was always rough. In the winter you had to be very careful because of some of the steep streets. I realize this review is what it was like nearly 15 years ago, but it was such a beautiful peaceful area. Hopefully still is.

The maintenance guys that came to install our blinds are great! They immediately got to work as soon as they walked in and they were extremely professional and worked around all of our new move in stuff!

Fantastic views but that's the only good thing about them. Honestly, with maintenance being almost nonexistent or just not caring, we had a leak in the foundation and would pour out of the wall right above a outlet. At the office, they gave sub-par service at best. When we moved out they blamed the foundation issue on us, even though we repeatedly informed them about it. Would give it 0 stars if it was possible. DONT RENT FROM HERE.

A lot of potential for once very unique and beautiful apartments. Poor management and maintenence has resulted in a very unkept and neglected living complex. The pool is cloudy and full of hair, bugs, leaves and lots of other things. Some walkways are bordering on hazardous because they are not maintained and there is no working lighting in some areas. Wasp nests and cobwebs decorate the outside facade. The inside has not been updated in probably decades; dated and unattractive cabinets, countertops and appliances. With as many people living here as there are, it is disappointing to see that money is not going back into the upkeep of the property.

Lila was amazing! She answered all of our questions concisely and promptly, and she was super kind! She’s a lovely person to have as a first point of contact for prospective Fontenelle Hills residents. Thanks again Lila!

Just moved here in December and I'm in love! So far we have had zero issues! Neighbors are friendly and keep to themselves for the most part. Maintenance is quick and very nice! I love everyone at the office too. There are always little nit picky things like the grass being almost non-existent, but it's not that big of a deal. And I do wish that the workout facility was larger, but they don't make it sound like that's a huge feature. Otherwise everyone needs to check this place out!!!**UPDATE**We ended up living here for almost 5 years and I wish it wouldn't have taken so long to leave. By the end the maintenance didn't exist and we always had issues with things breaking and never getting fixed. The management changed way too many times to count and clearly no one in that office knew what they were doing. While I lived there I witnessed 2 separate fires in different buildings. Both of which took far too long to be bulldozed. If you are looking for cheap-ish apartments, the wildlife is worth it. Otherwise, I wouldn't do it unless they put some money into these to upgrade every unit.
