These people really are Great!! Helpful, courteous and friendly, I love bringing guess down there cause I know they’ll be speechless from the scenery alone then add on the kind friendly service these folks treat you with and you’ll leave wanting to go back! Never have I ever felt unsafe, unwanted or like I couldn’t ask a silly question. My daughter and I totally love this place, and Ive never felt like it’s about our status or gear, they make you feel welcome with a pinch of “We got you” type of security and like they genuinely want to see you agin and that’s what your dollar can’t buy!! between the local anglers and the Theodosia community your guaranteed to find your lane and enjoy the time you spend there!

Cookies Restaurant was awesome!! The food was absolutely delicious and what great! Highly recommend! Coleslaw was homemade as were the mashed potatoes!

This year 2020 was my family's first time renting a pontoon. We are very happy we found this marina! The guys at the dock were great! We actually have been there twice this month! The first as a birthday adventure! The second because we really enjoyed the lake, and how smooth everything went! Did the eight hours both times. Our little year and half old came with us, and had a blast!

Had a absolutely incredible time at the Resort and Marina with my Family. Cookies Restaurants Food and Service Exceeded Expectations Always in All Ways. This is absolutely my favorite place to stay when vacationing in the Ozarks!

Parked my boat in the marina and we had lunch there at Cookies? Marina was more than helpful. We were offered a ride from the marina to the restaurant. Excellent lunch, catfish meal. Mariina is easy to get in and out of. 5 stars.

Kept our pontoon for 5 weeks and never touched it. We were told they were 2-3 weeks out when we dropped it off, which we understood. After 4 weeks, we started calling to inquire and we were told they were working on it. Specifically, they had it in the shop working on it. After 2 weeks of being told they were working on it, we drove over to check on it when we discovered it had weeds growing up around it. Idk if the other reviews were for work during the winter or what, but I don't recommend them at all, especially in summer unless you'd like to spend the summer on the dock

We brought in a used fishing boat to get a pre-sale inspection on. They went over it and got back to me with the estimate of the repairs. This facility wasn more than honest and fixed the boat in a timely manner.
