My review is 100% accurate . It was what I actually experienced. And the main problem was how all communication was cut off between me and anyone from the property management company. When I talked to Ed's manager, she was very surprised to hear about many of the circumstances I had to deal with while living here. And this was after I was told that a lot of my issues would bubble up to higher level management. And if my issues were heard, then it would have been reported that my temporary AC unit did not work at all. And we did leave early because my wife and I no longer felt safe living there. After a whole year of asking for Ed's manager contact info, he finally blew up and yelled at us. The business model should not be to burry complaints and shift blame on to construction crews and residents.

Worst living experience I have ever had. Every possible worst case scenario occurred from having an AC that went out for an entire month in the hottest part of summer (completely unlivable and lived somewhere else for that month), to not sealing up windows and leaving huge gaps for weeks in the coldest parts of winter. All of their rehab projects took many months (we moved out before any of it ever got completed). We had our windows totally covered with protective construction cloth for 4 months straight giving us absolutely 0 sunlight. But the absolute worst part is how Ed, the property manager, treated and yelled at my wife in a threatening way when we tried to talk to someone about compensation for all of these setbacks. The property management company did nothing for us as a whole. A lot of games were played with us from the property management company when trying to get any accommodation or compensation for any of these problems. And Ed got a free pass with his disgusting behavior.I can go on about a million other problems we had, but the bottom line is we were treated very poorly. Even after sending emails to Kathy (Ed's boss) and the CEO of the management company, none of these problems were addressed and no actions were made. A lot of blame was shifted to the contractors that they hired and other poor excuses. This is the perfect example of a company that puts their customers last and takes shortcuts to get ahead. Living at Waterford Downs for the past few years has given me a sense of community after moving here from my hometown in Indiana. I have lived in other apartments and have never experienced the level of friendliness among neighbors or apartment office staff that I have found here. Ed has always made sure any needs I have with maintenance issues have been throughly addressed and always offers a smile and good conversation when I see him around the complex. It also is evident that he takes so much pride in the management of this complex. He makes sure everything with the landscaping is beautiful. Karen is so kind and helpful when I go into the office or call with a particular need. It is a very pet friendly apartment complex and she often has commented on how cute my dog is when I’m out walking and I appreciate her taking the time to do that. I have been so pleased with the new maintenance staff member Robert. He was very helpful in fixing an issue I was having with the lock on my door and with my disposal. He was thorough in fixing the issues and was so friendly and personable. John with the maintenance team has also been very friendly and even though I know everyone stays busy tending to maintenance requests he always takes the time out of his day to ask me how I’m doing when I’m out walking my dog. This is a great place to live and I‘m so glad I chose this particular apartment complex when I moved to St. Louis.

I’ve lived at Waterford Downs for 3 years now & it’s been great. From the area, the complex to the manager Ed. I have nothing but great things to say. If you are single & looking for a nice place to live this is the complex for you. I am a single woman & never felt unsafe around the complex. Would definitely recommend to others & have. :)

Absolutely love Waterford Downs. The apartments are a dream.But the real star of the show is the management team. Karen has been extremely helpful and created a great experience for me and my boyfriend while living here. She answers all questions and inquiries we have had. Helping us throughout the process of having our first apartment. Absolutely lovely.A big thing while looking for apartments is good management and maintenance (which is hard to find nowadays). This complex has that to the highest degree. The maintenance is 24 hours and is extremely quick to respond and fix anything.Thank you so much to the staff!

I want to thank Karen from the office immensely because it was my uncle’s first very good interaction of the day after looking at many apartments. We didn’t have an appointment or anything and you welcomed us with open arms. My uncle is going through a lot right now, as he just lost his wife less than a month ago. So it really stuck with me how polite and kind you were to us despite not being scheduled.

Posting here because they removed my review on w different site. Do not rent here. The property manager and leasing staff are extremely unprofessional. I’ve dealt with issues in my apartment for 3 months without anything being resolved. Multiple other residents are leaving due to horrible conditions. One condition is a cockroach problem. They have not offered ANY rent relief and their only response to issues is “well you can break your lease.” Don’t waste your time or money here like I sadly have.

I would absolutely not recommend this place. The apartment was not ready on move in day and still needed work done. Even after that there was large gaps in the sealing near the front door where DOZENS of bugs have been getting in. Management was notified and either never responded or would send someone to fix one thing out of the multiple work requests. The construction crew they hired to fix the windows and siding have been leaving garbage all over the property and when they were throwing garbage off the building they almost hit my boyfriend and again management does nothing about it.

DO NOT RENT HERE. Lived here for 3 months and it took them 3 months to fix serious/ health hazard issues. They delete bad reviews and don't respond to issues unless you visit them in person. They also have a serious cockroach issue that they don't care about. Their only response to issues is to break the lease and they have offered no rent relief. All staff are extremely unprofessional besides the understaffed maintenance crew. This complex should be reported to HUD and the property manager should be fired.

The location is good but the exterior of the units are in need of major repairs. The complex is not attractive. The leasing agent had no model to show me. She did not invite me to come back either. I felt discriminated against.

Just a note to thank Chris from maintenance for fixing my A/C on a Saturday afternoon. Chris dropped everything he was doing to take a look and ultimately fix the a/c. This isn't the only instance either he has responded quickly to assist. Thank you Chris and I appreciate everything Darrin

I really like this complex. The one bedroom apartment is just the right size for one person. It is pretty quiet and peaceful. The office staff is very helpful and the maintenance crew is great! Chris Cherry is very nice and helpful. He goes above and beyond his regular duties to make sure everyone is comfortable.He has been extremely helpful to me because I am disabled.

Lately I been super impressed with maintenance team super responsive. Chris cherry is super nice; helpful and went above and beyond with everything. He helped meCleaned the club house and helped taking the trash after my party. He saw that my battery was dead after hrs and helped me jump start my car.
