They don’t even deserve 1 star, they need the health department call on them, me and my sister stay in them and it was the worst I every stay specially when I got pregnant and stayed on the 6 floor because they elevators NEVER STAY UP, you can’t have packages sent there because they have crackheads living in the apartment building and they steals, they don’t have not one camera working cause my sister car got broken into twice and they didn’t have no camera work. They don’t fix anything right and it takes them forever to fix things. For what they charging people, it’s not worth it, I only was able to do 1 years because they had a big whole in my living room for like 5 months saying they was fixing my tub from my living room and didn’t won’t fix the hole cause they said they wasn’t finished but wasn’t coming to fix the tub or hole. They are really over charging and the apartments is not worth it. Then they had a maintenance man come inside my apartment ( after I ask can I be contacted before someone come in my apartment without) when I wasn’t there, a picture I had over the door some how got broken, they told me, they just can’t say he did it but he left it on the floor tell I came home and that’s how I knew someone had been in my apartment so they don’t even let you know when they finally comes and fix stuff

I moved into the Hutcheson Arms at the start of this year. It has been one of my biggest moving mistakes. I chose this place because it was closest to my job and the cheapest. Big mistake. I lived at The Saum a few years back and assumed the Hutcheson Arms was more of the same. Big mistake. The Hutcheson Arms is the worst apartment building I’ve ever lived in. I was lied to about the freight elevator being fixed before I moved in and had to move everything on the regular elevator on my moving day. My first few months here the regular elevator was seldom operational. Now the elevator just stinks every day. The studio apartment I moved into has so few outlets per room that I have to run electric cables across the doorway to power by WIFI setup. I have had water leaks in my hall closet (which damaged some clothing), in the bathroom and the kitchen. I put in multiple service requests for the damage and most of them have been closed without the issue even being looked at by the maintenance team. I have never dealt with such negligent management and maintenance people. I have also had to deal with constant construction noise beneath my apartment. The noise is so loud that I can feel the floor vibrating. I have to wear headphones in my own apartment to drown out the noise. The water damage has caused constant insects in the bathroom. One morning I saw a man sleeping on the floor in the hallway next to the elevator. A maintenance person has entered my apartment unannounced while I'm in my underwear. My toilet has not worked for months. Maintenance claimed they would fix it and never came back. In the winter, the residents have no control over the radiators in the apartments and I had to heat the apartment with an open oven. I could go on forever with the awfulness. The property manager George Chisolm has done nothing but give me the run around every time I’ve ever contacted him. Problems are never solved at the Hutcheson Arms. I will definitely be moving out at the end of my lease and strongly discourage all from ever moving here. I wish I could give this apartment negative stars. The property manager and the maintenance team should all be fired. Stay away from the slum that is The Hutcheson Arms.

Where do I even start. Zero Stars. Do you want to feel like suing your landlord everyday? Walking up stairs when you live on the 10th floor, or take the option of possibly getting stuck in the elevator (when it rarely works). Then live here! I’ve gotten stuck in the elevator and the fire department was called multiple times. Mice, I’ve had a couple the only way I could live here is my cat would alert me and will leave for a few days/weeks and let her hunt them and alert maintenance, all maintenance does is set sticky traps down days after I’ve put in the request. They also “renovate” this once was a beautiful building that was ruined. They put in new windows in my unit scuffing up my walls and paint. Broke a piece of furniture. The workers they hire do not speak English and cannot communicate to you. I asked them what other furniture I needed to move out of the way after I had already removed most of the furniture in my living room. Came back MONTHS later to trim the windows, and a few WEEKS after that to paint. Maintenance just does not care about you as a human. They are loud, messy and are rarely around. They say that they do but they don’t actually do anything about it. They “fix” something and it breaks a week later.

This company changed its name from Asprient due to a lawsuit. This building is not habitable. Each morning I would wake up expecting issues. Either an email saying the water would be shut off that day, packages stolen, constant hammering, dust everywhere from the construction, random men wandering the building being weird and/or aggressive. Living here for the last two months has been weird, abusive, traumatic, and disgusting. I'm honestly shocked I lived under such disgusting conditions. I don't think what they're doing is legal!

Horrendous experience, Specifically THE MAINTENANCE TEAM, are supposed to be renovating the rooms from 8am -5pm, so there's PURPOSELY loud banging on walls it's like they like they hire a bunch of Criminals and Thugs..they come to work high as kite... even if you complain they will make it seem as if you're the issue.. I've Caught TWO Maintenance men around 1am midnight CREEPING in and out of one of the empty rooms together.. they are supposed to be renovating in the Daytime on MULTIPLE occasions..so be Aware Maintenance has access and Keys to all the empty rooms/ AirBnB as if its FREE MOTEL or a Play room..... there is no professionalism at all ,Management is no where to be found in day time..

I reported a problem with the plumbing in my sink on November 5 and was told everything was fine. Flooding started November 15 and continued November 16. This is the response from management when asked why nothing had been done proactively to prevent this: "The building is over 100 years old and has been poorly maintained in the past by previous management groups. We purchased this property at the end of 2019, unfortunately we can't control things that break, a lot of parts we are discovering are non-existent. We are doing all we can and utilizing our resources as much as we can." Every maintenance and cleaning person I've interacted with has been lovely. Ownership and management refuses to take ownership, apartments are overpriced, and I regret signing a year lease. Don't live here!

Do not get an apartment here. Maintenance takes extremely long to fix major issues. Property management does not care about making tenants feel comfortable. I have had gallons of water pouring from my ceiling for months. The ceiling could literally collapse on me at any moment and they don’t care. Mind you I have been paying $950 a month for a tiny studio apartment that has given me nothing but issues. They dress it up by having new appliances and pretty back splash but don’t let it fool you. I have came home and the lobby was literally raining water before. I have came home with hands full of groceries and the elevator wasn’t working multiple times and had to walk up 8 floors! Definitely be an able bodied person with money to waste if you would like to live here.

Never been treated so poorly in my life. They failed to fix an outlet which had caught on fire/shorted out with the ac unit plugged in. I started moving in thinking it would be fixed but it's been over a week now and these folks still can't tell me when it will be fit to live in. It got to the 90s inside the apartment today. I still don't even live there but my things are there. Their responses are usually "we will do our best" "we are sending someone to look at it" "our electrician is in our other building" "someone will be there today to fix" Now I have to move out after I just started moving in because these folks clearly can't operate successfully. I have requested a refund and my lease to be broken but they seem like they don't want to give anything. Their pictures are not accurate, the gym is not usable, the parking gates break and doors are unsecured often. They are constantly sitting water off and not scheduling proper notice , it's lunch time and I have no running water. It's a second job keeping up with all their general maintenance emails. (Daily). And they often change the originally dates they decide they will enter your apartment and you are expected to just always be ready for them. They do not coordinate with their tenants properly or care if they might disrupt them often.

*The pictures you see advertised are not at all how they look in person, or for long periods of time*Horrible office staff + the turnover for the company leasing the property has changed several times, but all have been inept. Overpriced for the services ‘provided’. Maintenance takes absolutely forever to attend to major issues, because they wont hire anymore people. Lack humility and understanding during this pandemic - absolutely do not care about the residents aside from getting that check. Avoid at all costs.

I have been living in this apartment complex for the last 3 years. The first year was pretty good but after that things started to break down and not being fixed in a timely manner. For example I live on the 6th floor. Our elevator working is crucial for me because I don’t have great knees. I do a lot of walking at work so I rely on that elevator to work when I come home. The elevator broke down for a period of 2 weeks. I climbed those stairs every day for two weeks. There were people worse than I who couldn’t do that. So I suggested to the office about them having someone to operate the freight elevator while the other one is being fixed. They said no. This is how they feel about people who pay their rent on time every month. They just don’t care at all. The second issue is our basement door that people use as a convenience who have a parking spot in the back. That doors lock broke and never got fixed so we have to walk all the way to the front to get in. We can still go out that door but if we have groceries it’s a pain to go all the way in the front. And now our elevator seems to get stuck on one floor almost once every 3 or 4 days. It has to be reset by the maintenance man to get it to start working. These are little and big things that an people should think about when moving in. I will be moving out as soon as I can. This disruption with the elevator literally affects me on when I can go to the grocery store. I’m not going to make repeated trips up 6 flights of stairs because they don’t want to take care of this problem once and for all. They are too worried on spending their money on trying to renovate their rooms instead of making the people who live here happyDONT MOVE IN HERE. YOU WILL BE SORRY!!!

If I could give zero stars I would! I found the space on apartments.com, and committed to holding a space with assurance my deposit would be returned if I decided elsewhere.Well, I’ve been waiting for OVER A MONTH on my return of money after I declined the space after reading horrible reviews. Roaches, bad management, and poor upkeep. The property reps have hung up on me on the phone and refuse to answer my texts. At this point, I’m either going to have to take legal action or go to the building everyday until I get my deposit back.

Don't live here! It has been a nightmare. I had a gas leak before I even moved in; I've caught 3 mice; one of the radiators broke; all of my towels were stolen from the washer; packages go missing- endless amounts of issues.NOW they are renovating several of the apartments, so there is loud, banging construction noise all day.
