I am going into my third year living here at the Fairways and I have had nothing but positive things to say! The office/maintenance staff are always extremely friendly and quick with anything we may need. I lived here for a year in 2020-21, moved out due to my own personal reasons, made my way back here in 2023 and going into our second lease renewal. These apartments really do feel like home, and are very reasonably priced compared to other luxury apartments around LS. We truly love this place and definitely recommend it!

My son is still grieving so I'm writing this on his behalf. In February my son's wife died and as a result he needed to break his lease and move out of his apartment. The apartment manager told him that based on his circumstances he should petition to have the $3000 fee waived. We received notification from corporate that the waiver was denied which is heartless. They have every right to charge my son, but under these circumstances they could have shown some compassion.

If you value your peace the hard earned money you make, and want to feel comfortable, DO NOT rent here. Though no place is perfect, the cons outweigh the pros. Some reviews I've read on here sound amazing, and I wish that would have been my experience but it has not. I took my time to provide you detail so you can decide the gamble you will take. The entire 10 months out of 12 I leased at this property, I had issues, I will try to skim down the details...Fairway: "Would you like to see a display unit of what we have available?"Sure!....30mins later, "I love it! Can I see the actual unit I'll be staying in?"Fairway: "It won't be available until you move in."Saturday move in day in December:Walk to a building with dangerous crumbly concrete stairs on all 3 levels- My assigned unit had large trash juice stains outside the door (can't be removed by washing or bleached)- Inside the unit its freezing cold, find out the heat doesn't work (it wasn't fixed for 3 days. They offered a tiny space heater that my 10 year old and I had to huddle under to stay warm).- There's screws all throughout the carpet- Caked on dirty fan blades (I cleaned after move in)- There were black pieces of something coming from the shower door (mold) eveytime I showered- The walls were not retouched but looked like someone poured paint at the top of the wall. Let it slide down and dried.- If I got home later than 8p or 9pm, I would have to park 3 buildings down the street, hopefully w/o groceries- The unit was old and outdated and was told there were no other units available for another month- I asked about the move in inspection sheet. The property manager said "I would be so upset if I were you with all of these issues. Dont worry about any fees when you move out." Should've gotten it in writing...(Though I cleaned it anyway upon move out, they sent me photos of tiny spots I missed and charged me over $200 in moveout fees despite 10 months of uncomfortable, we need to come into your private space AGAIN whether you're here or not, 'why is there NO parking unless I pay 40/month?!', AND it being cleaned WAY better than when I moved in...and by the way they forgot I was moving out and though I was available for the moveout inspection they were not, therefore I was not able to advocate for myself in person, so they took advantage of that and charged me despite what the property manager said)- During a repair, a cigarette butt was left in my 10 year old daughters bedroom floor by a staffed maintenance (always keep a ring camera up)- The dryer had to be fixed 7+ times (wet clothes sitting in a broken dryer for 3 or 4 days w/o repair, multiple times??? Not fun)- The air/heat unit had to be fixed 4 or 5 times before it was replaced- I had $200 electric bills because I didn't realize until later that the windows weren't flush/adjusted correctly to the pane.- Though I told them multiple times about the mold in the bathroom, they sent someone to "clean it" but it was not then kept going back and forth with me about how they sent someone already. It was so gross, I had someone come to my apartment to take photos and send to the property manager. Very frustrating.- My packages were stolen about 3 times.- The outside entry ways we're nasty- I asked of they could power spray the balcony because it needed it (noticed it was dirty when I moved in), but they said there would be a fee of $60+ or something around that (why wasn't it clean when I moved in!?)- Appointments were scheduled, you take off work or adjust your schedule for things to not happen...on multiple occasions*Some of the above things were recified and some were not nonetheless, you will have to repeatedly make your requests before you are believed, you will not be seen as a valued tenant after you sign the dotted line, don't believe the property manager when they say "dont worry about it"....then again, after this review, they may make it better for you! Your gamble. Go

I tried to break my lease by applying for an exemption under the Federal Fair Housing Act and of course the property management company denied it. Then, I was told I could call and ask for this to be looked at again so I did but no one ever answered or returned my calls. I had to leave in mid August because by the time I went through their entire long process it was after the 5th and I could not afford August rent plus the late fee. They charged me almost $10,000. My deposit covered a tiny portion. They made sure I won’t be able to rent anywhere for a very long time. They know I don’t have the money and don’t care. Corporate greed will always win out. Also, the people in the office are fake and rude and not empathetic. It’s just a business. Fine. But when your stairs are crumbling and concrete is falling on top of my kids from the outside stairs above maybe don’t charge me to fix the problems that Harbor Management Group won’t. Do not rent here. They took what was already a really difficult time in my life and made it 100x worse. My son and I are currently homeless.
