Less than 1 star!!!! The house we lived in, was in worse condition upon move in, than when we moved out. We were charged for things that were broken upon move in AND we sent multiple email's for fixing over the 3 years that we lived there, and things never got fixed. Sent a dispute email to get more of the deposit back on 8/16 and was told on 8/20 that they were sending to the owners (who live out of the country). Today, 8/28, we called Renter's Warehouse and they just told us they never sent it to the owners. Go figure! Now it's more of a waiting game and I'm so glad I moved out. Lawyers will be getting involved if this continues.

If I could give 0 stars, I would. They do not respond to emails when they are factually in the wrong. I have now got my family attorney involved to receive my deposit back after completing a full year of my lease and left the property in better condition than I moved in it. I received the deposit disposition that I would be receiving it in the mail to the correct address and it has been weeks. I call and no one has answers. I email and they made up a lie after speaking with the owner of the property. I have emailed for days and can’t ever get someone from “corporate”. Having to sue over something that the company stated I am owed is truly horrible.

My husband and I have had the most amazing experience with Michael at Renters Warehouse!! What’s been a hectic and chaotic time in our life, has been made as stress free as possible by working with him and his team. Such a fast and painless process, and he has been extremely communicative and friendly since the beginning! Horrible experience. Wouldn't fix anything. When we moved in there was a broken window in the basement. We asked them to fix it over and over again. They never did. Sliding glass door on the rear of the home also broken. Also ask them to fix it never did. Window screens continuously fell out of the windows because the window frames were separating and coming apart. Ask them to fix it never did. Then when we went to move out we were charged to fix all the things that were already broken when we moved in. Don't rent anything from these people you will regret it.

I was pleasantly surprised at how proactive Michael Smith was throughout our interaction. He was timely and professional. He knew what was needed in a timely manner and often presented professional creative options when a challenge presented itself.

I would give no stars if I could, I was gonna rent a property paid the deposit and before I did I asked if something happened that prevented me from renting would I get deposit back. Michael said yes, (now mind you I was excited to move in but before I could my only transportation to and from work broke down and was going to cost four grand or more and there is no way I could afford to move and pay to fix the vehicle at the same time (mind you the lease didn't start till sep 1 and it was only 8/9. )I explained this to him and he said he would see about the deposit, then told me no they will not be giving it back.

DO NOT RENT ANY PROPERTY FROM THEM! If I could give no stars I would!! I left a review previously and they won’t let me respond to what they said, so I’m using another account to update. You can reference the “Melissa Underwood” review. I’m creating this review because they seem to respond better to these reviews than they do to actual customer service requests.
Anyway- We have had nothing but constant maintenance issues, and now they are claiming that because I missed a phone call, Its a “denial” for work to be done that I requested. Even though in our lease it’s never stated that if I miss a phone call they can deny work. Also, they have my husbands phone number and they didn’t try to call him when I missed the call. He’s listed on the lease, so he could’ve been contacted but they didn’t. They just chose to I guess claim it as a “denial”.
They claimed that they have given “timeframes for work orders” yet they have not. That is a lie. We’ve had carpet peeled up that one of their vendors did, in our basement for over a month and yet here we are, over a month out and they haven’t even called or e-mailed to tell us anything about that case. We pay over $2k a month to live here and haven’t gotten to use our basement in over a month. It’s a finished basement that is supposed to be an area we can use. It was our kids playroom.
We have windows that don’t work (almost all of them upstairs) and they had someone come “look” at them but never told us when they will be fixed, it’s been over a month for that request, as well. And the biggest issue is our concern for mold in the home. Which we have e-mailed them about and submitted a work order for through their portal. They claimed in another review that they did a “thorough check”. They absolutely did not. That was yet another lie. I was present when the “mold check” was conducted, so I know exactly what he did. The check consisted of a maintenance man checking a wall in the basement (one wall) and said he didn’t see mold on the wall so there is no mold in the entire house. And then when asked about mold in the carpet he said “we would smell it if it was present”. This home has had 3 leaks since we’ve lived here. Two of which are upstairs and he never checked the upstairs at all. We bought home mold tests because we didn’t feel they did an adequate job checking for mold and they didn’t care about our safety as a family and of course both mold tests- the one upstairs and in the basement showed mold growth. I have now requested since they claimed they did a “thorough” check, to be given the mold report or the test results to prove there is no mold in the home. And they haven’t provided that as of yet. And I don’t believe they will be able to provide that because there were no tests used when they checked for it.
I have reached out to customer service about breaking our lease and negotiating the terms because we just want out of here at this point. And they tried to close the case without even giving a response. It was only when I questioned them about why they closed the case without giving a response that they finally responded. They did not give a solution to the issue as of yet and the last correspondence I have from them was last Tuesday. Thats how this company handles your concerns is by not responding to you for long periods of times. There “timelines” on things are horrible. They will make you wait over a month to fix things, try to close cases without responding or telling you what is going on. When things are “fixed” they are merely just patched up. The home we have now could be a beautiful home but due to their “fixes” the home sadly is not as nice as it could be. This has been an absolute nightmare living here and dealing with these people. Please look at other properties ran by other people and save yourself!

Michael Smith was very professional in getting my daughter and I into a wonderful new home to create many lasting memories. I couldn't be more happy to work with Michael Smith. I'd highly recommend everybody use him for leasing or to buy/sell a home. He made the process very simple and it was a very smooth process. Very responsive and just a great person with an exceptional personality. If I were to buy a home or lease ever again I would definitely do it with Michael Smith at renters warehouse.

My husband and I have said that we will never rent another property if it’s managed by Renters Warehouse. This company does the absolute bare minimum to fix issues with your rental and most of the “fixes” don’t even fix the issues. Since living in a home since February of 2024 (only 4 almost 5 months) we’ve had nothing but problems. We’ve had 3 water leaks (one was HUGE and took up the whole basement, into the storage room and garage- took 24 hours to get blowers out and when they did- they never communicated when to stop the blowers- we had them running for a week before I reached out to ask if we could turn them off because it’s running our electric bill. They never communicated if someone was coming to fix the water leak, or the carpet they pulled up. Nothing, until I reached out and asked if they would communicate what is going on. 3 weeks later and the carpet still hasn’t been put back down and they just fixed the busted pipe. I then asked to check for mold because I’m pregnant and have small children and this is the 3rd water leak on the property and the guy from Renters Warehouse argued that mold “can’t make us sick” to which I said, “With all due respect mold can definitely make us sick”. They sent a maintenance guy to check for mold who only looked at the drywall and said there was none on the drywall and it doesn’t smell like mold so there is no mold. No actual tests or technology was used to check for mold. Never checked the whole house. Nothing. The dishwasher hasn’t worked since living here- Renters Warehouse solution was to send a guy to tell us to use dishwasher cleaner that we had to pay for (which we have done that several times and the dishwasher still won’t work. It’s an old appliance that needs replaced but no one will replace it), the carpets are so thin that if our small children fall, there’s no padding, not to mention the spikes that hold the carpet down on the edges, have continuously scratched and cut our children because there is no padding and the spikes poke through. Renters Warehouse solution was to send someone with a hammer to just hammer down the spikes instead of replace the padding or carpet even though you can very much tell it’s the same padding or carpet from when the house was built probably 15 years ago. The spikes still cut and poke our kids. The windows in majority of the house don’t work. They can’t stay open. If you try to open them they slam shut. Still haven’t had anyone fix that, or heard when it will be fixed. Although I’ve been told the landlord approved it possibly being fixed. I’ve asked to see the conditions for breaking our lease because we pay over $2,000 a month to live here and it’s been a nightmare and no one has sent me the conditions or told me if they have told the actual landlord that we want to possibly break this lease because of all this. DO NOT RENT A PROPERTY MANAGED BY RENTERS WAREHOUSE!!
