I moved into 909 Walnut over two months ago. When we were initially shopping for a new home we had a great initial specialist. Dennis ( who now works for a different property with the same ownership group ) was very helpful and patient. I am very detailed ( high maintenance ) and we had several follow-ups as we got everything ready to move in. When we were comparing the cost to other properties, we were very happy with the amenities and the luxury that 909 offers. My Roommate never wants to close the blinds because we LOVE our view.
There are several on site full time maintenance staff members who are very helpful and responsive. I have had several maintenance requests that are always followed up on the same day or next day. When they have to use a contractor ( for the air conditioning unit ) they make sure that I am aware of the progress and make sure that the repair is taken care of.
I have a storage unit that I feel is secure. The building has several security measures ( elevator access, residential unit access, rooftop access, gym access, parking garage access ) to make sure that only residents ( who all pass a background check ) are able to access. When I have followed up with the building staff, they are all very helpful. The building is owned by a local investment Firm. The company is diversified and I love that the majority of the investors are local ( and if I had extra money, I would seriously consider becoming one of them ). The other reviews mention people that are no longer with this property.
I love that our heating and cooling is building wide. This has led to lower electricity & water bills, than I have experienced in lesser buildings. I also know that this system is more environmentally friendly and more efficient. I still adjust my thermostat when I leave because the more it runs, the more I pay in electricity and the more that it costs the building. The building also recycles, composts, and has electric charging stations in the garage.
909 offers high end condo amenities at the best price downtown. The Rooftop ( on top of the parking garage ) has real grass, trees, and flowers. The basement gym has all the basic equipment, plenty of cardio, and a yoga room. The lobby lounge is large and inviting and the basement lounge is intimate and usually vacant. We signed a 9 month lease, ( we were /are planning on buying a house next year ) but that will probably be renewed in a few months as we are very comfortable and happy living here.

DO NOT LEASE HERE!!!!!! I’ve lived in multiple buildings downtown and I’m not sure what definition they read under luxury, but they are far from a luxury apartment.
I would ignore the reviews saying how great it is to live here from the people who have just leased and haven’t actually lived here and have yet gotten the true 909 experience.
Where to start?! We moved in Aug 2023. In Nov 2023 the garage door broke and the garage security system is still broke (just moved out Oct 2024). Numerous cars were broken into and we constantly asked for nightly security and they wouldn’t do it. They have metro security drive through, but that’s clearly not good enough for the fact that cars are still getting broken into (our car was broken into a few months ago). Even though ANYONE could park in the garage for free, they still make you pay $95 per car per month. My recommendation would be to not sign up for parking until they get it fixed. Don’t fall in the trap of the free two months of parking offer. That’s how they get you to register your car.
The parking garage elevator was down for MONTHS!
The resident elevators constantly go down for long periods of time. One of them, the button stoped working for our floor and another elevator for one of the other floors.
The entire building is dirty. On our move in day, I went to get the keys and walked the unit, the unit was dirty, they panicked and sent their cleaner through, but we still had to clean afterwards. Puke sat there for a few days on the 6th floor (access to the green space) before it was cleaned.
Taking your dog out in the designated 5x6 space is nauseating from the overwhelming smell of dog urine.
HEADS UP! They don’t inform you that you’re paying 2 months in arrears on the steam/chill charge (the fee to heat and cool the building) and water, so upon move out, don’t expect your deposit back because you’re stuck with a much larger bill to pay. They slap the utility bill on your monthly ledger with no dates, conveniently. The steam/chill charge fluctuates, when we moved in, for our square footage it was an average of $30 a month and with NO NOTICE increased to average of $150 a month.
They turn and burn their management staff.
In the summer it’s hard to get maintenance to fix anything due to the high demand of AC repairs, so pray it’s something small, but one of the residents got locked out on their patio because they hadn’t had a chance to fix the door latch she put a request in to be fixed, but due to the severity level of the repair they hadn’t gotten around to it.
I throughly enjoyed when the property owners/management company threw a party for investors to raise capital. They stuck plug-ins in the hallway, and offered valet parking (I’m assuming because they didn’t want them to know the elevator was down or maybe not to see the art people having drawing on a vehicle that appears to be abandoned).
There are soooo many better options than this building. Keep looking.

The garage elevator broke over Memorial Day and still isn't fixed. There are 7 floors of parking. Just stating a fact.

I enjoyed my year at 909 but had to leave right at my lease end, because: there is an unsecured garage that has no timeline of being fixed with constant break-ins happening, the elevators are down so frequently they quit sending emails regarding it, the garage elevator hardly works, and there are steam/chilled charges you will be hit with based on the entire complex (even if you’re there minimally and use very little yourself). My unit is the only thing I really enjoyed about this place, but I have quickly found better. I understand that every complex has its issues but this one has management that does very little to ensure resident safety and satisfaction.

What an amazing experience I’ve had in finding my new apartment, the professionalism of all the staff I have encountered and commitment to helping me find my new home has been nothing short of spectacular. I worked with Dennis and he went above and beyond my expectations as I am an indecisive person he always placed the happiness of myself above all! He took a very consultative approach and took me on several tours of different apartments over the course of several days to ensure that I was satisfied with my decision which I throughly appreciated, Kristina the apartment manager was also a delight and pleasure to work with because no matter what she was always ready and willing and available to assist Dennis and I with finding me a place to call home! Just as the building is inviting so are the staff that care for it, I would say “work” but here I truly feel that everyone loves what they do and as a current resident that speaks volumes! If looking for a new place to call home in Downtown Kansas City I would recommend 909 Walnut to all those looking for a clean, friendly, inviting, and beautiful place to call home!

My family and I were 909 residents for three years. I beg you, read the reviews, and find somewhere else to call home. From the horrible condition of the property, to the heartless, evil management team, 909 Walnut is the worst property in the downtown Kansas City region.
We chose 909 because of their historic building, secure garage, welcoming staff and comfortable apartments. Unfortunately, 909 was bought out by Worcester Investments around the same time (they also own Flashcube). New management cut costs at every corner, sending the property into a tailspin. Residents are leaving in droves, and Worcester Investments are searching for a new buyer to unload the property to. If you choose to rent here, you are signing up for a property that is currently for sale, and the future outcome ultimately unknown. If you are a prospective investor in the building, know that the residents are fleeing, and that you’re investing in a failing property.
During the last three years, the parking garage entry system broke, and was never repaired. This has left the garage open to the public, and has resulted in over 100 vehicle break-ins/auto thefts. You will pay $95/month to park your car in an unsecured garage, without a reserved space, however, if you park in one of the many reserved spaces (the building/garage shares space with a company that is allocated reserved spaces for their employees), your vehicle will be towed without warning by the property manager, Christina Roberts. This happens daily, and has occurred to many, many residents.
The price cuts carried out by Worcester Investments have led to a filthy environment at 909. From water in the common areas, to vomit being left in hallways for days, there is zero accountability or interest in repairing/improving the ambiance at 909. The building consistently smells of sewer gas, or marijuana, which management does nothing in regard to.
Regarding the individual units, the carpet/appliances are original to the buildings conversion to apartments. The carpets are filthy, the bathroom tiles are stained and impossible to clean. The in-unit dryer is a ventless system, this means your clothes take four times longer to dry, and you are required to manually clean the ventless filter. Due to this system, your electric bills will be exorbitant. 909 recently implemented a Steam/Chilled water system to “improve” resident comfort. This has resulted in an additional $200/month charge to rent prices. This number fluctuates, and you are required to pay whatever amount management charges each month. It is safe to assume your electric bill+this monthly charge will be an additional $500/month expense on top of your rent. Again, DO NOT RENT HERE.
The residents formed a Facebook group due to the horrible conditions within 909. There have been discussions about forming a tenants union to fight back against Worcester Investments. I strongly hope the remaining tenants do this. I am attaching photographs of the conditions within the property, as well as a video of the lobby (you’ll hear the fire alarm beeping, as it does daily.) This property once was an A Class property for KC. Many of the positive reviews were based on the previous owners. Unfortunately, one of the worst investment companies in the nation purchased this beautiful building, and ran it directly into the ground. Numerous e-mails from residents to owners Joel and Jesse Worcester as well as VP Nickole Nordstrom, go unanswered. I’m sure someone within Worcester will leave a standard reply to this review asking me to call their office to discuss these complaints further. To that I would say, the time to discuss these complaints, along with the hundreds of others by current/past residents was behind closed doors, in your offices, over the phone, and over e-mail. You chose to ignore, and deny the problems at 909, and I hope other residents continue to publicly speak out against what has occurred within this property. To

Christine and Amber are the most kind hearted and genuine people to work with. They are very welcoming and provide a great environment to live in and ensure the upkeep and success of 909 Walnut. My living experience has been outstanding and luxurious thanks to them and the 909 Walnut community. Great amenities, great local attractions, great atmosphere. If you need a place to live in Downtown KC , this is the place to be.

Moved into 909 in 2021. In the beginning it was a nice experience. The last year has not been great. The condo elevators and garage door are often out of order. The open garage door leads to security issues. There have been many car break ins. The in-house front desk staff are wonderful nice people, but they dont have any control over these main problem issues appearantly. Last December management required all tenants to sign lease addendums authorizing new "steam and chill" charges. These fees are to heat and cool the main building. These new charges started off at $20-$30 per month, but they soon grew. My last months steam / chill charges were OVER $200.00 PER MONTH. The lease addendum terms require the renter to pay what ever they charge for steam / chill. This isnt a fixed monthly amount. Left a very bad taste in my mouth. I didnt renew the lease and moved out in October.

Actually loved this place and thankfully moved out before the break ins... Another issue. We had a deposit check coming back to us. They said they weren't giving us the $250 back because the chill and steam bill (which was normally $20/30 month) was $220 that month. Awfully convenient. When asked why it was so high they said it was because so many people were moving out. ?? Do with that what you will. We definitely liked the staff while living there but this left a bad taste in our mouths.Also, the elevators break down constantly. You have to hike down/up 20 flights of stairs. The fire alarm goes off about once every 2 months and sometimes isn't shut off for 15 minutes.

I moved in to 909 Walnut April of this year. At first, I really enjoyed living here, but the past few weeks there have been numerous mass car break ins. If you drive through the parking garage right now, you will see maybe 20-30 cars with broken windows. Many people have gone to management and demanded action, and they continue to say “they are working on it.” We pay over $90 a month to park in the parking garage, and they won’t even reimburse us when we have to pay with our own money for all the damages. Our garage door has been broken for some time now, and they waited until it was fully broken to take actions. While it was broken, they had the garage door wide open, which is when my roommate’s car and around 15 others got broken into. They were able to quickly fix the garage door (which they were magically able to fix when they should have fixed it two weeks prior), but the scanner was still not working, so anyone could come in and out. You would think they would hire security, but still till this day, there is no security that is getting stationed here (even though they keep saying they are working on it). Yesterday, I talked to a man who said that he moved into 909 Walnut a week ago and his car got broken into. I proceeded to tell him that there have been numerous break ins, and he was shocked because no one told him about it when he moved in. If you are considering moving into 909 walnut st., please do not come here (unless you want your car to get broken into).

Sending residents an email saying there is nothing you can truly do to fix the car break-ins is so out of touch. How about you fix the parking garage gates that we are all paying so much money for???? If you are not going to fix it, at least slash our payments in half since there is NO security to the garage entrance!

I happened to stumble across 909 and on a whim I signed up for a tour. After meeting with the leasing agent Amber, she answered all of my silly questions as someone who’s always lived in the suburbs and had hesitations about living downtown. She reassured me in my decision to move to the area, and I went home to apply for the unit I saw that same day! The application and move-in process was so easy that I kept thinking I must have missed things on my checklist, but alas, it was just that quick and painless! We got a reserved elevator for move in, which helped the movers immensely! The view from my unit is amazing, and the convenience of the roof top garden is great for pet owners - especially for single girlies like myself who are nervous to walk around at night in the downtown area! The parking garage feels safe and has ample parking available, and I’m totally looking forward to not having to dig my car out in the snowy season. Downtown parking has always been, and will always be risky no matter where you go in any city. Break-ins happen, but if you take precautions like keeping your car locked and free of any loose change or chargers you can reduce the risk - something to keep in mind! I have to say, this might be the most quiet unit I’ve ever lived in! I’m a very light sleeper and am very use to hearing my neighbors every move, but I couldn’t even hear the sounds of the city which I was fully ready to adapt to! I’m right next to the elevators and still such peace and quiet that I’m in awe. I read some wonderful reviews and decided to try out 909 and I’m so pleased! I hope my review helps convince someone to make the move too!
