This place is dangerous to live in. Landlord does not help at all, took all your deposits and months before moving out he will show your apartment to others.I read the reviews before moving in and I did not listen to them, this place has caused me pain and trouble I will not forget for life.If you are a minority especially Asian I advice you think very carefully before renting.

I had the misfortune of renting from this landlord, and my experience was nothing short of a nightmare. From the very beginning, it was clear that this individual cared more about their own financial gain than the well-being and rights of their tenants.One of the most egregious violations of trust occurred when the landlord began showing the property to prospective tenants just a month after I had moved in. This not only violated my privacy but also created an uncomfortable and disruptive living environment. It was as if my right to peaceful enjoyment of the property had been completely disregarded.To add insult to injury, when I moved out and expected the return of my security deposit, the landlord concocted a flimsy excuse about needing to clean the place. This was a blatant deception, as I had already spent $200 on professional cleaning services to ensure the property was in impeccable condition when I vacated. The fact that my deposit was not returned in full is an unmistakable indication of this landlord's greed and disregard for their tenants' rights.In summary, this landlord is a prime example of someone who should not be in the business of property management. Their actions were unprofessional, unethical, and demonstrated a complete lack of respect for the tenants they were supposed to serve. I strongly advise anyone considering renting from this individual to proceed with extreme caution and explore other, more reputable housing options. It's clear that this landlord prioritizes their own financial interests above all else, making for an awful and regrettable renting experience.

BEWARE!!!We were foolish to sign a contract with this company. Luckily we were able to amicably end the lease. Nevertheless, the premises that we were proposed were in an awful state and also violated various city housing standards. After talking to city officials we learnt that they very often get complaints from tenants of this agency and unfortunately the best you can do is file litigation.DO NOT SIGN A LEASE WITH THIS COMPANY.

DO NOT RENT FROM THIS SLUMLORD. Literally the worst landlord I have ever dealt with. Couldn't care less about his tenants. We moved into our house and come to find out it had been left vacant all summer... no AC or water running. We had black mold all over the basement with fungus growing on it. It was so bad that it smelled like a dead body and we couldn't go into the basement for longer than a minute or so. When we confronted him about the problem he responded "oh I didn't see any mold." ....okIt was also INFESTED with brown recluse. I saw at least 6 on move-in day. I also confronted him about this problem and he told me to "catch them alive and bring them to his office so he could see." ...excuse me, what? No? Tf I look like catching poisonous spiders because you don't want to do anything with the house? You can easily Google what the spider looks like and know what it is. On top of that, with no water running all summer, the pipes apparently got very moldy. The first month that I showered in the house I broke out in FULL BODY HIVES. Had to install my own water filters and change them out throughout the year. I also had squirrels CHEW A HOLE through my floor while I was in my room!!! I told him we had a squirrel problem and one got inside so his idea of fixing it was to put a trap next to the tree outside... My mother had to fix the hole because he wouldn't send maintenance out.Our front door also had many issues. If we didn't lock it, it would swing open with the wind because the knob didn't fit into the lock or something. It was also a door with a window, but instead of a window it was plexiglass or something. We were able to literally pop it out of place, reach in, and unlock the door from the outside. When we asked him to fix this & his solution was to change the lock, which wasn't the issue.Tries to scheme you out of money so make sure you keep tabs on your payments.We left the house in better condition than we found it (my mom fixes & cleans houses for her job so I promise you that) & he jipped us out of half our safety deposit.I could go on & on I swear but whatever you do, no matter if it's the last east campus house available, do not lease with him.Swear to god this dude deserves so many lawsuits.Side note: his maintenance people are very nice & helpful! Unlike Paul.

Do not rent from Paul Hinshaw. When I moved into my house along with 3 other girls there was black mold in the basement, wasps nest in our house, squirls and racoons living in our house, and holes in our floors they were coming through. The previous tenants had warned us there was black mold and to be sure Paul fixed it before we moved in. Instead of fixing it he had gotten mad at the previous tenants for mentioning it to us. We fixed the basement and left the house in better condition then when we signed. With that in mind now it is time for us to get our deposit back and Paul will not give us our money. The house was not safe to live in when we moved in. He is claiming that we owe him $1,000 and that I did not pay rent on the last month even though we spent a long time on the phone with him earlier in the year so I could just send one big check with everything I owed for the remainder of the year. DO NOT SIGN A HOUSE WITH PAUL HINSHAW HE IS THE WORST. He has not screwed over me and my roomates I know plenty of my friends he has also screwed over.

My wife and I are considering suing them for discrimination they frowned on us for being a mixed race couple!!! Do not rent from them they won't fix anything and they wont give your deposit back either

Didn't have a good expierience with Hinshaw properties. Would advise my closest enemies to stay away. Didn't get a security deposit back either!

Slimy landlord with cardboard cutout "college students" portrayed in his website. If you're a real college student, you can do better than Hinshaw Properties.

Paul was professional, patient, communicative, and kind throughout the process of moving in and moving out. Paul is an exceptionally reasonable landlord and made this one of my smoothest rentals. A+
