Kelle Walters was amazing every step of the way, truly went above and beyond what a loan officer is supposed to be helping with and was there to give advice and guidance to any and all questions I had. Even when we were looking at auction properties she was there to make sure we understood everything and knew all of our options. I can't recommend her and her team enough.

Do yourself a favor and go to a REAL BANK. - this organization is a joke. My wife and I own 3 properties totaling in roughly 1.5 million - between us make roughly 130k a year - have nearly half a million liquid in the bank and both our credit scores are over 800 and we owe NOBODY a dime. - Yet for some reason we could NOT get approved by this organization - with in an hour of going to the Bank of Missouri we were FULLY approved and closed on our new home today.

Do not go through this company or Weichert realtors as they use horrendous marketing techniques as to litter with ads on private property and patronize people who choose to rent. Read below as they are also a terrible company to go through with loans.

As a first time home buyer with little to no knowledge on home buying I would not recommend Flat Branch. I was referred by good friends who had a wonderful experience with Flat Branch though I’m assuming that is only if you have 2 incomes or one very large one.I applied online on Friday February 24th to get prequalified, and was immediately contacted via text by David who connected me to Jessica Robertson based off the names I gave him for my referral. The assistant, Allison, then text me the link to download Jessica’s app. I downloaded the app and uploaded all the required documentation then a few hours later a loan number with an amount of $126,000 appeared.I showed my friend who referred me who confirmed that’s what their pre-approval looked like as well, but they worked with Zoe and not Jessica. I then showed my real estate agent I’m working with then started viewing homes. I sent a message on the chat feature of the app asking if the amount showing was accurate, but never got a response. Monday I received an email from Zoe asking if I received her email Friday that I would need a co-signer.Highly discouraged and confused I called the number listed on Zoe’s email to hopefully get answers to my unanswered email response. I spoke with Allison on the phone who didn’t offer a lot of information other than Zoe took over my application from Jessica because once again the friends who referred me actually worked with her during their process. I asked what type of loans I would be qualifying for with a co-signer, if I could be told what I needed to work on to qualify alone, etc. The only answer I got is that I would need my co-signer to fill out an application that Allison was emailing “right now” on Monday 2/27, and I didn’t receive the application link email until today after I had to send another email saying I never received it.I now have an appointment scheduled next Monday to meet with another mortgage broker at a different company who has offered to walk me through the process in more detail.

I would choose ZERO if I could and this is all because of one lender. Brennan VanMatre!!! We lost out of TWO homes because he just did not reply. Many times he said he was still working on things..really after a week? lol Then he said he was done and would email over the info..still haven't gotten. I would highly suggest going with another lender.

My mortgage guy, *** is of no use. Spoke to him once about a month ago and haven't heard from him since. Meanwhile I'm working with another girl who says that *** is still my agent? WHAT??!! The only reason I even decided to go with FBHL is because I liked the FIRST guy I spoke with, he seems like he was ready to pull up his sleeves and get to work for me.. imagine how my heart sank when he said he will find a loan officer for me to work with! Think I'm going to check out another bank now just so I don't have to deal with tom!... Hey flat Branch just in case you're not aware *** doesn't do anything but send generic emails when I was promised personalized service.

**** ***** from flat branch helped me as a first home buyer understand the details of my mortgage. Flat branch had the most competitive rates and it felt like they cared about me as a person. Would recommend!

They did a great job with the details during the homebuying process which I appreciate, but they immediately sold our loan to a horrible company: PHH mortgage. Flat Branch said they assumed I wanted the lower interest rate and because of that, they had to agree to sell the loan. I told them I actually wouldn't mind paying the higher interest rate for FB to service the loan. They said it was too late; they already locked in my rate. My husband and I have stable incomes from the university. The whole reason we chose them was to stay local. After I expressed additional concern, our broker said she would check on it. She then spoke to me like they would keep us saying things like " 'we' can recast after a few months." I'm sick to my stomach and worried about the horrible company we were sold to.

I have had the worst experience with Flat Branch Mortgage! First I could not get anyone to respond to me the entire time. Including up up to the time of closing. I requested the closing balance at least 6 times and never got a response. I sent what I had off of the last document they send which was from three weeks prior to closing and they would never confirm that it was correct or not. Transferred money, showed up to closing, turns out was not right, we owed more. No one told us and so of course we did not have payment. My husband literally had to go to the bank in the middle of closing for a money order. That's not the worst! So then the title company sent the prepaid homeowners insurance check to the wrong address (mistakes happen), Flat Branch mortgage proceeded to deposit the check not even written to them. Then sold the mortgage within a week. Needless to say 4 months later, insurance company has not been paid, Flat Branch says they don't have the money and it was sent back to Title Company. Title company has provided the cleared check. Flat Branch has assured me they don't have the money. Mysterious! Oh and the person helping at Flat Branch provided a random letter head stating check was sent back, no name, no transaction ID, nothing..... still don't have my money and is more than $2,000. Will tell everyone I know this company is HORRIBLE! DO NOT USE THEM! Worst customer service and basically at this point I feel they are not ethical. I mean who deposits a check that is not even written to them??!

My wife and I made a payment on April 7, 2022 to Flat Branch for our house payment. (see attached) for confirmation email. Flat Branch did not try to process the payment until April 18 and 19 and due to emergency surgery (April 11) on my part, the payment was then returned due to inefficient funds at my bank due to the medical reasons. Brian Goff, from Flat Branch collections, called me on April 22 2022 stating he had blocked our online access to our profile and the only way to make a payment was to wire a payment, which will cost us even more. (see attached) Brian also threatened to report to credit bureaus with a late payment if 30 days late. Our payment is due the 1st of every month and he locked us out of our account at day 22. Brian also contacted me again on the 25th stating the hit to my credit. I would also like to give a big Thank You to the customer service dept (Allen, Lori and Jamie) for their assistance and understanding. On April 26 2022, I then called and talked to Allan of the Flat Branch customer service, who stated to make the payment by end of DATE on the 29th and that arrangement was made with authorization from his supervisor Lori and also to unlock the online access for us to be able to make the payment. So per the arrangement made, on April 29, my wife went to make the late payment to find access still blocked. Now we will be hit with a late notice (30 days) on our credit due to BRIAN GOFF and his neglect of duties and lack of integrity. We have never been late on payments and always pay extra every month. Unfortunately due to emergency spinal surgery the mistake was made and acknowledged on our end and we wanted to correct it. We shouldn't be forced to lose access of our account due to less than 30 days late. My wife and I also tried the payment assistance program thru Flat Branch and was emailed a packet of foreclosure paperwork. Brian Goff called me again and threatened the 30 day late hit on April 28th. I told him that there was an arrangement made and he acted insulted and again stated that the only way was to wire a payment and again, 30 day credit hit threat. I am also willing and in the process of contacting all media sources on this action of the above named employee. So you can see how Flat Branch allows an employee to threaten customers who made a mistake due to unavoidable EMERGENCY circumstances. AVOID FLAT BRANCH AT ALL COSTS!
