December 2023 by Ron Bowling
Please read this review before applying or signing a lease here. I moved in here in November of 2021 and will be moving out in December of 2023. The application process was easy, but that is the only pat of my stay here that went smoothly. At move-in, the apartment I had been assigned clearly was not ready. The carpet had not even been vacuumed, much less shampooed. There was food in a cabinet from a previous tenant. So, I went to the office and complained a few times and they told me to move into a different apartment. That apartment had some issues, like a hole in the carpet and paint that is different tones on the same wall. I have had several issues since moving in. There is constant noise here. Between the constant sirens and neighbors with loud music, dogs, and vehicles, there is always something making noise here. The dumpster is almost always overflowing, and trash blows into the yard. This causes insect issues, especially during the summer. Also, the upstairs stays very warm during the summer, even with the air conditioning and several fans running. Maintenance usually takes weeks to address a ticket, so I stopped putting in tickets for issues. Then, when I went to renew my lease, I was told they would email me a renewal, but they never did. When I followed up on the renewal a few days later, I was informed my apartment had been rented. Do yourself a favor and pass on this place. I would rate it 0 stars if Google would allow me to.

I have to admit that due to me moving here during COVID that I thought they were immensely underperforming in the maintenance department. But I've actually begun to like it here. The manager Jessica is awesome.

I believe we have the best view to wake up to in our magill apartment. So spacious. Neighbors are mostly to themselves, but the ones who say things are generally nice.

I'm truly blessed to have come here and been treated like a normal human. I am disabled and have a variety of mental health problems that are hard to understand even for me. They helped me through the process and even took it upon themselves to make a couple phone calls and resolve an issue that LITERALLY NO ONE ELSE would help with and they absolutely didn't even have to. They allowed my Service animals without question which is more than any other establishment can say for themselves. We don't have everything in our new apartment yet, but we are excited on this new journey me and my husband get to take. Be the change you want to see in this world.

We moved in April of 2023. 3 bedroom townhouse. We love it no complaints here. Rent may be high but well worth it.

Rooms are 'clean' upon move in, but expect holes in your screen doors, insulation in the vents, lacks of caulking where it matters most and maintenance that basically just doesn't happen. Seems like a management issue as the maintenance guys never seem to have the parts they need.Heed my words; management is content to sit back and suck the last bit of money out of this property while it falls apart. You will get charged ten dollars a day for late fees, even when rent isn't due yet and stiff-armed when you ask why. Also, the inexplicable $60 monthly fee for RUBS...? I didn't get any rubs, but I like being scratched behind my ears. Maybe if I actually GOT the rubs, this wouldn't irk me so much. Its about 200 bucks in randomness a month, and you won't be able to get answers, as the lady who runs the leasing office loves to say "she doesn't know anything." My question is... Who does? not the employees, that's for sure. Also, a large package of tea and beef jerky was stolen off my doorstep within a week of me moving in, so that's some pretty good looks- admittedly this has to do with the tenants more than management, but the combination of the two has me a bit dumbfounded. Safer than St. Louis, I'll give it that; so two-stars for The District. Would not recommend unless you use it as a lily-pad to get somewhere better.

I would first like to state that the application process did go over smoothly. That's about the only thing though. I originally wanted an updated townhome, or at least one with W/D hookups. I didn't want to be on Sheridan because there is a lot of problems on that side including drug dealers, criminals, break-ins/squatters. Andrew encouraged me to go ahead and move into a 2 bdrm updated unit because he would help get me transferred to a unit that met my requirements. I agreed under the condition that I be transferred as soon as a unit was available. Fast forward to a few months later. I meet a now ex employee to help me find a townhome in which she proactively attempted to help me without being rude. Anyways, she's no longer working there so it is what it is but I will say she did the most out of everyone there and most tenants who knew her would agree. Any who, I call up there after I found out that the employee I had been talking to got fired so I could talk to Andrew who then promises to call me back at the end of the day with some sort of information regarding my request for transferring. He does call me back but with attitude and unprofessionalism. I have the recording if anyone would like to hear it and I will be sending it to corporate. I call up there and Chandler answers the phone, very rudely, so I end that conversation because I wasn't going to put up with the attitude. I email them instead stating that I am still waiting to hear back from them regarding transfer and I feel like since Andrew has already gotten me into an apartment and made commission off of me, he no longer cares nor is concerned about his promise to transfer me. I wish y'all could hear it because it's hysterical. His tone is rude and unprofessional not to mention very condescending. Anyways safe to say I will be subleasing my apt if anyone wants an updated 2 bdrm apt, it comes with unprofessional staff and rude comments. There are plenty of tenants that can back my word up about this as well as the unkept promises made by both Jessica and Andrew in order to secure those lease agreements. Work orders don't get completed yet they are marked complete, meanwhile the head of maintenance is sitting in his car parked in front of the apartment he is supposed to be working in on his phone. The other maintenance guy can barely get up the stairs and even has left blood trails in other people's apartments. I'm not typically one to complain or be a 'karen' but changes need to be made ASAP!

I I actually like living in the district other. The only issue I have is some of the riff Raff and not keep it in uncontrollable and people breaking up into the amenity center that don't even live in the district but management amazing. I love Jessica and Andrew. They pretty much take great career maintenance guys the main guys. Anyway. I love those guys. They whenever I've ever have an issue they are right there. They come take care of it. Other than that though, pretty good place, just need to update all the apartments

Absolute shit show of an apartment complex. Shooting's basically every two weeks on top of poor management that threatens your deposit and then makes you pay more move out fees than the deposit is worth. Maintenance did nothing no matter how many times we put in requests for issues or called. Wouldn't live here again for free. Good for nothing but stealing your money.

I’ve lived here for 5 years never had a bad issue with the management team at all.. I wish they owned houses as well.. If you’re having a bad week they work with you in every way as possible..

Everyone is really great at the office.... The process was very quick and painless... They worked very hard and diligently to get the apartment ready for me to move in on that Friday.

This company has left more than one family without a place to stay for several weeks due to their inability to acquire a background check. I recommend looking else where for a place to stay.

"False advertising the apartments, didn't get to view the apartment before signing lease, apartment not updated like described. Wouldn't recommend, these apartments are definitely not worth the rent they charge.
