I let them know I needed time to pay rent finally got all the rent money and they did not accept it ??♀️ I pay my rent every month they definitely do not work with you! I would definitely avoid these apartments

rent has been raised every chance but apartments continue to go down hill I’ve complained atleast 3 times about a leak in my apartment they replace the carpet and 1/2 the plumbing in the kitchen , but have yet to find the source of the problem to the point where the side of the counter is starting to look molded they keep saying they’ll come back but I have to keep calling them and posting is a review is the only way they’ll fix something the gym is a hazard plus the whole apartments is a doggie bathroom nobody uses bags to clean up after their pets and if you complain about it all they can do is send a notice unless your willing to play detective

Very happy living here at the trace. Every time I have had a problem/concern, the property manager, Sherry, went above and beyond to make sure things were fixed. I do wish they would remodel the gym. Most of the equipment is broken/old and then gym itself is very outdated. Wish I didn’t have to pay for a gym membership somewhere else.Highly recommend living here!

I just love it here as my first time as a renter! The staff is AMAZING!!! they are kind , patient , and helpful!! My experience is going well! I literally have no complaints! The complex itself is peaceful and the scenery is beautiful! thank you all for everything ❤️!

I am rating this place one star because there is no option for zero stars. Where do I begin? After touring the place, I thought it was a reasonable residence for the price quality and location. However, upon moving in, I found the place was a literal dump. SEE PHOTOS!! Paint peeling off the wall or dried in place, stale kernel corn and mold found in the cabinets and drawers! Sloppy paint job in the bathroom, broken door hinges and random black paint splatter! Protrusive smell/odor in the air ! Moldy shower head and broken and rusted baseboards! Cabinets literally coming off the wall!!!! When I told then about the issue, I immediately broke my lease the next business day. Unfortunately, my furniture was delivered the next morning (over the weekend) and I could not get a truck to move it until the next weekend. So they charge me rent per day—when I asked for the figure/how much rent per day was—they couldn’t even supply it! Worst yet, whenever I would communicate with them,they would ignore my emails! Finally, I get my deposit back and they took money from me. I am currently seeking out a renter’s rights lawyer because the entire residence, in my opinion, is a sham!! Take my word for it—don’t move here!!!

Landscaping is terrible and it’s also too many trees which brings LOTS of unwanted bugs! Office is quick to collect rent money, but take precious time to fix maintenance requests. Neighbors are terrible. I had someone to hit my PARKED car and they did nothing about it, after confessing that the same person who hit my car, had multiple complaints from other tenants as well. Terrible experiences since day one. The apartments are also out of date and so are the appliances . The amount of rent that I am paying does not equal the experience, nor the look. My apartment is shifting very badly. Walking into my living room is a decline due to the foundation. Definitely not what it looks like on the internet. I’ve tried to call their corporate office but no one ever answers. I left multiple voicemails and never received a call back.

A friend of mine lived here briefly! She was placed in an unsuitable unit with terrible living conditions. I saw with my own eyes, the unit was falling apart!! She effectively communicated with the property managers, however, requests were not honored.

I will give it 4 stars for location and the outdoor nature aspect of it. For the apartment itself I’m giving 2. The apartment I’m in is extremely dated and very old. My cabinets are severely scratched up knobs are dirty. It doesn’t stop there, it was and is very grimy as it is old. My apartment does not match the pics on their website. I think the office staff is very nice and professional but the apartment itself is very disappointing. My counter tops edges are beat up, fridge is dent and old. When I moved in I noticed my carpet was starting to show black spots and show up marker marks. Tbh.. it needs to be pulled up. It will get cleaned but I don’t think that will help. This is not luxury or modern. My stove appears to be one from maybe 1970 it’s very old and my dish washer is rusted on inside as it’s old as well. I haven’t been here long not even a month only a couple weeks or so. Unfortunately the apartment was not cleaned when I moved in my shower heads were green and rusted from Calcium build up. Bathroom tub rusted as well. I’m currently still moving things in and getting set up but I will be going to office to voice my concerns again. I did note all of this on my move in check off sheet. The price we pay for what we’re getting doesn’t match. I wish at times these management companies would invest in there properties as years go by. As of now due to the apt being so old and dusty especially the vents I’m currently sick from all of that. I love the area but my apartment is beyond dated and the patch up work is not the best. However, maintenance is very prompt and nice. I’ll have to invest in air purifiers for my family while living here. Hopefully, there will be renovations soon.

10/10 highly recommend! In office staff are pleasant, maintenance requests are fulfilled in a timely manner, complex stays clean. I have no complaints.

Happy to be here. Location is good, most of the routine stores are nearby. All the staff - Property Manager, Leasing consultants, Maintenance are helpful and prompt to support.Any issues reported are dealt with promptly, almost always.

Parking lot is raggedy and dogs are running loose everywhere. I almost broke my ankle walking to my apartment because of uneven pavement. I use to walk the property but I don’t anymore because dogs are running loose everywhere and I don’t want a situation to occur because I’m not feeling no teeth you know what I’m saying. It’s like I’m living in Jackson or something. And the water is almost always turned off for some reason. I’m terribly disappointed. Parking lot and walk ways are terrible.

I just moved in not even 4-5 days ago and I was told we would be charged for the 2 days not included in the month of January. I was told the amount was 1204, imagine my surprise when I found a three day notice letter on my door saying we still owed 96$ for the days we haven’t payed for. Why would u except the 1204 we have u without highlighting the fact that we actually owed u 1300 instead of 1204??? Could be a coincidence, but this very much was done intentionally. Already looking into breaking my lease by February bc this was UNPROFESSIONALISM AT ITS FINEST!

Went nearly 3 days with water leaking into the apartment from a busted pipe originating from the upstairs apartment. Called the emergency maintenance number. They came looked did nothing but said that they would come back tomorrow while the kitchen was flooded. By the next day at 3pm no one had come out. So I called the office and they finally got a plumber to come around night fall. The plumber found the leak coming from the upstairs apartment and repaired it but the response time appeared very lackadaisical. No urgency at all and there may be some carpet damage.

I was here for about two years, the experience was decent. Managment was fast with repairs and when the A/C went out. The area is quite, and as a women living alone, I did feel safe. The only downside I would give to the apartment is simply that it was very dated, and needs a renovation bad. Because of the immense amount of trees, you can expect there to be a lot of bugs outside and sometimes inside. The outside of the building needed to be pressured washed extremely bad. The young ladies in the leasing office were always nice, and I did enjoy that they sent out emails with updates of things that were going on in the apartment. Would I recommend living.... short answer is yes mostly for the area... but, if they did renovate the apartments and the appliances, then I do believe that it would be a superb place to live.. hopefully they do it sometime in the near future..

Management is professional & welcoming . Work orders normally turn around within 48 hours. This is by far my fav . neighborhood to be in. The pool is well maintained. The only thing that needs work is the area to wash your car .
