They towed my car since I live here. No warning. I am legally blind and saw there was white where I was parking on both sides. Now I’m out of a car and 250. Do better Eagle flatts. Do better.Update: they said it was their fault. But still. Do better

Avoid this complex w all cost. Thin walls, you can hear everything. When people move out they will allow workers to enter your apartment w no notice. They will move who ever in w u and tell u to deal w it. Charged me 200$ in cleaning fee but I cleaned all day long. Didn't wanna give me my deposit back out of 1 thousand dollars in only getting 700$ back. Roaches, gnat and flies everywhere w cat droppings and litter everywhere in the hallways. But yet charged me money for cleanliness they still have not sent a deposit and I moved out months ago. There are nicer places to live . These are slumlords meet micromanagement

As a current resident here at Eagle Flatts, I would say that my experience thus far has been a mixed bag. Most of the reviews that have already brought up problems that everyone will definitely deal with like visitor parking problems and really early pool closing hours. As for the relative issues like noisy neighbors, the smell of weed, and appliances malfunctioning I have had almost no issues with. Any time I’ve had a problem they are quick to fix it considering what some of the other residents have said.The apartment offers a lot to make up for its shortcomings like the 24 hour gym, great response time, security/safety, proximity to the University, etc. Overall, the bad goes hand in hand with the good and for the price it is definitely a 3-5 stars. It’s not the Ritz but it is simple student living that any college student can at least appreciate.

Avoid this complex for your college student!!! The entire experience has not been good. As a parent I have had to dodge my own car being towed, they have little to no guest spots and if you are not parked in a guest spot you will be towed. My own child's car was towed even though his vehicle is registered with the complex. Its a racket!! They are in cahoots with the towing company. Not to mention when he moved in the place was disgusting!

I absolutely loved Corrion's Customer service. She was knowledgeable, attentive, and a great communicator. I would definitely recommend Eagle Flatts apartments to anyone looking to live at a student housing property

Once you move out of Eagle Flatts, please expect to pay at least $700 to $1000 in cleaning charges/fees. I am giving this apartment complex 1 of 5 stars. I would not recommend this apartment complex to anyone. I lived at Eagle Flatts during my graduate program (2 years). However, I have had bad experiences throughout my entire duration at this complex. I moved to Eagle Flatts in 2021. The first day I moved in, I was greeted with cigarette smoke coming from the bathroom. The cleaning team did not do a great job of making sure my unit was cleaned before I moved in. Towards the beginning of 2022, I had a ceiling leak in my bedroom due to the unit above me having an appliance issue. It caused my carpet to have an awful odor and mildew. I emailed the front office several times regarding this issue. The maintenance team did not shampoo/clean the carpet due to the ceiling leak. When I moved out of my apartment this summer of 2023, they sent me a bill of $700 in carpet cleaning fees. That is extremely ridiculous. The maintenance team did not fix anything while I was living there. Additionally, I talked to a new resident that currently lives in my former unit. She stated that the cleaning team did not clean her unit properly either when she moved in. Where is the $700 to $1000 going to in cleaning fees if they are doing a poor job?Two other things: The pool hours are not long enough. Most complex pool closes around 9-10 pm. A pool closing at 5-6 pm is relatively early. There is also not enough parking area for visitors. They only have 15-20 parking spots for visitors for an entire unit. That is not accommodating the tenants that live there.

I moved in here in 2019 and moved out in July of 2023. I had nothing but problems here. First off, the internet goes out multiple times a week which is frustrating when you have assignments due for school. I often had to go to a friends house to complete my assignments. Also, these people are MONEY HUNGRY. they charged me $300 at move out for “damages” but the pictures they uploaded of these so called “damages” show nothing of the sort. They trick you into signing a new lease in October, even though you don’t know what the next year will bring. so if you have clinicals or internships for school, beware because you cannot break the lease once you are in it. A couple months ago my apartment smelled like smoke as if there had been a fire, and they told me they couldn’t do anything about it. There are often parties of 50+ people thrown in the courtyard that carry on throughout the night and it was especially annoying when i was trying to study for a test. The management did nothing even though i complained multiple times. my advice is to stay away.

I lived at Eagle Flatts for almost three years, and here is my take on it.Eagle Flatts, overall, is a good apartment complex to live in. It is super close to campus, located right off Hardy Street, and is near several restaurants and entertainment venues like the movie theatre. Pricing is a little expensive, but you do get nice modern apartments and amenities like the fitness center, pool room, and computer lab. The courtyard is also a great place to go and relax. Management is really nice and I have never had any problems with maintenance.However, I do believe there are some things a possible tenant should be aware about.One, the parking. If you have visitors, good luck finding them a parking spot. Eagle Flatts provides only about 15 spaces for visitors and they are almost always full. If they are full and a visitor is forced to park somewhere else, Eagle Flatts will tow the visitor no questions asked. This is extremely annoying and should be resolved because it makes no sense to tow someone when the available options are taken.Another thing that angered me about the parking is that I just moved out, and when I called the office, they said if my U-Haul was not parked in visitors it would get towed, which again, makes no sense because it is clearly a resident about to move.Second, the walls are very thin. I can often hear neighbors singing, talking, and doing other things that can be very loud and embarrassing to hear...Third, the pool hours are not long enough. Most places let the pool stay open till 9, however, the pool at Eagle Flatts closes a lot sooner.Lastly, the smell of weed is horrendous and residents do not pick up after their animals. I can be in my apartment (I lived by myself and do not smoke weed) and smell weed in my closet, bathroom, utility room, and anywhere outside. Also, watch your step. Residents will tend to not pickup after their animals and it is disgusting and also smells sometimes.Overall, Eagle Flatts isn't a bad place to live. I enjoyed my time there, despite the annoying inconveniences.

My girlfriend lives here and she has nothing but problems. The internet very often doesn't work. Her bedroom window pours water into the room and the office does nothing to fix it. God forbid you have any visitors because there's not nearly enough visitor parking and you will get towed for parking outside visitor parking even when there are no available spots. Guarantee you could find a better living situation for the price they charge. 800/ month for a tiny, poorly planned, apartment.

The Eagle Flatts community has great resources for students. There are computers, printers, and even a gym. Maintenance responds fairly quickly so your problem should be fixed within the week you put in a request and it is a friendly neighborhood. There are limited guest parking and you will get towed lol so be mindful.

Genuinely the worst place I’ve ever had the misfortune of having to pay for. I’ve placed about 9 work order for a washing machine that is still not fixed. No sense in wasting your time and money paying for utilities included that they won’t fix.

Been here 6 years, never had a roommate problem until Danielle stopped purposely matching my compatibility to make me uncomfortable so I would move out. After 1 roommate invaded my personal space for weeks, he took things up a notch and got shoulder to shoulder with me while I was cooking, he reached over me to turn the stove eye on WHILE I WAS COOKING. He did that because I'm introverted and don't talk much, he was trying to make me talk to him JUST INSANE. This was a 40 year old man, after I stood my ground and let him know that his behavior isn't normal, he proceeded to record my reaction like a KAREN, and show danielle THE PROPERTY MANAGER OF EAGLE FLATTS. She was so incredibly rude rolling her eyes at me, telling me people always complain on me, told me I had 10 days to move until I mentioned a lawyer. She also moved a 60 year old man in here from India, that was incredibly intrusive and controlling, cutting lights off all day and night, following behind me just to cut the light off when i wasnt through with them. Then moved another smoker in here after 1 just left that i HAD to put up with for a year smoking in here. The smell of this apartment due to little insulation, thin walls is terrible. Stale coffee grounds, weed, rotten cabbage, expired kale, all them smells have been a STAPLE in this apartmet. This apartment is not the same 1 i moved in to in 2017. The smell is NOT THE SAME. You should never make this your permanent home like i did. I take responsibility for staying until i basically was pushed out by the property manager. She even told me corporate knew about the situation and they wanted me gone. The whole time i thought she would of been on my side hence me minding my business in the kitchen....then when she gaslighted me and rolled her eyes i automatically knew she designed it to make me leave. Im still talking with a lawyer to discuss my option. This isnt high school, but if you dont want to be treated like a child, get a Real apartment. I would rather live w my Mom than to stay here where i cant even have company. We just got charged also a smoking violation and we dont smoke. The maintenance STEVE, came into our apartment to "fix" something, and told the office it smelled like we had "marijuana plants" the office without notice came and smelled my apartment without me there. People smoke in the breezeway all the time and the apt is so cheap that it comes straight in. The maintenance is there mole. Like i said she has been trying to get me out of here. Do not rent from here or the cottgaes of hattiesburg there all owned by capstone realty (SlumLords)

Personally, I have really enjoyed my stay at Eagle Flatts. The office staff and maintenance team is great. As a college student, I also really enjoy the amenities, especially the computer lab and the pool! I enjoy studying on the hammocks and hanging by the pool. Overall, this has been the best apartment experience that I’ve had.

I really like this complex. Only had one issue since moving in and it was solved quickly. Staff is nice and helpful and they always have events and gifts in the Clubhouse. Only thing is I would have liked the unit to be much cleaner when moving in.
