I hired TWM Financial to manage a residential rental property for me while I lived in San Diego. Some of the experience was good, some bad. PROS: 1) While living in San Diego, I mostly did not worry about my rental property. 2) Rent was deposited to my bank account within about 1 week of TWM receiving it. CONS: TWM failed to meet their obligations several times: 1) The unit was vacant about 6 weeks between tenants. 2) The tenant screening process seems sub-par. I had two tenants in a one year span. The first cut out on his lease one month early (however, he did let me know and we worked together). The second refused to pay rent after 3 months of living there and abandoned the unit. 3) On multiple occasions, a late fee was not charged when a tenant failed to pay rent on time. 4) TWM failed to notify me that a tenant was experiencing a plumbing issue. When the tenant reached out to me about when it would be fixed, he stated Gary Nordin of TWM had reached out to me to fix it. However, Gary never actually did. 5) On multiple occasions, applicants have been unable to reach TWM when inquiring about my property for rent. The BIGGEST red flag to me was the flippant attitude I received toward the end of my contract: When my one year contract with TWM was about 35 days from expiring, Gary and I mutually decided not to continue for another year. At this point, Gary sent me the keys back immediately for the property. When I asked him how he planned on dealing with any tenant emergencies, he stated the likelihood of an emergency was nil, and the tenant could simply leave the door unlocked. At this point, I asked for a refund for the remaining balance of the contract as this is absolutely not acceptable. TWM promptly refunded me with no argument. One other minor flag to me: TWM lied about a Minnesota law. Gary specifically stated "There's a law in Minnesota that says you cannot charge a late fee until rent is at least 10 days late." However, there is no such law in Minnesota. He specifically did not want to write a lease for me that would give a 3 day grace period instead of 10 days. When I confronted him about the "law", he said "We keep all of our leases at 10 days to make it easier." He did end up writing it for 3 days after I repeatedly insisted.
