Very clean apartment when I moved in, I've got everything I could ask for. The best leasing staff! Morgan is an extremely hands-on manager and a real professional, and Isa is so friendly. I'm looking forward to the next few months staying at the quad!

Do not sign here. What you’ll save on rent isn’t worth your sanity.
I have lived here for 2 years and don’t think that a week has gone by without a major problem being caused by or ignored by management.
For the past 3 months the handicapped door opener has been broken and management has been unwilling or unable to fix it. This is in violation of the Americans with Disabilities Act and is especially egregious in an apartment complex with a substantial amount of blind and disabled residents.
Mold and water damage has been prevalent across the entire complex due to poor construction and rain water seeping in through the walls making many of the residences uninhabitable. I was moved out of my apartment due to the mold problem abruptly and forcefully in violation of the already predatory lease. The construction necessary to fix these problems starts as early as 7 a.m and involves drilling directly into the walls of occupied apartments.
I and others I know have experienced both rat and insect infestations that went ignored by management for weeks. That’s in addition to several other problems with the utilities, appliances and plumbing that went ignored and were marked as completed maintenance requests when they were not actually completed.
The lease is incredibly predatory and requires maintenance to do essentially nothing about the various problems in the building. This year, the lease includes a clause that allows management to move residents without their consent and with very little warning. When your apartment inevitably becomes unlivable due to poor construction and functionally zero maintenance, they will force you to upend your life and move due to their wrongdoing.
This is not to say that the problems are cause by the employees, who are heavily overworked and underpaid. Corporate management refuses to hire more people because they are in massive amounts of debt and people refuse to work here due to its garbage reputation. The root of the problem lies in the greed and indifference of those who would never step foot in a dump like this.
When I approached student legal services about my issues here, I was told they had a backlog of 20+ people with the same problems. What I’ve experienced is not a one off instance.
This building deserves to be condemned and its residents deserve due compensation.

Had a great tour. Caitlyn was extremely well informed and was able to offer insights and general guidance to things that may have slipped my mind as someone from out of state. The apartment was presented as per the pictures and, while initially a little smaller than I had envisioned in my head was still decent. Especially with the consideration that this is somewhere catering towards undergrads (18-25) who typically will be out more often than not. Highly recommend the property to anyone looking for a decent place to live while not investing too much if the area is not to your liking.

This is my first apartment and the move in process was so smooth! I relocated last minute but Morgen was so accommodating about my move in and patient with me. Always quick to respond all my questions and making me feel welcomed. I highly recommended checking out the Quad!

Read and understand the fine print. I strongly suggest looking elsewhere. If you are a co-signor you stay on the hook for as long as the rentor is there and they can upgrade, extend, etc without letting you know. There are an abundance of open rooms so forget about selling a contract.

Really liked this apartment when I toured - a great layout, a great location, and my tour guide Isabel was super informative in things to do nearby and amenities in the apartments. Really liked all the study spaces outside of the rooms, especially the big courtyard with the games. Fun vibe!
