I lived with my partner for one year at 3020 On the Rail. I can't recommend them enough. The building is at a great location, the management is very kind and they respond very quickly to maintenance requests. Also, the apts. are in great conditions and they are very spacious.

I was a tenant for 3 years while obtaining my graduate degree. The apartment is family-managed, and they are kind and quick to respond to concerns or maintenance requests. You often see them around taking care of the property. I highly recommend renting at this apartment complex.

3020 on the Rail is a great place to live. I've lived in several apartment buildings around the city, and this one is by far my favorite. The apartments are laid out wonderfully with great natural light. The decks on the corner apartments are ridiculously spacious. Management is friendly and efficient. Can't recommend enough!

I can’t speak highly enough about my time living at 3020. If I weren’t moving out of state, I would have stayed in the building as long as I could.Above all, management is excellent and attentive. Communication was always prompt and the apartment building was kept clean. Maintenance requests were resolved quickly and everyone working treated us with kindness.The gym facility and underground parking lot were wonderful, and our actual apartment unit was so spacious and had lots of natural light. Washer/dryer in the unit, huge balcony, and big windows were just a few of the awesome aspects of our place!I would recommend 3020 to anyone!

My boyfriend and I called 3020 on the rail our home for 2 years. We only moved because my boyfriend got a job in Eden Prairie and we wanted to be a little closer to that area, but we absolutely loved living at 3020. Having the light rail close by is a massive perk- we would use it to go to soccer games at Allianz, football games at US Bank stadium, the airport, and different areas around UMN. The surrounding area is great too. It’s really nice having a fresh thyme across the street for quick grocery runs, and my boyfriend and I would go on a lot of walks in the neighborhood behind the building which has a lot of unique, pretty houses. The building itself has its own gym, which really came in handy during Covid since they limited the # of people allowed and had a mask policy. It’s also pretty quiet, we never had noise issues from our neighbors and never had complaints about us - we really only heard noise when someone had a gathering, and even that was occasional and pretty muted. Our absolute favorite part of our apartment was our balcony- we were on a corner unit, so it was really big. We loved having people over there and grew so many plants. Finally, I’ve lived in 3 different apartment buildings, and management for 3020 was by far the best I’ve ever had. Any maintenance issue was dealt with so quickly and Dan was always so responsive. I had terrible experiences with management in my last apartment, it really made me appreciate how much Dan & team care about where you’re living and truly making it a home. Whew, I was not expecting to type this much, but I could go on forever! I cannot say enough good things about living here, I’ll actually miss it a lot. If you’re thinking about living here in the future, I would definitely recommend it :)

I will miss this wonderful apartment! A family-run complex that treats their tenants like family. I lived here for two years and have nothing but good things to say. Loved the spacious balcony, updated appliances, natural light, gym facility, underground parking, reasonable rent and friendly management. Awesome location close to the Witch's Hat Tower, historic neighborhoods, tennis courts, Surly, Malcolm Yards and Fresh Thyme. Would highly recommend for stress-free living!

Lived in my apartment for 2 years, absolutely loved it. More natural light than I have ever had, and the massive balcony was a wonderful treat. Excellent, attentive landlord. Great location, 10 min drive to pretty much anywhere you need to go. Reasonably priced for the area. Would highly recommend!!

Small, family-run apartment complex. The facilities are kept in excellent condition - hallway carpets and stairs seem to be cleaned almost daily.Management is very responsive to questions/concerns. Walls are soundproof, and the quiet environment is great for both students and non-students.

By far the best apartment I’ve lived in in Minneapolis. Checked all of our boxes and then some. The management clearly cares about the building and their residents, and the building is in a convenient and historic location.

I have lived in 6 various apartments around the UMN campus over 6+ years and this is the only one I would move into again. Dan and his family are genuine, caring, and helpful people. They respond to emails and maintenance concerns quickly. The apartment is located in a safe area with a nearby grocery store and the building has all amenities a student needs. I highly recommend renting from Dan and his family!

Great apartments! We lived here for two years and can only say good things about the place. Apartment was spacious, clean, modern and quiet. The real standout of this location is the management. It is family run and they are personable, very responsive and keep the place well maintained.

I'm an electrical contractor that has personally worked with the management company for this building and their other buildings for many years. From a firsthand experience, I know that this apartment complex is kept neat and tidy. The renters seem to be happy, and the owners are always updating something to improve the quality of the building, such as better and brighter lighting, WiFi internet, or surveillance cameras. I've worked in hundreds of apartment buildings around the Twin Cities Metro in my career, and I can honestly say that Fontana Property Management takes better care of their buildings than any other client I've worked for.
