Left us for 25 days and counting with holes in screens, broken microwave and washing machine, peeling paint on interior doors, only 2 functioning smoke detectors in a 1750 sq st total unit, and a few other things.
This was all broken when we moved in, including: lightbulbs burnt out, floor drain backing up, severe tobacco smoke smell in a bedroom (unit was rented to us as non smoking), very dirty inside, and lose facets among other things. We talked about needed repairs on the lease signing walk through, noted them with Brennan, and were told they would all be done before move in. But things like holes in the screens peeling paint etc were not repaired before we moved in. I submitted 25+ maintenance requests the day I got the keys! I sent emails and texts to Brennan and the generic email asking when this would all be fixed. No reply. 11 days later Nikki and Phil finally did a walk through after I sent Brennan an email a few days before (which Brennan forwarded to them) that reminded them they only had 7 days left to make repairs according to state law (which is 14 days)
In the meantime a glass pane of a window, which I realized was Scotch taped in (!) , fell out (!!) and no word on when it would be fixed for over 48hrs until I notified Nikki I would file an ETRA at the court house, because that's an emergency repair that should have been fixed within 24hrs. 6 days later and window is still not fixed...
If you're okay with a property manager who doesn't follow state laws, leaves you without appliances and with code violations for almost a month, and argues when you remind them of the state rental laws and blames you and says they "can't do anything up to your satisfaction" and who offers you lease termination and all your money back instead of just fixing things according to the law and city code, this is your place! Oh yeah and you can also look forward to your elderly mother being yelled at and having a bag of metal objects thrown at her by their main maintenance tech.
Lied to us to get us in the lease (saying it would be professionally cleaned and painted and repaired), rented us a dirty unit with multiple code violations and repair issues, not repairing things according to state laws, and totally unprofessional.
Potential tenants save yourself the headache and potential landlords save yourself the court costs associated with escrow actions.
I wouldn't be surprised if they reply here arguing and say no matter what they just can't make me happy (like this is somehow my fault?)... But how happy would you be without smoke detectors and a washing machine for almost a month? With half painted rooms, holes in the screens so the bugs get in, and a bedroom that reeks like cigarettes?
*Edit* it is now October 11th and we still don't have a functioning microwave. Most of my maintenance requests were completed yet it was far after the legally allotted timeline granted by Minnesota state law for repairs. Nikki had her preferred contractor paint the bedroom with a smoke sealing paint, however the guy did not follow the directions on the can and only used 1/3 the proper amount of paint so the bedroom still smells. And it has now been 2 months since I've had possession of the property and that bedroom is still uninhabitable because of the terrible smoke smell. All I want is for my babies nursery to not smell like tobacco smoke, is that really too much to ask when I rented a non smoking unit?

We rented a place on Lake Harriet from Executive Realty, starting in August of 2020, and then liked Phil and his team so much that we decided to work with them as our real estate agents. They then helped us find our new home. We feel like they are friends now and we would highly recommend them to either renters or for people shopping for a new home. Thorough, professional, timely, responsive, and really good people! Love these guys!

A wonderful team of top notch professionals! Phil and Claire were wonderful and helped our family feel supported and cared for as tenants in one of their rental properties. We hired Phil and Nikki of Executive Realty to manage some rental properties for us. We had been doing it ourselves for years and needed to make a change for the last few years of our ownership plan. It worked very well for us. They took the pressure off for finding qualified applicants and dealing with inspections etc. Turn around time improved considerably and their marketing efforts for new tenants was significantly more than we were able to create ourselves.

Terrible service, particularly the owners. They were rude at every point of our contract and only did the absolute legal minimum to address each pressing concern that we had. Do not let first impressions deceive you.
Edit: To clarify my initial statement. When I mentioned "owners", I specifically meant Phil and Nikki Beaumia. They are completely unprofessional toward tenants and maintenence requests were only handled after multiple calls.

Nikki and Phil were absolutely amazing to work for. They were always smiling and brightened my day when we got together. Working with Executive Realty was the best decision we made when it came to purchasing our home. As first time home buyers we had no idea of what to expect or the what to do. I Do not recommend this company to any one.They managed my townhouse for three years and never happy with them. At the end of the lease they did not give me the non refundable pet deposit. Micah convinced me to allow pet so I get additional income. He laid to me or mislead me. They use half of the deposit to clean and the pocked the rest that suppose to come to me.They respond email after a week or two. They never pick the office phone. I lived out of town so it was hard to switch company. Any home owner should not go though what I went though.
