Cheap if you’re on a tight budget, but not worth it if you don’t have to. Leasing office never answers phone calls, rarely helps. Roaches that took over a month to get fixed and is still an ongoing problem. Hallways and stairs are always dirty and rarely cleaned. People leave trash in the hallways and at the door. Maintenance is slow and rarely fixes things properly.

DO NOT RENT HERE!!! After 4 years of living in the complex we were awaiting our renewal letter and where told that they are choosing to not renew our lease this year. We were told with just over a month to find a new place to live. No reasoning listed. We paid on time and never had a lease violation. The apartment complex is useless in every way. The office can’t handle your issues, work orders go unfixed, and the complex is always covered with trash. Don’t bring up any issues if you choose to live here because they will choose to not let you sign your lease if you mention things that need to be fixed or cleaned up. If you’re looking to spend money on amenities that don’t work come on down to Arbor One. + the pool has never been open the 4 years we have lived here.

The management team never fix anything. They don't know how to give direction to Their Maintenance. Nor do they know how to keep paperwork in line. I've had to miss work 3 different times due to effect of them saying I didn't pay rent, which was a lie, had proof every time. Try to show him, but they're so unprofessional that they make you lose a whole day at work to go record further mistake I would run.As fast as I could

AVOID THIS PLACE!! TLDR; trust the reviews on this one.
Our experience:
First red flag I encountered was that the office never answers their phone. We had to go in person to the office multiple times for simple conversations that could have been done over the phone before even getting placed to an apartment. We were approved for a three bedroom, then the next time we went in it was like that conversation never happened and suddenly we “didn’t qualify”. Okay whatever, we could deal with a 2 bed and really needed somewhere to live, so we put a holding fee down on an apartment and were given a move in date of 5/31. On 5/28, we had heard nothing about move in instructions, so went in to the office yet again to ask and make sure things were going along smoothly. That is when we were told that our apartment wouldn’t be ready for another MONTH. A WHOLE MONTH!!! The lady in the office told us she’d been looking for a different apartment for us to move in to for the past few days, but was having trouble finding a spot. Which means she knew for multiple days and didn’t say a word to us. It’s been over a month and it still makes my blood boil just thinking about it. We requested a refund (got the holding fee back but not the application fee) and hightailed it out of there.

(Edit: I have since broken my lease because of the uninhabitable conditions, I have met many people that also have, management will try to scare you with fees and timing, if your problems with them are like mine, you can leave, they can try to bring you to court, but are unlikely to because they know it's a loss, just document everything and don't let them intimidate you, send a letter stating you will be moving because they did not hold up their side of the lease, and put all communications with them in writing, even if they call you, sum up what was said in an email and send to them so there is documentation that they didn't come when they said they were)
There have been a plethora of issues, the biggest being a termite infestation, a carbon monoxide leak, flooding, a discrimination violation, and essentially no effort to remediate anything.
First problem was a broken window on move in that made it impossible to secure the premise for almost 2 weeks.
Then they did unannounced pest control that required we cleared the build for 5 plus hours and move all of the things inside.
Then they tried to deny and charge for an ESA that was already documented with them, and started the threatening eviction if pet fees were not paid, this went on for months until I reported them to HUD.
Then a carbon monoxide leak in the middle of the night due to my defective heater had the fire department come and shut of the unit, which was condemned, leaving me without heat in the middle of winter, until they finally decided to bring space heaters, which I used for over a month.
They finally replaced the unit but the new unit started leaking water, they did not come for a while to investigate this, so the floor go soaked through and started molding.
Meanwhile termite's started appearing by the hundreds and they strung us along for a couple weeks, until some guy showed up to treat our "roaches", physically gawked when I showed him the amount of termites, said he would let management know that they weren't roaches, but indeed termites, and then never heard back from them.
This was until I submitted repeated maintenance request some of which got marked as completed. I have now reported them to the house department because still no treatment to the termites has been conducted.
The second bedroom is unusable and has now flooded due to the faulty air conditioning unit. Last time maintenance was in they said that it was leaking because they had not installed a drainage line. Then the management tried to send someone in to drywall the unit back in place as it is actively still leaking, and they contractor called me into the room to ask why he was being asked to drywall an actively flooding room.

Living here has been an absolute disaster. The staff is consistently rude, showing zero interest in addressing any concerns. Maintenance is a joke, they never repair anything for years and years. Even urgent repairs are ignored for months, leaving the apartments in a state of disrepair and unlivable. The neighbors are loud, disruptive, and seem to have no regard for others. Management is not only unresponsive but also incompetent, adding to the frustration. They don’t know how to do their job and always lie. The buildings themselves are falling apart, with constant issues like leaks, mold, and broken fixtures. This place is a living nightmare—stay far away if you value your sanity.. on our move in date we had literally carpet cat pisss and they had no problem giving us the townhouse like that. We have used a whole lot of our own money to make this place livable. They have no interest in doing anything good and they’re way too greedy and defensive. They are also very racist and btw those tiny positive reviews are all fake.. do not rent here. They will fool you and make it sound like all rainbows but truth to be told they’re only putting you in a deep whole.

I am in this complex everyday. There's broken glass ALL OVER the property grounds. None of the "security doors" work. A lot of the building do have fire damage so that's an indication that nothing is up to code. Cars and apartments get broken into all the time. On YouTube you can watch court proceedings from Washtenaw county court and all you hear about is cockroaches and bed bugs. White people get moved to the bottom of the rent list. It's an awful AWFUL community

STAY AWAY!!! Rent somewhere else if you can! A lot of violence and trash everywhere. The office NEVER answers your calls so don’t even bother. Maintenance NEVER comes. I’ve had mold in my bedroom for 3 months now contacted them multiple times and no response. The kitchen sink is full of water and again no response to maintenance request. Last guy that came said he was off work and would come back tomorrow. I’m in week 2 of washing my dishes in the basement sink…… worst mistake of my life moving here. I’ve had to contact the health department because they don’t do their job. DIRTY AND GHETTO are the definitions of this complex. Can’t wait for my lease to end!!!!

I have been a resident since July 2022 and its been nothing but a nightmare and I mean nightmare I have paid a company out of my own pocket $350.00 four times the last company that came out said I was wastING my money and to call the health department because there is major problems and its called black mold and if the apartment keeps floodING every time it rains or the person upstairs takes a shower the black mold would keep growing and I will sooner or later have health issues sad to say as I write this there is a flood in my apartment and the hall. I have made several complaints took videos to the office and still nothing done as of June 12th 2024. Had inspection last month and finally had one that cared because now they see what I been going threw unlike the manager she is rude she lies and all she does is screws people over and is rude as hell I called up there Friday to tell her that she shouldn't put carpet down until the fix the issues she said I am Don t doing anything to the apartment and if you Don t like it you can move. Well shes right I can and will be ASAP bUT before I do I am going to do everything in my power to make sure nobody ever has to live like that or be treated like that again . There is way more. To. My. Story so just keep waitching. For updates...

I like it here at arbor one it’s very livable here and maintenance is great they get things done here . the staff is awesome as well .Amy ,wendy ,Stacey are great and nice.. I been living here 6 yrs and recommend it to anyone to get a apartment here.

maintenance is incompetent , you cannot get ahold of anyone in the office, and they raise the rent on you with no improvements-it’s dirty and my tires were slashed, horrible apartment complex
