To: THE CORPORATE OFFICES OF PEPPERCORN APARTMENTS / LAND & COMPANY ......
I have to start by saying you have the best staff in the whole wide world! You truly have to trust me when I say this seeing that I have been a tenant here for the past 12 years. I have never ever experienced a secretary that answers the phone every singled time your tenants call! At one point I had to call often because I had to allow maintenance into my home for a few days straight. Cynthia is amazing! She did not and donot fail at answering her phone at anytime. Micheal Oatman - Micheal is one of a kind! He addresses every issue that has arised since he has been our office manager. When he first became office manager my apartment was in the process of being upgraded. During the upgrade of my apartment Micheal kept in touch with me throughout the complete process. He let me know step by step what was happening and when it was going to happen. Not only did he keep in touch with me but Kim Krombeen kept in touch as well from a Corporate level. How amazing was that! Ms. Kim Krombeen is such an amazing person with a great personality and a good heart. She is so down to earth she makes it so easy for you to smile and feel comfortable as a person who happens to be talking to thier landlord lol. Once everything was done they both; Kim & Micheal met me in my apartment. They did a walk through with me and ask me are you happy? I was overy happy! I had new marble counter tops & a new dish washer. I had a new stove a new refrigerator and new bathroom marble counter top sink as well. Peppercorn did an amazing job! Once I told them I was completely happy with the work, then and only then did they relieve themselves of there duty to me. Peppercorn /
Land & Company is an Amazing Company!

Last I would like to Welcome our newest amazing maintenance guy Miguel. Miguel you are an amazing person. You are so kind, so compassionate and so attentive to us as tenant's. I pray we donot loose you ? please keep up the good work! AND Thank you for your special cleaning job to our handicap parking are this morning Miguel ☺️ we didn't expect the snow but you were here for us! We truly appreciate you so much!

It's a pretty good place to live they are really trying to make it better when my lease is up I would love to continue living here except I have a disability that prevents me from working full time and the rent is too high its a decent size apartment for one big living decent size bedroom bathroom lack a little bit of space but it's functional I've had a good experience I got put on the third floor so I have a balcony it's a smaller building there's only 4 apartments on each floor it dose connect to the next building but those people aren't the main neighbors but yeah minus the rent it's a pretty good place to live I haven't had any major issues

Ridiculous pricing on garages per month you can be in a climate controlled self storage for that price... the garages flood and freeze and have animals from mice to squirrels and they aren't up kept and nice very trashy ... I won't be staying

This place is actually ok to live, however the person keeping the books does not know how to add or subtract!!! At one point ended having to credit back almost $300!!!

This place is not terrible, but I don't think I would want to sign a new lease here. The plumbing doesn't work like it should so the boards under the sinks are in pretty bad shape. The building I live in is infested with long-legged sac spiders which pack a mean bite if you get too close, and they are impossible to get rid of because they are in the whole building. The office staff seem very friendly and the price is not bad considering the high rent rates in Grand Rapids. If you have the money to live somewhere else, I would recommend it, but if you are not picky and need somewhere to stay, this place is fine. It's not a cozy place, but at least I don't feel unsafe living here.

Had my sink back fill and flood my apartment... All they did was send a plumber to clear out the weed that someone above me put down the sink.

Never go here I had a supposedly felon lives a crossed the hall from me, my car has gotten broken into this morning and and the supposedly felon almost caught this complex on fire to where I had to call the fire department. If you care about your safety, and being able to have a piece of mind that your kids car or apartment will be safe look else where!
