The glaring issue with this company is communication and it is a major issue. If you put in a request for maintenance they never follow up even if it takes longer for the technician to come out (which is not the technician’s fault since they are very busy usually). The front desk almost never answer the phone and will rarely call back. If there is an urgent matter at hand with livability issues I’d be worried. Maybe you have to go into their office to reach them. It’s not hard to make an effort to communicate but they don’t seem to make such an effort. Looking at other reviews, it seems others have a similar complaint so it’s not just me.

We live in one of their HOA managed properties and the communication and follow through with Jeremy is terrible. The vendors come out and don’t perform the tasks properly, this management company is no where to be found.

I have lived on a property managed by Schmidt Rogers for nearly 4 months.My experience thus far after initiating and seeing through 2 maintenance requests in addition to a few other miscellaneous transactions unfortunately leaves quite a bit to be desired.Currently, my confidence specifically in that future urgent (meaning detrimental to livability) matters will be taken care of ASAP with genuine concern and care for my and my fellow tenants health & well-being from Schmidt-Rogers Management is very shaky.As a summation of my overall experience thus far with Schmidt-Rogers Management, I see that they could use a STRONG improvement in the areas of Integrity, Communication (between management and myself as a tenant AS WELL as within Schmidt-Rogers Management company themselves from one employee to the next, to the next, and so on...) Reliability, Respect, and Equal Treatment/Prioritization amongst all properties regardless of social, financial, and/or professional status.Now I'm not saying that everything has been terrible, as Schmidt-Rogers has done good by my household in a few small areas; I'm still going to be optimistic and patient to see how other situations are handled in the future. Again: by no means am I saying they are a terrible company, I just believe there is some serious room for improvement and I REALLY hope to be able to amend this review in a positive light near in the future!

this is the worst experience I have ever had renting. Do not use this company unless it is the only option you have. I do not leave public reviews but i had to make a exception for this horrible company. 2 times I had to request maintenance on plumbing issues in the bathroom and both times it took them over a week to fix and both times they have tried to charge me over 1,000$ afterwards. I have had a running faucet in my bath tub for over a week now and they still have not fixed it. They have however charged me 1000$ without notice and have ignored all my attempts to contact them while also ignoring to repair the leak.

I would like to give the team from Schmidt-Rogers Mgt LLC a special thanks, especially Chanda. In the summer I stayed in one of the properties they manage and out of d*** luck dropped an item down the elevator shaft. After i called the mgt team, i expressed my concern and importance to Chanda the item to me. She valued my concern and assured me she would do everything in her power to help retrieve the item, which she did. In my opinion she went above and beyond my expectations. A special thanks to her and the rest of the team. Thank you!

If I could rate 0 stars I would. I have never left a public review before, but clearly I feel very strongly about this. The entire process of renting from Schmidt Rogers has been extremely frustrating. I have rented through several property management companies over the last five years, and never had a renting experience as poor as mine with Schmidt Rogers.We moved in with the impression that we would be able to park our vehicles in the garage on the premises. Upon moving in, we quickly realized that would not be possible due to the amount of stuff on our side of the shared garage that had never been cleaned out from previous tenants. We voiced these concerns to Schmidt Rogers, but nothing ever became of it. For the entire time we lived there, we were not able to park in the garage we were paying for.Before we moved in, we were also under the impression it was a smoke free property. There seemed to be little to no enforcement of this policy, as the neighbors smoked so much, there were many times we could not even open our windows. In addition, everything we were able to fit in the small space we did have in the garage was ruined because the smell.At one point, our water was so bad, our water filter could not even filter it. Without being too graphic, our water looked like urine the vast majority of our time there. When we voiced these concerns to Schmidt Rogers, we were told our neighbors were the ones who were in charge of the softener and they would talk to our neighbors about keeping up with the salt. Again, nothing happened and our water continued to be unusable, ruining our clothing, dishes, toilets, and sinks.Several major appliances broke during our stay. There was little to no urgency in fixing these issues, and we were often left for days at a time with broken appliances and twice, a flooded kitchen. Thank goodness for my roommate’s fiancé, who often resolved to fixing these issues himself, including purchasing the needed materials to fix said issues.Another problematic situation that arose during our time was the issue of the security deposit. Upon moving in, my roommate and I paid the security deposit and all other fees in full. To our surprise, when we reached out about possibly breaking our lease due to personal reasons, we were informed that we had not paid all of the move-in costs. We thought that was very strange but assumed that it was a mistake on our part and wrote a check for several hundred dollars. Days later, we were told that it was a mistake on their part and we did not owe them anything. While they destroyed the check and refunded us the money, the carelessness and disorganization of the office was and is very concerning.As I mentioned before, unfortunately my roommate and I had to break our lease early. We began that process and were approved to search for someone to take over our lease. I had over 200 people contact me about taking over the lease. Many of those individuals needed more information than I had and had questions I could not answer. On several occasions, interested parties would share that they were unable to get through to anyone at Schmidt Rogers to help them. In other cases, potential tenants were waiting to hear back for several days, even weeks, and as a result, moved on to other housing options. Over and over again, the lack of timely communication lost us tenants and caused immense frustration for everyone involved, not to mention 3 months of rent we had to pay for when the space sat empty due to the lack of communication by Schmidt Rogers.We were promised our security deposit back within one month of finding a new tenant, we are a few days away from that deadline and of course, we have not received it.It’s unfortunate there are not more options for renters in TC. If you can help it, don’t rent from Schmidt Rogers.

this organization is not pet friendly quite frankly they hate animals any of their rentals no pets allowed and they go out of their way to invade your privacy I know firsthand from experience renting from this outfit definitely not recommended whatsoever!
