UPDATE 10/2024 - KS has asked to run power through my home to fix the public bus stop light. I was previously told that they were working with the electrical vendor to come up with alternatives to fix the light as there are infrastructure issues. After ignoring me and blocking me on socials, they ask to come into my home and use my power. Is this a joke?
UPDATE 9/4/24: NOTHING has been done to remedy the broken lights in our subdivision community. The quote for repairs to the streetlights - one at a public school bus stop - is from OCTOBER 2023. We have been promised that parts have been ordered. Repairs will commence on a certain date. That the bus stop will be moved. That there is a temporary fix in place. NOTHING has been done. All lies. And we have not had a Board Meeting in almost over a year. BEWARE of moving into a community with a HOA that has KS Management for a HOA Management company.
Unresponsive, inefficient and all around horrible. I would highly recommend NOT using this company.

it was a great time, good to talk to the local contractors and tell them the issue and see what they could do to help. the food and snacks was good, it was my first time and looking forward to the next really like the prize also

Was a great event. The only thing I would recommend for future events is to stop vendors action during the presentation. It was hard to hear the panel while people were talking with vendors in background. Thank you for the invitation and great event. Looking forward to work with you in the near future.

The expo was well organized, the vendors were very pleasant and the food was outstanding! We had a great time! The hall was nicely laid out and the location was excellent. Had plenty of room for all the activities.

The itinerary should have been put out earlier. I did not see the email the morning of. I was told it was an open house style format and food would be available when I called the office to register. The food was gone before 11.
The vendors were really informative. But they seemed more geared to HOA and COA boards not individual co-owners.

Unfortunately, I really wanted to embrace this company. The complex I live in is a bit of a mess, and per their back story this mess was created prior to them taking over as property manager. I believe them on this, and do see how this property was mismanaged prior to them taking it over, and that is a challenge in itself.
With that in mind, I can only speak to my experience as an owner of a property now being managed by KS Management. It may be our specific Property Manager, but she consistently cuts corners and does not do her job effectively or efficiently. When a leak ocurred in our apartment (which impacted our downstairs neighbor), it took them 8 hours to notify us of this leak. Had we been notified prior, we could have mitigated some of the damage. When I tried to address this with her and request to be notified sooner if something like this were to occur in the future she was unhelpful. Additionally, the Property Manager let us know the bill for the plumber KS Management sent out would be sent to us. However this bill was never sent to us- this was approximately 2 weeks ago now. I don't understand how I am being held responsible for a bill I have never seen or received. The property manger reached out to me again today reiterating that we needed to pay this bill- however I have still not received a copy or been given a total.
This company has also added almost $5,000 of assessment fees in addition to our monthly HOA bill (which has also increased by about $20 monthly in the year we've lived here) which is approximately half a year of morgage payments for us. We have struggled deseperately to afford this and our life is heavily impacted due to our obscene HOA costs. They have explained these fees over the course of several heated town hall style meetings which was helpful. However, it doesn't make these fees any less of a hardship for myself and my family. Additionally, they enforce rules that minimally impact the community while they take a backseat on real issues and concerns that impact us everyday.
I regret having to write this, but I feel compelled to warn anyone against purchasing a property managed by this company. While no property management company is perfect- KS Management is among the worst. While we love our home, we would absolutely do things differently knowing what we know now. And I caution anyone against living in the Pine Arbor townhomes/ condominiums in an effort to avoid this Property Management Company.
Update 10/08/24:
KS Management reached out to residents with threats of "liability" for damaged driveways and offered tenants the opportunity to pay KS Management's chosen concrete company to fix these repairs. According to our HOA bylaws, they have recently been addended to hold owner's responsible for driveway repair costs. This is an added cost we did not anticipate. However with this company and this complex we have learned to expect the unexpected- I pick no issue with this although it is of course unprecedented. However bullying and threatening tenants is absolutely inexcusable. As owners of our condo (and apparently our driveway), we have a say in when and how we repair these items. I felt it necessary to add to my above review and again caution anyone and everyone away from purchasing a condo or townhome unit at Pine Arbor, at least while they are under KS Management.
Doing the math, we have paid approximately $10,000 dollars to this company (in fees, in monthly dues, and in unexpected "required" repairs and dues).

I had a great experience with KS Management/Mortgage group. I was selling my home and buying another and their bundle select program really took a lot of weight off my shoulders through the whole process... and it saved me money at closing! I would highly recommend this service! Thanks again.

Working with KS Management was a nightmare. They took advantage of our inexperience as a small, brand new community/board in Livonia and put us in severe debt. As we've moved on and found a much better management company, it's taken a bit over a year to recover financially. With the guidance and education provided by our current management company and prior consultations with other management companies, it was very apparent how KS community managers misled our board and did not help our budget by signing us up for services we could not afford. Actions like this, is what led KS to add a $1,750/unit additional assessment plus a $50 HOA increase. KS never had our best interest - I would highly not recommend them.
10/1/24 update - my response to KS' comments below: Our community has documentation of when the severe debt occurred - ultimately when KS provided us with one option for lawn service. Little detail was shared prior to the thousands of dollars it would cost us that was not accounted for in our annual budget. How could KS in good faith feel like it was "guiding the community toward long-term success"? I digress because I agree, our community is just happy to have moved on. However, I can't emphasize enough - since consulting with other management companies and the headaches our current company had to face to trace funds handled by KS, I feel compelled to share this information and let prospective clients do with it as they may. Thank you.
