My experience with the team and staff at Franklin River Apt was warm felt and professional. Katie was very nice in move in process, probably if I didn't come across her professionalism, I would have went somewhere else. Actually I went to other apartments in the area, and they could care
less if you were breathing. My apartment is Gorgeous, I stated a few concerns to Katie and she
did the work order immediately. Thanks Franklin River Apt and staff.

I have been here for over a year now and although the apartments are very nice and spacious and office staff is nice I am re thinking of my stay. I have had a few issues when I first moved in I had an electrical issue where while I’m cooking my stove would blow a fuse and this happened quite a few times until it got fixed for a fuse problem, my a/c didn’t work properly for over a year and this summer it went out completely and it was fixed and now working great. But recently I have come to dislike the environment and the community or at least the area I live in within the complex. I’m not sure who to point the finger at with this ongoing issue but I am so tired of the disturbance of noise here. There have been several occurrences where there are huge festivals held in the apartment complex with very loud music, drums, tents and loud yelling and shouting held by a single group of people that are telling us they have permits and permission to hold these festivals. It has become very loud and I don’t feel at peace living here anymore. We(several tenants) are tired of the extreme noises and car alarms being sounded off several times during these loud outdoor festivals. It is an absolute inconvenience to others in their units who pay over $1,500-1,800 a month. On top of that they have failed to even address this ongoing issue and it just keeps happening. Also Maintenance do NOT answer or returns calls during the weekend. They do come out during week day request but it took them almost a week to fix my air during the extreme heat wave. My next door neighbors also extremely loud every night with blasting music and shooting games where my young child thinks someone is shooting. I highly don’t recommend staying here if you want peace and quiet and to feel like your needs are being met this is NOT the place but if you are more of a location person and good amenities and good spacious units then I’d say yes.

I love my new apartment, although a few things should have been done before we moved in, after we made it known, it was taken care of. My husband and I are seniors and planned to make this our “ forever” home and both of us have a few ADA issues and management made sure we were accommodated! Management is great! Love Katie, the property manager and Catrina, leasing agent as well as the other agents! Everyone is so friendly and helpful, maintenance is always a problem where ever we’ve rented, properties never seem to have enough, so things don’t get resolved right away and the crew sometime seem unhappy about their jobs, not the fault of the “complex” but maybe the management company. These guys here work hard but perhaps they can use a few more people to handle this large complex, i’m just saying. Anyway love it here, we will be here, thanks for having us~Peace!

For the most part, I am satisfief living here; however, there was something I was promised when I renewed my lease for 2023 that hasn’t materialized yet (a new dishwasher). Other than that, my dissatisfaction is because of some tenants like the ones who don’t cleanup after themselves when using the communal laundry room and those who litter.

Lived there from December of 2022 to December 2023. AC unit did not work so the office gave us a portable unit which made the bill skyrocket. We returned the portal unit when moving out as the AC was never fixed.
You may also receive your returned security deposit 5 months after you move out so I'd proceed with caution with this place.

do you like having a warm home? do you like the things you pay for to actually work? then i would suggest living elsewhere. my heat has gone out 6 times in about 6 months. i finally asked for a new heater and the manager, Katie, said they have to have a third party come “check it out” first, to get it approved. this is after the heat went out for the 6th time, 2 DAYS after it was “fixed.” ok…. the approval process may be out of her hands, but why she didn’t send this team out after the 2nd, 3rd, 4th or 5th time the heat went out… (3 times during the winter) who knows? I guess her plan was to be cheap and just keep letting my heat go out? this is textbook negligence.

Yeah I wouldn't recommend this place especially if you have a family this complex is mainly for single people only the neighbors are loud and always fighting there's always weed smoke in the hallway. Structural infoundation issues. The only reason why I'm giving it 3 stars is because the staff was really awesome and friendly and I appreciate it the square footage was nice
