Ive absolutely hated living here. Paid for my trailer in full and still have to pay 700 a month for a "land fee" got threatened with a fine for having a bbq smoker in my yard. My house was new when i got it everything is made to look nice but falls apart after less than a year. Have also had my house broken into twice and my friend was stopped by a group of kids flashing a gun at him.

Run don't walk! I have lived in this community for many years and have gone through maybe 3-4 different management companies. I enjoyed my time here until about 2 years ago when things seemed to go downhill. Recently, some hoodlums threw fireworks through a window in my home; I reported it to the police and the office. NO ONE from the office contacted me to check the burnt carpet or to ask what happened or even to see if everyone was ok because, sadly they do not care about the residents. It was not until they did the quarterly "Gold Key" inspection I was able to suggest maintenance to take a look but did they "NO". Now I look at my lease renewal, and the rent is raised by $164.50 per month is ABSOLUTELY CRIMINAL. Yes Communities is by far the worst... do not move here if your income does not increase by $2,000 per year.

My names Robert I live at westbridge with my fiance karmin satterfield and my 2 disabled kids. Westbridge has been causing us issues...this is the worst place. They put a letter on our door saying we had unregistered animals when they know we only have our 2 service animals...they have harassed us on multiple accession..and my son said on multiple accession Maintenance unlocked our door and came in and when they noticed he was in the front room they hurried up and closed the front door and drove off and it scared my son...the only reason my son new who they were is because they yelled out they was maintence...we are buying our home they are not supposed to have a key since we are buying it...my fiance is pregnant and she is high risk and she is not supposed to be stressed..karmin sent them a message telling them because they keep harassing us that if they come on our property that she will defend herself basically she said she would slap them..but only if they come near our trailer because my son's are scared... And because of that they are evicting us...because of the Harassment and westbridge telling us we are getting evicted and we have know place to go.. we are back in the hospital and they said the baby might not make it..the hospital said because of the stress westbridge is putting us though that westbridge will be held responsible and if the baby dies, because it's big enough to be able to breathe on its own they could be charged...

FIND ANYWHERE ELSE TO LIVE! I AM LEAVING ASAP!!
Update.
We lived for over a week without running water at Christmas due to a broken water meter and frozen pipe. This was not related to anything that was my responsibility, but theirs. I had to have an independent plumber come out and look at the problem because they would not.
I sold my home in March of this year, it is now July. He pulled the home out of Westbridge Manor. I have been waiting for my security deposit for 4 months. I have been in contact with the park multiple times without any results. I have spoken to Laura, Theresa, Katie, and Joanie when they were answering their calls. I have was hung up on by Theresa on 6-12. They are notorious for screening their calls and I now go straight to voicemail. I left a message with Yes Communities and the park called me. They claim my lack of a forwarding address was to blame. I have had my mail forwarded since last November so that is incorrect. They did not have the returned check in their possession, cannot tell me the check number that was issued, nor a note from the main office.
Joanie is supposed to be the accountant and handling the issue.
I wrote my original review over a year ago. Since then the park has only gotten worse. They now expect us to cut grass that is not on our lots or get charged $50 to have a dude on a riding mower fly thru and cut landscaping down and to get to the space between lots. We can't use that area. I have been here for a couple years now. I have a tree from an empty lot (and there are a lot of those) hanging over my house. I've been calling for over 6 months. I get excuse after excuse as to why nothing has been done. When I spoke to the manager months ago she didn't even ask my name. I must be just one of dozens of whining money makers to her.
I even asked if I should get someone out here myself. I was told by the rude receptionist they won't pay for it. I'm supposed to just let this thing drop leaves and branches on my roof. Until it does permanent damage to what I own.
However if you owe anything it must be paid in blood.
I'm going to look into pulling my trailer out of this place. It's not a community. We are just money making suckers, that are supposed to shut up and pay, to the powers that be.

Had the pleasure of working with Katie in the leasing office. She was incredibly friendly and approachable, readily available to answer my questions and provide assistance. Katie made me feel welcomed and valued as a resident. Job well done ?⭐

Have lived here a year now and has been such a great quiet place to live. Have had events that I’ve taken my granddaughter to. The park and pool are always clean.

The good: I love my year round gym (free), I love my year round indoor pool (cozy). The ownership process was a breeze. There's no riff raff. There's quiet nights. And kroger and schools are 2 minutes away!
The bad: Management is abysmal. They skirt accountability relentlessly, and the customer service is combative at best. If you don't mind having to fight tooth and nail to get anything accomplished, you may thoroughly enjoy living here.

Used to be decent, going down hill. Consistent rent raises The park is no place for children constant fights and racial slurs on display on a frequent basis, Very inconsiderate of the property by driving their trucks over and destroying your lawn while simultaneously nit picking renters over minor upkeep. Very inconsistent and poor leadership in management.

When I first moved here at Westbridge, it seem nice and quiet but now is like out of control people walk all through your yard then you have races neighbors then like no respect any more people walk all on your property here at West Bridge not to mention I’m a homeowner but it feel like I’m not a homeowner because I’m paying lot rent and a mortgage which is not cheap at all and it just drive me crazy with the prices I’m really considering selling my mobile home back to Westbridge. Some of our neighbors are really nice, but we have a lot of neighbors that walk all over our grass throw trash in our yards. Don’t care to pick it up, mainly is these teenage kids I asked the kids to get off my grass yesterday and one of the young boys had the nerve to call me a tramp and I’m not even going to mention what race , but these teenagers are really disrespectful I don’t even report to the front office. It’s pointless. Then I have three kids with autism and I have a neighbor behind me always complaining because my kids always play and I have two kids that are nonverbal so Don’t know how to communicate, although after I explain to them and show them paperwork that my kids are autistic they kind of left me alone with that, but I really don’t like it here at West bridge as much as I did when I first moved in the community other than that it really is a nice community

DO NOT RENT HERE
THEY WILL POISON YOU
Our window has been broken for a year and a half and the community REFUSES to fix it. It is squishy and moldy. I have put in countless maintenance requests but here I am a year and a half later suffering from mold toxicity. Would NEVER recommend living here - your health and lives depend on it!!! ?
UPDATE THE SPRAYED LAWN CHEMICALS IN MY GARDEN THAT ARE UNSAFE FOR CONSUMPTION. HOURS UPON HOURS OF WORK AND HUNDREDS IF NOT THOUSANDS OF DOLLARS
AVOID THIS PLACE AT ALL COSTS FOR YOUR HEALTH AND SAFETY

Would not recommend. They forgot to pull my autopay 3x. They told me a month before my renewal they were selling my house (it was a single wide) and the sales person said it has never happened before (the letter was dated in January but i did not get it until feb). I feel it was in retaliation to us requesting them to fix things that happened before we moved in. When I found a new place I had a signed contract with Chelsea (sales manager) that assured me they waived my rent for the last month because of the short notice. That didnt happen. And I cant get a call or email back.
Edit: that number that was commented I called and left a message. Haven’t heard back so the person commenting doesn’t actually take these reviews seriously.
