i had an appointment to tour scheduled with them for 10:45am. when i arrived at the appointment no one answered the door, phone, or email. why send two confirmations that i would come and have me drive 30 minutes when you would not be there? super unprofessional

SCAM to steal $210 from you in nonrefundable application "fees". The application says you must have at least three times the rental income per month, check. You must not have any felonies for the last 7 years, check. You must not have any evictions for the last 7 years, check. I even asked the front desk before I applied about a felony from 17 years ago and they said, oh no problem, we only go back 10 years, and the application actually only asked about felonies in the past 7 years, but then they took my $210 and told me I was denied because of a felony from 17 years ago. Do not apply to live here. They will steal your money.Don’t believe them when they say the admin and application fees are waived, they won’t refund you. I applied for an apartment and because of a discrepancy on my rental history, my application was denied. Only THEN was I told that the fees are waived upon approval. Very convenient.They will not work with you if your application is denied. I disputed my application through their 3rd party company and I had proof of the discrepancy. The 3rd party told me I had to reapply to the complex. Obviously, didn’t want to do that again so I reached out once more to the property manager who completely ignored me.Finally, I got notice that my application was approved. Of course, now they start replying to emails and contacting me again to get me into a unit. However, given the prior lack of assistance and communication, I had already moved on and applied to a different complex. Considering that my application approved and that I have written proof that the fees would be waived upon approval, I should receive a refund right? I was promised the fees would be waived. I was told they refunded the holding deposit & admin fee and that was all. I emailed the property manager again and was ignored. Again.Extremely unethical business practices and it’s disappointing considering I’ve enjoyed lived on Beztak properties for the last 4 years. The apartment I’m moving to costed $50 to apply, vs $300. Nearly the same square footage, same pricing, same amenities, same area. They don’t HAVE to charge ridiculous fees and then steal your money. They choose to.

I agree with the posts about maintenance issues. We have rarely ever had a good experience with maintenance.Most recently is reporting a beeping smoke detector in the main hallway of the building. After several days, it still beeps. I have reported to maintenance. I have called the office. I have gone to the office in person. The responses from staff are dismissive and they clearly have no interest in fixing the issue.I moved my elderly mother here a year ago and had numerous issues upon move in. None were corrected until I went to the regional manager of the real estate company that owns the building. Her sliding glass door literally had no lock, this wasn't addressed for several weeks. I turned in requests to have the lock on the front door to the building repaired, this took at least 2 months. The back door still doesn't lock, despite that being listed as on the request as well.I found the office staff to be pleasant until the move in, after that, they are superficially pleasant, but really don't follow up, or if they do, then it's the maintenance staff that don't. It's shocking how long it takes to have any sort of response. I hesitate to turn in any sort of request as I know I'll only get agitated when it's not completed, like this smoke detector issue. A smoke detector is an issue of public safety in the building. I'm shocked that it's not taken more seriously.My mother likes her apartment, as she's on the ground floor and doesn't have to use steps and she enjoys being able to walk to the small shopping area. The convenience is good for her and I live close and can be there if needed. But the lack of response from management is awful.

super helpful, they were super nice and let us do the apartment lease in person because my mom was having trouble with the power being out and her ipad not wanting to let us sign it. they were more than helpful when we decided to come in and ask for help. i definitely feel comfortable with my family staying here. im not sure how to spell her name but i would recommend her to anyone (dasanae? daeshane? im so sorry i cant remember how to spell it but shes amazing, super helpful! so thank u so much! the whole apartment complex is super neat and already met someone who lived her who said they were more than happy with staying here :)

I relocated my elderly mother to this complex because it's very convenient to where I live. The apartment is pleasant and comfortable. My issue is with the slow response of maintenance. It took about 2 months to get the front door lock to the building fixed. I turned in a request to have the smoke detector in the main hallway replaced several days ago and it's still beeping. if I go to the office, they say they can't update and will discuss with maintenance on Monday. super frustrating

DON'T MOVE HERE! READ THE REVIEWS! THE PROBLEMS WITH MAINTENANCE ARE NOT EXAGGERATED! And as many others have mentioned, we've had roughly a $300 increase in rent in the 2.5 years we've lived here. Shame I have to give one star. I'd prefer zero. The door to our building has needed repair for 3 months. The ceiling inside our building has a hole from a water leak and has gone unrepaired for 2 months. When I inquired about these things being fixed, I was met with hostility and anger by the office staff. The pool is almost never open during the summer months, so don't bother thinking that is a bonus to living in this community. According to a strongly worded letter sent out multiple times between spring and summer, they allow only 3 plants on your balcony as a general rule and will fine residents for violating that rule.Took over a month for my washer and dryer to be replaced when they stopped working. When they were installed, the only way to get them in place was to remove the moulding around the door frame. I was told maintenance would be back the following week to reattach the moulding strips. Months later, it's still not done.The rear door to our building does not latch. Security issue. The front door to the building latches sometimes. If you slam it hard enough. Upon bringing this up to the maintenance manager, he says he has personally "fixed" the front door many times. How about you fix it the right way once? So we have one entry door to our building that works properly about half the time. Security is not forefront for the staff here.THEY GAVE/SOLD OUR PERSONAL INFORMATION, PHONE NUMBERS TO BE SPECIFIC, TO VERIZON WITHOUT OUR CONSENT! How do I know this? We've been fielding calls from Verizon and inquired as to how they received our information. They said it came from KENSINGTON MANOR.Today they are reglazing another resident's tub. Therefore, our entire building smells of chemicals. The office refuses to prop open the front and back door of the building (which again, don't properly latch) because it would compromise the security of the building. Their solution to a problem they have failed to notify the other building occupants about: open your windows or leave. Well, my windows are open. It's still too overwhelming of a smell. Had I been given notice about this, I would have been able to plan being out of the house during this time. Again with the poor communication to people who pay to live here. The office manager was supposed to call me back about this issue today as she was in a meeting. I had to call her back 6 hours later as she had failed to return my call.

UPDATE- BEWARE: this company will "refer" your contact information to telemarketers when renewing or signing leases.The flippant and callous attitudes of office staff is quite infuriating, considering as renters we pay their salaries. It's truly frustrating having them never answer phone calls unless you are new applicants. The staff could at least try to call tenants back. The maintenance staff does what they can, but never actually fix things. The pool is lovely to look at, but since the office staff doesn't unlock it during it's stated hours, and then lock the office doors at random times, and won't answer the phones, you never get to use it, unless another tenant happened to track down a staff member before you get there, which frequently on the weekend does not happen.

We just moved out right before Christmas (not the best plan). Anyway, we really liked living at Kensington manor. The pool is nice and the guy fixed our closet door and oven light pretty fast.

Horrible experience. They not only raised the rent every year but double charge you for utilities. All of my neighbors were heavy smokers, it was all in the hallways and all in the vents. And you are not allowed to have ANYTHING on the porches. I am so glad to be out of there!

Maintenance service is unresponsive and does not adhere to there own policy of 24 hour guaranteed maintenance response or rent is credited for time it takes to make repairs. Office staff has no sense of urgency for residents concerns. The pool is not cleaned which prevents residents from enjoyingI’m promised amenities.

Been living here for almost 2 years and the place has gone down and the rent price just keep going up. I put a work order in for the dish washer on 7/11/22, it breaks all the time and I never utilize the thing, it floods up with dirty smelly water and they still have not come to fix it, it’s been 10 days. Stuff breaks all the time around the apartment and they never want to fix anything. The office NEVER answers the phone. For the amount of money I’m paying it’s definitely not worth staying here.

Updated......6/2022. I've put in several requests to have certain things fixed and they have ALL been cancelled... I have heard NOTHING as to why.... by federal law I can't receive mail because they Won't fix my mailbox. How is this right!?. Patiently waiting for a new Start.It's been an experience to say the Least!. I've gone without a working toilet for a few days, just think the pipes are really old and too small. I've put in multiple maintenance request and still waiting for them to all be fulfilled. The atmosphere seems nice but all the trees invites all the little bugs. Believe the washer and dryer is an old model that doesn't function too great. It's A LOT of money for a newly divorced single mom like myself but it's a roof over my son's and My head. I dont know if I'll renew once lease time rolls around.
