Have lived here for over 20 years through numerous managers and management teams and at the moment this is right up there with the worst. It is clear that background checks etc have long went out the window considering they allow straight up ghetto trash to move in and not take care of their homes. I guess that the above statement needs to be elaborated on once again as the same things continue. Management continues to treat citizens who pay rent on time consistently like trash as they allow any garbage to move in from wherever they are dug up from.... It never has been a 5 star community but for a long time is was somewhat decent and if it could receive a zero it would get one. And the fact that you can contact corporate and they also could care less that makes it even better...

My brother has lived here at "Sher-hood Village" quite some time.This is the trashiest neighborhood I have ever encountered in my life! The people in here are the true definition of trailer trash (most, not all).My brothers car has been vandalized multiple times, rocks thrown thru his windows, key marks on his vehicle, flat tires, you name it. The police are constantly in here due to problems. The roads are terrible and tear up my car. He can never get thru to the office, much less a call back, therefore nothing ever gets taken care of.The worst part about this place is the group (or should I say gang) of kids around 10-17 that roam the streets day and night looking for trouble. It's boys and girls, and clearly their parents are the problem for allowing them to be unsupervised like this. I see this same group Everytime I'm in here (multiple times a week) swearing, throwing things at cars driving past, including mine, walking around with pipes and branches and bricks, for what? There's two in particular that I have encountered, a tall black boy and a short white boy, running away from my brothers car right after his tires were slit, I heard one boy yell the other ones name which was Jason, I don't know any of the rest of their names.I have seen kids hanging out of windows doing drug deals, I have seen these same kids inside abandoned homes in the community, they smoke, do drugs, and act like the scum of the Earth, where are the parents?! I have a friend who lives in here who is afraid to let her child go out and play, because this same gang of thugs bullies and attacks and beats on this kid. Nothing is ever done about it.There is also an old white man that drives a red truck that lives in the back of the park on the main road who is a drunk and I have seen walking around putting his hands on kids and screaming obscenities and also urinating outside. Then there's the neighborhood Karen who lives on Lancer, she's constantly Calling the police on people and has her nose in everyone's business, she told my brother some disgusting things and spreading lies around about everyone, he told her to leave his porch and never come back!Homes are vandalized, my brothers home was broken into by a fellow resident and nothing was done, the criminal still lives in here! there's fights every night, crime runs rampant. I'm actually afraid for my 30 year old brother to even live here! The police have told him straight that this neighborhood is the worst and he should get out the first chance he gets.Add all of that to the numerous problems he's had with his home, this place is a joke! There's a rule handbook with hundreds of rules, yet none of them are ever enforced! I never have seen anyone working here, the office is ALWAYS empty! I would highly recommend that nobody that's a decent person move here.It's not even a good price, lot rent is almost $600 plus you pay your mortgage or trailer rent, heat, electricity, water, sewage, trash, then you have your cable/internet/car note and insurance, also home owners insurance is over $600 a year due to these homes being made like a cardboard box with the absolute cheapest of materials that break all the time, there are zero amenities here so why the High price?My brothers life has been a living hell since he moved here, there is no peace, nothing but chaos and crime, and 3/4 of this is caused by this gang of kids that run the whole neighborhood. Corporate needs to do something about this disaster and fast, they need to throw these criminals out destroying the homes and the community!Every word here is the honest truth and I hope I can save someone from making the mistake of moving here! Unless you are a lowlife criminal and enjoy living like an animal, then stay as far away from this place as possible!

Never received a phone call as to why my lot rent was not taken out. And after talking to my bank there was no fee for any returned check.! I will not pay extra fees that my bank isn't charging me.! And everytime I call, I always get the answering service. That's ridiculous.

Completely incompetent office staff!! Been waiting on a shed for two years!! You can't pay your rent online and they lost my rent cashiers check!!! Dark streets because street lights are out! Multiple pot holes that haven't been fixed. I highly recommend not to move here!!! You will regret it.

Awful place. Would give a zero star. Sold home from underneath us, do not go here it’s awful and poorly ran. The workers are rude and don’t want what’s best for you.

Cement blocks and wood with nails sticking out under the swings.

I would not recommend this place to anyone that is looking for a place to live they raise the base rent every year they won't fix the potholes though out the park

Krisshawna is the best thing to happen to this park! Until she took role as manager, I could never get ahold of anyone at the office whether I call or go in. Since she’s been here, on multiple occasions I’ve had to go in and talk to her or call the office, and she’s always promptly there and ready to help! Hopefully soon they repave the roads, but for now the fill ins are helping!

Stopped in to see if we could see a new home to look at buying since we were at West Point (next door). Walked in and asked if there was a way we could see a place or schedule an appointment and the lady at the desk was extremely rude and had an attitude for no reason. We were asked if Wednesday worked and we said no due to conflicting schedules and had no problem waiting until next week. Then all of a sudden the next day was ok but with a lot of attitude. I understand people have bad days but if this is how someone is treated just asking basic questions then I would hate to see how they treat the people who live there. We drove around to look at the park and the roads were so BAD that at some points you would be forced to drive on the wrong side of the street or on the sidewalk. To sum up my quick visit don't go there if you have any questions and watch where you drive.

I've been here for a few years now because I am single and I needed to save money. Over the past few years, the place has changed hands and I would say that they are not keeping up with the property as a whole. They harass people that are not doing anything wrong and the ones who are dealing/using drugs are left alone. They do not plow the snow properly and or clean up the empty lots. If you are moving here temporarily, it is fun but if it is for a few years, you are better off renting a home.

I have dealt with a few individuals from this trailer park community and all of my encounters been horrible, all of the individuals I've met have been filthy people. These photos are from somebody within the community whom hired me to assemble a bed however I was unable to breathe because of the black mold and extremely strong smell of urine. I never had to leave a job uncompleted before but I was extremely uncomfortable and concerned for my health. If you are subcontracted to work on a trailer in this community or hired to assemble furniture RUN AWAY.... DON'T EVEN CONSIDER.... all money ain't good money.... DON'T EVEN CONSIDER IT... RUN!!!! NASTY LOW LIFE DISGUSTING PEOPLE LIVE HERE!
