Horrible, horrible, horrible!
That has been my recent experience with ASAM. Do NOT use this property manager. They lie about the owners of the property to cover their own inability to communicate and manage properties effectively. They take extended vacations without informing owners of that fact.
Brittini is the only person seemingly running the operation, and she has informed us on several occasions that she is ‘only part time.’ She recently told me that it takes her an extended amount of time to answer emails and get information out to clients—frequently 2-4 months behind! When we asked her why, her response was ‘Wow! Have you seen what’s going on in the world? People are sick, it’s snowing and cold outside. You’re lucky I even responded!’
I have had to move my properties away from ASAM because I can not trust them, and I don’t believe that they have their clients -or- their tenants best interest in mind!

Unfortunately, we just had to close out a several-year working relationship with All-Star Asset Management. When we began working with them, they were on top of everything, and gave us updates and reports in a timely manner.This changed dramatically about 18 months ago. We stopped getting updates, and it seemed quite often like "nobody was home". We would call and the voice mail would be full. We would send emails and not get responses.2023 was the final nail in the coffin for the relationship. We had a tenant in one of our properties that would not pay rent on time, and we were asked repeatedly to give them a break--so we did. And that's now turning out to be a huge mistake.In June, our property was inspected by the city and several issues were found, with a reinspection date of late August. We were not told about _ANY_ of these issues until early October! All of a sudden, we had a tenant that wasn't allowing people in the house and had physically damaged the interior of the house.We asked for an update on this and a quote for repairs, and still (as of January 10) had not gotten a full quote for some of the repairs to the inside of the property.I reached out to the City Rental Property Inspector earlier this month and was told that Brittini had told him that we were unwilling to spend the money on the repairs -- money that she hadn't even ASKED for until November, and quotes that have not been completed. After I advised him that some of the repairs had already been completed, and that we were working on the others, he is more than willing to work with us on the property.One case is this -- there was some area that had dry-rotted and needed to be replaced and painted. The quote that they provided was (in our belief) over-priced, and we went on our own (quite difficult, in fact, since we live 2000 miles away!) and got our own quote. Not only was the quote that we obtained less costly, but it covered additional services that All Star had not even quoted.On December 1, we advised Brittini that we were going with an outside contractor (not one of theirs), and that we would like them to coordinate with the contractor to get the work done. On January 10, I received a response from her stating that she had not heard from the contractor, and she was wondering what was going on with them. The contractor completed the work before Christmas, and she was not even aware that the work had been done!Unfortunately, this all devolved into a shouting match over the phone yesterday, and we terminated services with them today. Honestly, we were told during the conversation yesterday that there are NO full time employees, only part time employees.In addition, this week, we were also told that the problem tenants had called "several weeks ago" stating that there was a damaged window in the property. Upon their investigation, the tenants had broken out two windows in the property. Again, "several weeks ago", and we had not been informed of the property damage at all until this week.I can not recommend that anyone utilize ASAM to manage their properties, and I can only hope that they treat their tenants better than they treat their property owners.

I burned hard by ASAM, who "managed" my 3 properties for several years (I don't live in US), at the last 2 years of the management (2020-2022) they reported me on extremely high repairs expenses but were not able to provide for me receipts of even 5% of it (even if agreed that they will save for me all the receipts in my files).I had to arrive in Bay City for shifting my properties to a new property management company but the damage was painful and put me in a huge debt to cover.

I had a wonderful experience working with Brittini at All Star Asset Management. She helped me sell my two investment properties in Bay City and did a terrific job. She handled all the details of the transaction. She was always available to answer any questions I had about the process. I would highly recommend her to fellow investors when buying and selling investment real estate.

Didn't give us a 30 day notice and kicked us out in 24 hours. They always tried suing us for and continuously lied about late rent even though we paid on time and they were never organized. Apologized every time because every time they were wrong. They've stolen our brand new stove, air conditioners, our four brand new tires and bins of handmade clothes and costumes and items including a weed whacker, grill and mower out of our shed. I just want my property back.

We have rented from Brittany for two years. In that time we have had multiple issues within our home including absolutely NO electricity in our upstairs (for over a year) leaving all 3 of our children without functioning bedrooms, broken and gapped bathroom and kitchen floors, damaged ceiling tiles from when her brother “fixed” our roof, and a leaking bathtub which has caused floor damage and mold in our bathrooms. Brittany is never available to talk, always at a showing or out of the office. She does not return phone calls and will ignore any issues she does not want to deal with. The office staff are some of the most unprofessional people I’ve ever had the displeasure of dealing with. I have been hung up on, yelled at, and lied to on multiple occasions. Due to the pandemic and other barriers, we’ve continued to make this house work for our family and tried to avoid any unnecessary contact with the management office. We were informed the “owner” has decided to sell and they’re giving us 30 days to be out. After enduring the pandemic, remote learning for my kids and all the other obstacles that came with COVID, we now had to cancel two summer trips and my kids cannot even enjoy half of their summer vacation because we have to move. Brittany and ASAM are the most inconsiderate and unresponsive landlords I have ever dealt with. I would highly encourage anyone looking to rent to do so from anyone other than ASAM.

Charlene and her team were very patient answering all my questions before taking over managing my multi-unit property. However, caught her company in a few different lies on how they handled my business. Had to let them go because I have to be able to trust whoever manages my property

Electricity causes fires with my appliances,Electricity goes out 10 times a dayHot water doesn’t work half the time,Sit here in a freezing cold home the heater they have in the home doesn’t work because the electricity is complete garbage in the home.“Someone stole” their rent Dropbox , and for that month they apparently thought they weren’t responsible for it so they made us pay rent twice that month.We’ve never missed rent EVER in our entire lives you would think they would value tenants like that.And they have the nerve to send us a pre-signed lease renewal in the mail after dealing with all this.We casually and patiently complained to them for over a year and finally stood up for ourselves and said “you need to fix this”They did what they do everytime we complain about this stuff, completely ignored us except this time they sent an eviction notice,Learn from my mistake and jus don’t do business with these people , they don’t care about you or your family safety all you are is a walking rent-paying machine to them.

THEY ARE THE FURTHEST THING FROM ALL STARS ------------------------------------ They were unresponsive prior to signing and moving in, But I tell you what, at the end of this year lease they were absolutely 100% unresponsive to all the issues in the garbage property's ISSUES LIKE: ***Electrical boxes breaking 10 times a day ***going multiple weeks without hot water ***and our most recent issue the heater does not work ------------------------------------ You can send texts, they won't respond. If you spam call the office, an elder lady will answer and lash out at you for the annoyance you've caused her. ~ DO NOT EXPECT YOUR DEPOSIT BACK it does not matter how gentle or clean you live, you will not get it back. ~ I've come to find the problem property listed for sale on Facebook, and the owner is some guy named 'Ammar Siddiqi' living in California, dude portrays himself as some absolute baller, but has dozens of tenants that live without their basic living essentials intact. This company is a complete reflection of that concept also, they don't give a f about you or your family, you are literally looked at as income to them and not people. ~ The office of "asam" had their drop box stolen, they went thru and sent eviction notices to everyone demanding from the tenants to pay double their rent when it was their responsibility. ~ Overall, just don't deal with this greedy group of people it's not worth it to rent from people who you can't trust believe me

Maintenance doesn't come for issues like when you have frozen pipes for five days, and they want their deposit upon move in but it has been 37 days and I have yet to receive my deposit. They rescheduled our walk through three times. They are a joke!
