The buildings and grounds are kept very clean, parking is organized, and the units themselves feel updated and spacious. The community feels safe and family-friendly.

- Matthew from leasing team coordinated my application and helped me view available units/floorplans despite me not being able to visit Ann Arbor for a tour. Very smooth process overall with seeing videos of available units, application, and preparation for move-in.

- Move-in itself was very easy. I really appreciate the private garage which made it easy to unload UHaul. Tons of extra storage space in the garage which is great.

- I had a couple of minor maintenance requests on move-in, and Justin/Amanda were great in helping resolve these. They worked quickly to help me get these fixed and communicated their progress to me via the resident app.

- community amenities are a huge perk. I really appreciate the business center (with free printing!), nice clubhouse spaces, and pool/hot tub.

- close to hospital and lots of food options. Kroger nearby is nice. Overall quieter community than other areas I’ve lived in previously.”

“I have loved living here! The apartments are updated and are in a great location. The bus route takes you right up to UM, and the bus comes about every 15 minutes, so you don’t need to worry about parking. Never had to worry about parking at the apartment complex either. The community is always clean and quiet, and any maintenance requests are fixed ASAP. Any time I need something fixed, it is done in less than 24 hours! The Ponds backs up to a nice neighborhood that is great to walk in too. There are events hosted at the clubhouse and the pool is open in the summer time.

The folks in the office as also so great to work with. They helped my roommate and I out with some difficulties with our lease, and they took it upon themselves to contact the property management to advocate for us. It made the process for us so smooth!

Overall, this place has been an excellent place to live, and I would recommend it to anyone!”

“Living at the Varsity for the past three years, I can confidently say this is the place to live. It is off campus, but still close to state street and Kerrytown. The staff is amazing and goes above and beyond to accommodate their residents and respond in a timely manner. Trinity and Samantha specifically are amazing staff members! The amenities are such a nice feature and the gym is definitely the best “in apartment” gym I’ve seen off campus. I cannot recommend living here enough!”

“This apartment complex is close to the University of Michigan…the staff is very professional and friendly….it has a very peaceful ambiance with large growth trees and areas with picnic tables for grilling out….there is plenty of parking available….the apartments are renovated and spacious….A good place to call home!!!!”

“I’m living in Ypsilanti and have been touring a lot of apartments in Ann Arbor because I want to move to be closer to my job. I was supposed to tour at a different community on Friday but they canceled my appointment. On my way home I saw a sign for Briar Cove Apartments and decided to drop by since my last appointment canceled and I was in the area. Driving to the office everything looked very nice which made me feel good. When I got into the office there were quite a few people and only 1 lady helping everybody. Even though she was helping other people she made a point to acknowledge me and told me she would be with me shortly. After everybody left I let her know that I didn’t have an appointment because my other one canceled and she was so kind to take me on a tour even though she was the only one working in the office at that time. She gave me her business card at the end of the tour and I wanted to leave Miss Kate Roberts a review because I was impressed watching her and definitely the best tour I’ve been on. I really hope I can move to this community because I can tell by watching her and touring with her that she actually cares about her job and people. Thank you Kate for being so helpful and kind!”

“I moved in with my wife in August of 2023. When we first moved here, the property was managed by the Hayman company. It was terrible. Piercingly loud fire alarms went off late at night on a monthly basis. I couldn't get access to the butterfly app to remotely open doors after repeatedly asking for access. Mail rooms were overflowing with packages as were the trash rooms. It was chaoticly managed.

In December of 2023, a new management company took over. The difference was night and day. This new management company, Friedeman company (sp?), made a huge difference. There was one fire alarm that went off in January due to a pipe burst, i guess, and they immediately resolved the issue. We haven't heard it since. The package room is cleared up. The trash room is clean. Their communication is clear.

We were actually warned about the new management company by the old one. We were a little worried that things would get worse but that warning was completely unwarranted. Our experience got better not worse. The old management company suggested moving to another property that they managed, and we are happy that we stayed.”

“Older townhouses, a few 1 bdrm 1-floor units. I've lived here over 20 years. Most of the people I know here are good humans and help each other when someone needs it. I have enjoyed living here.”

“Signing a lease with the Yard was such a good decision! Not a bad location, great pricing, amazing facilities, and the staff I’ve interacted with have all been very nice. One thing I will say is emails may not be the best way to reach them if you have questions as it take a while for them to get back, but I do recommend calling. Overall, I’m very excited to live here next year!!”
