TMD Capital started off very strong over a year ago. If I would have left a review back then, it would have been five stars! My business partner Mike and I had a very smooth transaction with them to kick off what was supposed to be a long term business relationship. However, after many months had gone by of us meeting their expectations, putting up with delays and doing exactly what they said...They decided to ghost us completely with multiple deals in the pipeline. This ended up costing us thousands of dollars in extra interest and penalties because we trusted that they would get the job done. Theo, was great starting out specifically, not sure if they got too overwhelmed, and didn't have the proper systems to manage customers etc, but they are by far the worst hard money lender brokers i've dealt with to date. I hate to bring up age here, but he is a young and ambitious guy who probably got in over his head.Also, they advertise themselves as a "Direct" private money lender when that is not the case. As soon as you sign for a bridge loan, they package it off and sell it to another investment firm called: Toorak Capital (only one that I have found so far). Of course, a lot of lenders do this with 10-30 year loans, but they also do this with bridge loans.While I have no problems with Toorak Capital, I do have problems with Brokers (TMD capital) pretending to be direct lenders and lying over and over and causing much more harm by not being who they say they are. The previous two reviews on here back up everything I am saying.STAY VERY FAR AWAY FROM THESE GUYS! Specifically Theodore DeVoie.

I was contacted by this company as I was looking for real estate lending options. We set up a date and time for a call. I never received a call and the "lending specialist" is not answering my messages. I hope he's ok, but mostly I'm annoyed that they've wasted my time. Proceed with caution.

Another lender that over promises and under delivers. Theodore takes the new prize for the worse lender I've worked with, that wasn't an easy achievement. He deliberately lied and kept coming up with excuses for nearly 3 months. Multiple times he lied about being clear to close and supposedly reached out to my attorney. Multiple times he ghosted for days to only come back with an excuse. Shame on me for not pulling the plug after his first excuse.
