Amazing place! Location is so great and staff super friendly!
Nearby activities: The little shuttle bus runs past the hotel every half hour which is convenient for running into town at night and a safe ride back!

Such a great location! All staff were so friendly. Beautiful beach across the street PERFECT for little kids. Very close to comercial street. Beautiful outdoor area for grilling. Just so cute. Our new go to spot for sure.

I just stayed at the Breakwater Hotel for 4 nights. It's basically a motel. I was there alone and felt very comfortable. The location is great! The rooms were very clean, the bed was super comfortable.
I also found the rooms surprisingly quiet and not very noisy.
I also thought the seating was great!
I'll be happy to come back if I come to Provincetown again!!
The price-performance ratio is also very good for the area!!!

We had an incredible stay at this beautiful and newly renovated hotel. The views are breathtaking. Joe was informative, kind and made our stay seamless. We are returning in September. This is our new favorite spot on Cape Cod. I highly recommend this hotel!!

Recently I had the opportunity to visit Provincetown and stay at the breakwater. Prior visits to Provincetown I stayed at another property. As I checked in I was welcomed as a returning guest. The front desk and housekeeping staff are approachable friendly and dedicated. Since I traveled with a dog she was welcomed as well. The room and property are well maintained and modern. I will be returning.

Great location, very charming remodeled rooms, cute detail throughout. Nice towels, linens, toiletries and Keurig coffee. Joe greeted us like we were old friends, checked us in and gave lots of good suggestions. Plenty of parking and free breakfast. Would definitely return next time we are in P-town!

I love this property. Rooms are gorgeous and decorated in beautiful muted colors with touch of ocean decor. Plush bath and beach towels. Lovely bed with warm lush comforter. Great staff. Healthy continental breakfast included in price and steps to a long beach where a morning walk can take you to town or towards Truro. I love it!! Plus pet friendly.

You know when you think the manager is the owner you've had the best service, hospitality and stay. Thats what Joseph the mgr is. And the hotel? What a treat. And it should be noted any bad reviews I saw on yelp are no longer applicable because they completely and beautifully renovated in 2019. Best parts? Furniture outside every room so there was a genuine neighborhood feel and we met and chatted with others. Great beach feel vibe to the interior furniture and local art. Great mattresses (even the pull out couch we used had a fancy mattress) and beekman 1802 toiletries (I had to look up the fancy brand and order). The beach is literally across the street and has some chairs.Its a short bus (10 mins) from downtown but thats part of the charm.Thanks for the stay.

We stayed recently for a night and could not be happier with our experience. Clean rooms, beautiful location on the water and solid breakfast. Joe helped check us in and went above and beyond: tips on places to eat, sightseeing. All in all we had a great time and highly recommend.

I had a great stay at Breakwater Hotel. The staff was exceptionally welcoming and very helpful. I stayed in the king view room and found the size of the room to be reasonable. The bed was comfortable and the room was clean. I also enjoyed the breakfasts provided in the morning, particularly the apple muffins. I would definitely stay here again.
