In one word: AvoidAfter living in my condominium with a board managed by Sutton Management for several years, I decided to move into a larger house. While my stay in the condo complex was relatively uneventful, the closing process proved a rather white-knuckle experience, mitigated solely by my agent’s diplomacy.When attempting to obtain a 6d certificate, I tried to pay Sutton in advance of closing three times before my agent had to intervene. After paying my 6d fee and advance final month’s association fees twice through both check and debit card, and being told that this was unacceptable, I went to the office and attempted to pay in cash. Rick Stern threw my money on the ground in front of me and told me to get out and come back with a cashiers check. He continued to shout profanities at me while I gathered my money, continued to try to calmly explain the situation to him, and retreated from the property. When I returned one parting profanity for his tirade, he puffed up and demanded that I “come back and say that to [his] face”. As the first time I said it was already to his face, I am not sure why he apparently just wanted to hear it again. His temper has been noted by numerous other reviewers, and I will attest that his behavior is less “professional” more “bully”.In my personal opinion, Sutton Management may pose a substantial liability to any association they are allowed to represent.I’m glad to be done with them.Update: thank you for proving my point about potential liability by freely and openly admitting to refusing cash in payment of a debt in direct contravention of Massachusetts general law. Don't forget that you also refused my payment when I came back later that day with hundreds per your royal demand. Also you forgot "petty".

Worst company, worst and irresponsible employees . Don’t even does their job. Very rude to costumers. They don’t even let u in to talk. Waste company. No option to give zero or no rating. Shannon Taylor is right . Cockroaches, rats , dirty garden and laundry glass pieces in garden , lights not working , water smells stinky. Vents r dirty.

My words echo the others posted here. Rick Stern is extremely rude to owners and is highly unprofessional. Extremely low quality individual and company. Look elsewhere for your property management needs.Update: My condo association FIRED Sutton Management. It was 10 years too late, but it’s been done.

If I could post zero stars I would. This company addresses NONE of issues a property management company should address. Hot water? Who cares? Not Sutton!! Cockroaches!?!? Who cares??? Certainly not Sutton. They poor families health at risk and should be shut down IMMEDIATELY.

Exceeding awful management. Front door of my apartment has a broken lock so you can just walk right in, has been for 2 months. I’ve called several times and no cares about this massive security breech. No trespassing signs but no lock fixed. Dead squirrel in the first space of the parking lot near where the kids wait for the bus - been there for a month plus. Water from the pipes yellow, no care, won’t have anyone look at it. No clue when the property manager will fix anything or call back, have never gotten an update about these issues despite being told I’d get a call back multiple times. So awful.

Management Company does not take care for the surrounding neighbors at Camelot Court I. Very RUDE Behavior! Will not discuss problem with you.Has trash blowing all over the place, including neighbors yards. Suggested a fence around dumpsters and management company said to put your own fence up!! VERY UNPROFESSIONAL!

Property Management is a tough business as anything can come up 24/7. Reading through some of the reviews I must say form of communication and how to follow-up between property owners and Sutton Management can help better address tenants and or property owners property issue as they arise. Help them help us help one another can better improve communication to get things done as needed in a timely manner.With that being said, we do find Sharon to be extremely helpful and very friendly. Sharon had never let us down throughout all these years. Even on hectic days Sharon would help direct message to other department manager when subject matter doesn't pertain to Sharon. Thank you kindly Sharon.As for responding to maintenance issues, it can take time to respond. That's with any off-site property management company I had experienced with. Emergency we do get respond even on a Sunday. Sutton Management really try hard is my personal experience. It can take time and there may be hiccups here and there I must admit. That's understandably with other things going on perhaps.Minor issues should be on the property owners to address as to not overload Sutton Management with lil maintenance that can be the property owner responsibility. Frustration can mount quickly when perhaps our expectation is really not all Sutton Management responsibility as a HOA Association Property Management Company.Mr. Rick is very helpful with email response as well as phone calls follow-up. That's not to say you can always get through to Mr. Rick immediately. Mr. Rick is far cry as a rude person as described on some of the reviews here. Business communication can come across unpleasantly when we may expect service that are that of a property owner responsibility and not always Sutton Management role. That's my personal perspective as I know Mr. Rick works very hard to address major issues from my experience.I personally find Mr. Rick to be a pleasant person to speak with under the stress that comes with handling possibly so many property issues that may come up. As stated communication and how we keep up with different form of communication is important if we are to expect faster response. Overall Sutton Management has a great team that cares.Most of the reviews on here to me seems to come from frustration expecting things to get done right away. My advice would reach out to Sutton Management as needed and take action upon yourself if you're the property owner to get things fix if it's your responsibility. If not address to Sutton Management for their Board Meeting if reimbursement is warranted. At the end of the day the responsibility falls not just on Sutton Management but also the property owners.Sharon's the best......Mr. Rick is always helpful when needed. Thank you Sutton Management Team.

The individual workers that come to the property are nice. Just pray nothing goes wrong because if you don't talk to Rick then nothing gets done. You do not want to talk to Rick, still nothing gets done but then you have to listen to him being rude, dismissive, and totally unhelpful.

While living in a townhouse in Haverhill, I have to say Sutton Management was extremely professional and responsive to all of my questions and needs while my wife and I lived there, from the polite office staff to the very handyman sent out to work on a dishwasher. Sutton Management was easy to work with and I would definitely recommend them as a property management company.

Awful company. Rick Stern, the owner/manager, is disgustingly rude and highly unprofessional. Condo fees have increased nearly 35% over the past five years. They belittle you when you call about problems. Repair work is shoddy, at best. They're all about taking your money, but offering littke in return.
