It was like pulling teeth trying to get in touch with a realtor about a listing. I left multiple messages at their office; no call back. I finally got an email from the agent when she told us the date of the apartment viewing. After viewing the apartment and expressing my deep interest in it, the realtor said she would email the application. I never received it. A week later I emailed her asking for it. No answer. I reached out on Trulia because the listing was still up, requesting to apply. Nothing. Then out of nowhere the listing was gone and rented to someone else. Very unprofessional and ignorant service. Also, they wanted to charge a realtor fee, which is ridiculous, since they did nothing to earn that money. At least show some customer service skills and do your job if you're demanding people to pay you a grand for a fee on an apartment. Follow through with your claims instead of just ghosting potential tenants.

There are many reasons I would not recommend them. I could give several specific events that occurred such as poor response time to tenant issues, poor communication with me, hidden costs that are not explained in their management agreement. Without notifying me they advertised an apartment with one month’s brokers fee, put a lockbox on a 5 Family so prospective tenants could enter the building on their own, and then charge management fee when the apartment is empty. This was my first time using a property management company and I was constantly blindsided by their procedures and hidden costs. It was more work using them than managing the property on my own.

definetly felt like a scam I submitted a rental application for an apartment they had listed and it was almost impossible to get in touch with their representitve named whittney who every time I was on the phone with was extremely rude and acted like I burdened her even though its her job she also kept telling me my application hadn't been processed yet even though it really had been. I wasnt even able to view the listing.

Back in January of this year, I offered to shovel the community mailbox’s, told it would be $20, been told that a check will be sent out for my services and here it is almost the middle of march and still haven’t received any payments, was told a check was sent out on 1/24/23 haven’t gotten anything almost 2 months later, unacceptable!!!!

We signed up for plowing. Unreliable and poor service. We end up doing a lot of the clean up ourselves even after they've been onsite. Time for a new vendor.

This company bought my apartment building in NH and after moving out, I’ve called and emailed them about getting my security deposit back several times over the past several months, I have yet to receive a response about where my deposit went or if I’m even getting it back.

This company took over the property we were renting from as our lease ended, and have ignored all of our communications and refuse to return our security deposit.

ADPM took over the property management of our 12 unit townhouses in Reading. Justin, our Property Manager, did a fantastic job with the transition as well as covering all of our property needs and getting reasonable quotes for work in a very timely manner. Justin is always available to the Board and all of the owners and renters. Thank you, Justin.

Renters and property owners beware! Advantage Property Management is probably the most unprofessional company I've ever dealt with. We contacted them by email, phone, and through property contact forms at least a dozen times over the span of two weeks about renting a house and nobody returned our calls. We also left a message about renting out our place in NH with no response. If this is the type of rude, unprofessional service they give potential clients, I can't imagine how horrible it would be to live in a house being managed by their group. This company should go out of business for good. If I could have given zero stars I would.

Don't use these people. It's not just one thing either. They are completely unresponsive and could care less. They might reply to you. Here's a few examples from mixed business/residential area of Newburyport on Winter Street:1. During Summer cleaning around our businesses, their crew were using blowers to remove debris and leaves. Not an issue, but they didn't tell any of the businesses or residents who live above. As a result, windows and everyone's cars, including our clients, was covered in dirt and debris. When I approached them, none of them spoke English. Then the company doubled down, and did it again!2. During a rain storm, our business banner came loose, hitting our windows. The answer was: "Lemme see if I can get a truck to check it out" - It never came. I called a company who does other work for us, and they came out with their own truck to remedy the problem.3. THIS WEEK (2/1/2022), we have pretty good snowfall. The only thing I can say positive is that at least some of the snow was shoveled. However, in the ensuing days, the snow was melting, but cold enough to freeze. Nearly every business here had people and customers slipping and falling on ice because there was zero sand or ice melt! It wasn't until days later (today) that someone finally put some ice melt down, but I can't be sure it was this company because they're that bad.

I had a truly bad experience with Whitney (the agent) and her Husband Christopher Wood, who is the actual owner of the apartment I rented.They told me they were selling the apartment only four months after moving in, when they finally got people to show it to, but not before. They were selling it out even before renting the place to me. Unfortunately, I learned about it too late. All neighbors knew about it.They started bringing people to my apartment, which was incredibly uncomfortable. This happened for about 4 months before I found a new place. The only time I said “no” to receiving people over, they brought people anyway and I had to leave my apartment to let them in, even though I was feeling sick.Additional to that, they didn’t give me the keys to the storage room and said that I could get someone to fix it for me as if it was my responsibility. That’s without mentioning that they didn’t take care of a problem I found in the bathroom the moved in day. I had to fix that myself as well.And on top of everything, they accused me of smoking marihuana when neither me nor any of my friends do.Furthermore, they were rude in the way the would ask for things. All of it, without having a single complaint from me or my behavior.At the end, I was worried they would still my deposit, as I wouldn’t get it pass them. They are not good people and they don’t care about how they’re actions affect others.My advice would be, don’t get into business with them.

I lived in a condo complex that was "managed" by this utterly inept so called "company".They do not respond to messages or phone calls even if there is a dangerous situation involved such as a precariously hanging tree limb or a dire electrical problem..If there is an issue between owners in a condo association you can be sure Advantage Property Management will make it worse.A friend whose association is "managed" by this company is having the exact same experience that I had.They are rude, lacking in diplomacy, and disrespectful. If you want to waste money be sure to hire this "management" company that has no clue what the word "manage" means.

We use Whitney at APM. She is awesome. As soon as a problem comes up, she’ll makes sure it’s taking care off. So far I can only say Advantage Property Management is doing a great job. I’d highly recommend the Company.A and E Hutchinson

From my personal experience dealing with Advantage Property Management I have nothing positive to say about them.
They are very rude and do not respond to phone calls.
Even if there are emergencies such as falling tree limbs or electrical problems they are not available.
They are disrespectful and not the least bit diplomatic, thereby causing more problems between unit owners.
In conclusion they call themselves a management company BUT THEY DO NOT MANAGE ANYTHING APPROPRIATELY.
If you want to pay a lot of money and get no results they are the ones to hire!
